  4. i'm also in need of an architect that not only can draw the plans but also could give me innovative ideas about finishes. m +a are great they did my sister's house but unfortunately i think they're too busy so does anyone have any suggestions. it's a small project, not much you can do with the spaces available. the property that i bought is 6431 wister

  5. Hi there. Is anyone looking to buy a modern home in the suburbs? The home is located near the Woodlands. It was built in 1967 and features a great clear-story, original hardwood cabinets built in Finland and it still has the original hardwood paneling and formica countertops. It's a bout 2500 sq ft with an attached garage.

    it has 3bd 2bath a den with firplace, dining room and breakfast nook. Large wooded lot and a great quiet sub-division. We are walking distance from a Target grocery store and great schools and parks.

    We are hoping to have the house on the market by oct-nov. If you would like to see it first, or just get some photos, let me know.

  6. I don't see how. I know they paid about $253k or so and I could get them $285 or more easily, I would even back out and forego the commission if it would make the deal work for the seller. But I have gotten nowhere.

    There is now another mod for sale facing Braeswood in Ayrshire. It just came up for only $250k and the remarks say all original. At that price it is risking the same fate and is being marketed for the lot. (after all, who wants one of those old odd looking moderns?!) :angry:

  7. I google mapped it so you got me wondering - is it the gorgeous orange brick house on the corner lot, or is it next door to that or across the street? Then there's the gray one with all the stuff in the front yard. If you know Warm Springs then you can't forget that house. The street won't be all it should be until that house is better groomed, but there are lots of mods on that street (at least from the outside), and the area is a pretty good value for its location. I believe that street was a Parade of Homes street, but I'm not sure (anyone?).

    Good luck and keep looking. I'm sure lots of people have the fish that got away feeling with houses.

  8. i was wondering if anyone have seen 5802 warm spring house? i was outbid, i would have offered higher but didn't care too much for the neighborhood. that is my one regret that we didn't get that house. it had a japanese screen and everything was so nice, don't get me wrong it needed some work. the new owner changed some stuff and now it's more like eurway decor.

    when searching for mods for clients, that's what makes keeping up with new ones difficult.

    another sad thing is that most agent or seller don't even know the meaning of modern. as far as i'm concern most of the new houses are traditional.
