  1. This is great.

    A few notes.

    1. There is a pedestrian bridge crossing from the south side of the bank to the north.

    2. A dog park is listed (originally, buffalo bayou partnership said no dog parks in their program)

    3. The Kayak launch.

    4. Outdoor movies being a re-purpose of the Silos makes a lot of sense after their art display there.

I really like that there will be plenty of green space to absorb water versus going all concrete and I'm very happy to see a good developer utilizing the land.

Glad this is still going to be turned into a roundabout. We definitely need a lot more of these in town. They are way more versatile than a regular intersection. Probably should also be one on Nav. and N. York.

Looks like the board will be looking to approve the selection of the committee assigned to the project this Thursday.

so we're... 18 months from people complaining about Martha’s Kitchen and the Catholic Charities on reddit?

I think one of these developers is going to buy both properties eventually but if we have all of these projects finished first, people moving in are going to take some time to get used to it.

There is a park with a splash pad across the street. Unfortunately it is ALWAYS filled with homeless due to the soup kitchen being around the corner. East End had to shut off the fountain because people were bathing in it and using it as a restroom.

That park is completely a waste unless there is an event going on. I'm not sure what could be done to fix this issue except as mentioned above both properties on Jensen being bought out.

Based on the description of the location, I was thinking it might be the large lot just north of the Bayou and west of Jensen, but I’m honestly not sure.

Yea that makes sense, the lot with the metal structure on it?

Additionally I was wondering if the lot east of Jensen and south of the Bayou in front of the existing town homes was a possibility. I've seen some activity there and despite there being an advertising for another company, I couldn't find anything about them online.

The bayou is wide enough in this location to fit this ship. That would be a huge pull for the new museum and a great view of downtown.

I don't love the idea of it being in the bayou. Seems like it is so wide that it would take up nearly all of the channel. This would place a burden on any potential for a focus on kayaking. I think if it were moved to this area it would be inside of the museum as a focal point.

  6. I'm still holding out hope that the movie theater is the first Alamo Drafthouse inside the loop. The Maritime Museum originally planned to break ground in mid 2018 and open in late 2019, so maybe that gives us a timeline of the first phase? With groundbreaking underway maybe we can see some stuff begin to open in late 2020 or early 2021. That's much earlier than I had originally expected.

TWhere are these developments in the Heights, Midtown, Oak Forest, or Montrose?? Are their residents to pretentious and snobby to share some of the new low income housing developments??? These type of developments are a responsibility ALL sides of town should be sharing. Look, I am all for low income/affordable housing developments but not when they are being concentrated in one small area. Sorry but that’s just not fair and at this point I can no longer blame EE or EaDo residents for protesting.

agreed. I don't think this location is terrible because it is right off the transit and it's not bothersome but...

The Heights recently protested one near white oak bayou and I believe the developer pulled back the scale at the least.

Critical Mass (the monthly bike ride) had moved to the Heights from Downtown and they protested, so the city dumped them in the East End.

It's pretty frustrating as a resident of the neighborhood that whatever the Heights doesn't want they just place it in the East End and decide that no one in the East End will protest quite like the Heights.

    13. B. 3. is a note that they will report on the roundabout in the board meeting this week.

    April 2019 Agenda

    10. Consider partial payment of reinvestment zone contribution to construction of roundabout at Jensen and Navigation.

So I'm guessing they will pick up where they left off on this? I never heard whether they voted to continue with an additional study to determine how to go forward

Who publishes an entire brochure of a major development on Loopnet by accident? I'm a bit skeptical.

I think they underestimated people's ability to find documents like this without specifically having it labeled under East River. Probably part of their direct to retailers marketing materials but as indicated by their lack of updates on their website and social media, not quite intended for public consumption. They have been mostly silent since the bid for Amazon. Even when they added new renderings, it was simply added into the brochure without any announcement.  I'd imagine they wanted to wait until a few retailers were committed to share this.

Every morning I drive past the lot and there are definitely construction workers moving dirt around.

I know. Thanks. If the barbecue restaurant that was going to open here had different plans, I think it is safe to assume that this is a concept rendering to give renters an idea of the space could be.

I posted the rendering because it's a newer one of what was posted previously and from the one the barbecue place had in mind.

    Why?

Because the forum is like an archive. It's a place where people can go back and read posts and information on what was planned then and what's planned now.  And the same for renderings. What a place looked like then and what it looks like now. What a space could be and what it looks like now. And so on and so forth.

Yea, and I appreciate that you shared the image and hopefully the final design is comparable to those renderings which are really cool, I was responding the post after yours. Hopefully we see some movement at this location soon. Maybe Nancy's Hustle ownership would be interested, I had read they wanted to open a second restaurant on the East Side.. I'd also love to see Justin Yu and Bobby Heugel team up for something in the East End.

Assuming this rendering is new (after Victorian’s backed out), that’s an encouraging sign. The Sampson/York corridor has a bunch of potential.

If you go to their website (W Squared) it seems as if there is another rendering labeled N. York. Retrofit. I'm not sure if this is anything but a concept at this point that's available for potential renters (if the property is still owned by ancorian, I don't see it listed on their site)

I share the same concern as H-Town and I am in the Maritime Industry.  Perhaps HMM  expanded their focus to include, Aviation, or Weather/Hurricanes or Rail or...something, it would help.  While there is much maritime history here and the city was built on the bayou because of access to the gulf, Houston doesn't have as much of a sense of it's Maritime Heritage as, many other Port Cities.  Perhaps the existence and future programing will help this.  I hope that it does.  I would love to see a great museum as part of EAST RIVER.

This sounds a lot like a museum in Seattle. The Museum of History and Industry. It focuses on a wide range of rolling exhibits from Seattle industry from lumber mills to Twin Peaks. One of the coolest museums I've visited before and I'd love to see something like that done here one day.

Similarly, much of the traffic bound for East River will use the Hirsch exit, especially if there is any amount of congestion using the Jensen exit.

Jensen exit as of today literally spits you out onto where East River is. I don't know if you're specifically talking about with regards to future plans or if you're talking about today if East River were open. You can rationalize it however you want, it's not a benefit to the area even if it's not a huge detriment.

You are going to bat for TXDot alot in a thread that's supposed to be about the construction of a game changer for the City.

Luckily txdot hasn't seemed to scare away developers from the area and I can't wait to see what this area looks like despite having to work around this.

Are you guys satisfied with the connectivity to the bayou from what we can see? Kind of feels like a miss opportunity for a cool element fronting the bayou.

I'm going to hold off judgment until we see what Buffalo Bayou has planned here. We should be hearing from them with regards to the East Sector fairly soon.  I recall that the idea was to allow BBP to have an easement on the land fronting the bayou. It could be that the brochure does not include bridges that have not been finalized by the BBP or it could be that the scope of connectivity to the south side of the bayou is more limited than expected.
