  1. The Grand Promenade is starting to shape up quite nicely now.

    My wife and I drove by and wondered why La Madeline didn't come to La Centerra instead. It's opening would have an immediate business impact. I don't anything is out next to the JC Penney but a movie theater and open fields. I find it hard to believe that Phase 1 of the Grand Promenade will open in 1 year. I hope La Madeline can survive without the traffic builder of the mall for a long period of time. Just some thoughts about their location.

  2. After reading the 'New Subdivision' thread, I was curious as to what the average increase in home values has been in the Cinco area? Are there any useful websites with this info?

    Check out today's (April 15th) Houston Chronicle's business section. It surveys every Houston area subdivision including Cinco Ranch on home value trends.

    I don't understand why their food to go cafe has such nice looking foods but its all cold, and you have to microwave it.

    Pushing that button on that microwave is so time consuming..... Why can't they make it easier?

  4. North Katy is getting that new Simon Mall. A lot of people from Alief and rough parts of Houston are moving there (North Katy). Reason: cheaper homes.

    Any idea on when this mall (new Simon Mall) is going to be built? Do we know if this mall will really happen? Thanks!

  5. Does anyone know what they are building on Mason Road south of Highland Knolls?? There is a rather large construction site on the East side of the street between Oak Park Trails Drive and Highland Knolls. I live in the adjoining neighborhood and we are all wondering what is being built there.

    I do not know but the looks of it makes me GUESS that it's a large apartment complex.

  6. Why are the town homes going to start in the 300's? Isn't that a bit expensive. For that you can buy an enormous residence!

    There is actually a market for luxury townhomes that offer a location in a unique environment. These townhomes seem to have lots of extras like granite countertops etc. There doesn't seem to be any other townhomes in this area like it due to the fact that it's part of an upscale retail shopping environment in katy. texas. It's in the middle of an upscale community where property values have been rising due to the strong real estate market that doesn't seem to have an end. There even going to be right around the corner from La Centerra which will have even more shopping. Not everyone wants the big 2 story house with the big yard and big family. Some would rather have a smaller home with less maintenance but at the same time have the luxuries. They might target empty nesters, single parent households, households without children. My guess is that these luxury townhomes are priced in the $300's because they can probably get it. Just my thoughts about what seems to be coming in the area.

  7. Looks like they are going to town on the villagio. I see a large parking garage and the retail shops are going up. Does anyone know yet what retailers are coming to this project? They are very close to La Centerra and would be competing for those customers. Does anyone know what restaurants might be included in the villagio?

    The two plot plans disagree slightly on the orientation of the villas. Since they haven't poured pads yet, I'm not sure which is correct. Anyone have any word on tenants yet?

  8. I remember back in the early 90's my real estate agent telling me I should buy south of Ten because it was the "better" part of Katy. Since she was a personal friend and not just trying to push me into a certain neighborhood, I took her at her word and bought there. The only differences I have noted over the years is that north of ten was slower to develop but not necessarily "worse" than the south although the south does have some pretty high dollar real estate in some areas. I have often wondered if she had some inside information about future development, or maybe was just speculating on the differences in the neighborhoods on either side of the freeway.

  10. This place is taking longer to open than any restaurant I have ever seen. It's been done forever, permits should not be an issue at this point, my goodness it's brand new. I sure hope for the owners sake that he gets open soon, he's got a fortune put into this place already with build out and rent, he really needs to get some cash flow going.

    I hope for the owners sake that this place works out.

    It looks open..... I've noticed a number of cars parked in front of it..... and the web site saysssss...."Now OPEN"..... yessssssssssss

    A new donut shop appeared to be opening soon by my house.... After several months it finally opened..... I asked the shop owner "what took so long?"...... he said he was already to open but it took several months to get the health permit.... He said he "lost" a couple of months rent just waiting to get the permit.... This could be the same issue ........ I'm hoping "Swampys" opens soon......

  12. As an educator, I firmly believe in good attendance in school, especially since the school does not receive state and federal monies when your child is absent.

    I am wondering if anyone else has had problems with your chid's absences being marked "unexcused" when they should not have. The notes I turned in for my son "mysteriously" disappeared, and the attendance clerk gave my son unexcused absences when they should not have been. As a result, after 5 unexcused absences, the attendance officer wrote my son a ticket for excessive absences. I had to take 2 days off of work and pay an attorney in order to fix the problem. The district's police department backed up the attendance clerk at my son's school and the attendance officer. It is my understanding that others have had similar problems.     Is this really an "issue" that has to start off with "Trouble with KISD"? Are you trying to give the school district a negative image? Why not just call it "The Problem with American Schools".
