Oui Eats is back on LoopNet (https://www.loopnet.com/Listing/2645-N-Main-St-Houston-TX/24966013/), with 2,474 SF of space advertised (two out of six vendor spaces). The optimist in me wants to believe that this might be a piece of good news, suggesting they might resume construction soon, and that they might have even retained a few contracts. I guess we'll find out soon enough...

Can confirm work has recommenced at Oui Eats!
Drove by a couple of days ago and noticed there was new siding on the N. side of the building.

EDIT: Also visible on the S. side on @hindesky last photo above.

  2. Timely post!

Indeed, The Salvation Army is planning to move its Area Command to the fully renovated building that used to be a men's shelter, which closed after the murder of Josue Flores as mentioned above.

What I think is news and that I found very recently is that TSA also bought the property at 501 Quitman St. This is a 16,500 sqft where Bible Days Church is currently located. The lot is mostly empty, and what I heard from a neighbor (unconfirmed, so take it with a grain of salt) is that apparently the current church building will be preserved (future use unclear, but not a shelter), while the rest of the lot will be used mostly as parking for the employees of the Area Command once the N. Main building reopens.

Yea unfortunately no one has worked on the food hall in months.

Very sad. Hope they do resume sometime soon. The whole thing is pretty advanced. I wonder whether it's a funding issue, not enough tenants, or no access to the site given the adjacent work on the apartment complex.

  4. While I still feel Hardy Yards missed on a fair bit of its potential, and while this is by no means relevant or memorable in any particular way, what they built is looking much better than what I was fearing.

  5. Slow but steady progress at the future Oui Eats food hall. Also worth mentioning that three of the homes on the strip between Main and Keene St. are gone, including the blue one in @hindesky's post above (see second photo below, taken from where that house used to be). I believe that's not related to Oui Eats, but might suggest a not too distant start to the work on the Marquette White Oak site.

As the value of the site grows, discussions will follow about transit. I think Amtrak will be first to get attention though.

I agree. This area would be fantastic to place a metropolis-worthy transit node. Texas Central + Amtrak + Light Rail + Commuter Rail + BRT would make for a nice dream. Its stops there for now though; not sure the long-term vision and intent are there yet.

  7. A little extra info I found about the projects by the Houston Landbank for their Hardy Yards/Near Northside lots:

"The City of Houston and Houston Land Bank have recently acquired two new sites, which will be the location of development of communities of single-family homes. The “north site,” located at on three blocks at 3201 Hardy and 1406 Hays roads, currently is the site of Yellow Cab Company. The “south” site sits adjacent to the Burnett Transit Center. In total, these two sites represent 16.8 acres of land that can be transformed to enrich the Near Northside, through the creation of homes and community spaces that residents want to see.

These will be mixed-income developments, where over half of the homes will be dedicated to providing homes that are affordable to residents making at or less than 80% of Houston’s Area Median Income. In order to make best use of the space, we are looking to create higher density communities – from townhomes to duplexes to condos. But before development begins, it is crucial to get the input of community members, so we can make these homes fit into the vision that residents have for the Near Northside."

"Developments are mixed-income. Over half (at least 51%) of the new homes will be affordable to households earning 80% of the Area Median Income or less. For a family of three, for example, this would mean earning $57,050 or less as of 2021."

There will be a meeting to discuss these projects today at 17:30. https://bit.ly/Near-Northside-Homes-Community-Engagement-Meeting

Last, it appears urban planning and design for these projects will be by Asakura Robinson.

  8. The most recent info I found on this the possible project going on this lot is from a 2020 Berkadia map calling it "Smart Living on Main", and developed by Continuum Real Estate (https://www.berkadia.com/wp-content/uploads/2021/01/Q4_2020_Houston_New_Development_Maps-2.pdf).

Separately, there is a Houston Business Journal early 2019 article (behind paywall: https://www.bizjournals.com/houston/news/2019/02/01/why-this-company-builds-energy-efficient.html), where it mentions as Smart City on Main as a 220-unit (matching Berkadia) workforce apartment complex. That said, I would not be surprised if this turns out to be out of date, particularly after seeing the new render that Urbannizer posted above, which does not show a typical sub-market rate project (non-cookie-cutter design with large balconies and floor-to-ceiling windows).

  9. Thanks Triton.
I really hope they can work out their differences with the neighbors, whatever those may be, as well as finding better alignment with WOMH's management. It would be a shame for the project to never see the light. It seemed from your photos that they had already sunk a sizable amount of capital. As Gene said, I also tend to think their presence would be a net positive for the area.

  10. Work at the future Oui Eats food Hall site appears to continue, although at a pretty slow pace. This is how it was looking a couple of days ago:

Separately, has anybody heard anything new about Black Page Brewing? Triton showed the site being almost ready back in June. I would have thought that it would be open (or about to open) by now, particularly with restrictions being lifted.

Anybody by chance have access to drawings that have been submitted to the city? Or know what they're building here? (obviously probably just more apartments, but what the specifics are? )

Alliance is a huge developer so I haven't seen anything from their own media fronts about these projects.

Have not seen drawings, but it appears it is a 384-unit multi-family (source: https://www.berkadia.com/wp-content/uploads/2020/07/Q2-2020-Houston-New-Construction-Maps-Final.pdf)
