    Whaa? HEB is more expensive than Kroger?!?! Say it ain't so.

    No, HEB has lower prices. However i have seen Kroger trying to get competitive, but their customer service sucks!

  2. If you delve deeper into the price ranges at PMR you'll find that the base price for the cheapest house is 119,000 for only 1200 sq ft. The top house from the same builder (Trophy) is $170,000 for 2800 sq ft base price.

    I don't agree with whoever said that people in this price range won't look after their land - they will probably be so proud to be first time buyers that they will be better than those in the other price brackets.

    I spoke to a manager in charge of construction of new schools. He said that the district has some land 1/4 mile north of this subdivision, where in fact the next high school will be built!!

  3. Went back again today and Newmark and Trophy both have 2 models showing. The signs say that Westin, Powers and Hallmark are also going to be there. Zoned for Seven Lakes and Beckendorff.

    See this community is quite interesting. It has homes in the low 100's and the kids are zoned to the same schools that wealthy peoples children go to. This (In my opinion) would be a smart investment. I went there about 2 weeks ago but it looks like its in the middle of nowhere. However i know that this is going to change in the next couple of years. Also i read something in the chronicle that they were planning to take Spring something Rd. all the way to I-10. That road is right next to the main entrance of the subdivision. It is going to be interesting to see how this community is going to turn out.

They also talk about Garage door bracing but I'm not sure if that will be really necesary living in Katy, We live in a new sub-division (3 years old) in the area of Clay & Fry Rd. so no trees around. Last year I only forgot to buy batteries but power never went out. For this year I already got a Gasoline Generator, camping stove and enough water, still pending food and other supplies.

    The problem with hurricanes depends on where they make landfall. If a Cat5 storm comes in at Matagorda then there is a good chance the eye might pass over the Katy area. With Rita we boarded up because the original forecast was for it to make landfall at Matagorda and frankly having been through Alicia back in the 80s, (was living in town then) I developed a healthy respect for those storms. Katy is a bit of a tornado spot anyway, the first year I moved out here in the early 90s a Tornado hit about a half mile from my house, made a path down Highland Knolls and smacked into a couple of houses on Fry road. Having supplies is a real good idea, and you can precut your plywood for the windows. The wood only saves your windows anyway, if its a big enough blow you can forget the house. If you have a brick house, they make these clips that hold the plywood, no nailing to do. You just store the stuff in your garage and don't have to run around at the last minute trying to find things at home depot which will be swamped with people. Remember when Rita hit and you couldn't even buy a bag of ice out here? or gas? Best to be prepared if you plan to stay.

    do you think a tornado can develop on the same area as the one you described in the early 90's? Now that there is more homes and what not?

  6. Falcon Ranch still has at least two years. The have a new section, Falcon Ranch II coming up.

    Not really. Falcon Ranch II is already built out. There maybe like 4 or 5 homes left. Its those really really big homes. North of Falcon Landing Blvd. South of Falcon Landing there is still some more but no more than 2 yrs. of building.

  7. Does anyone know much about Falcon Ranch? Falcon Pointe is almost built out and we are wanting to move in the vicinity.

    All Right, as i live in Falcon Ranch, i can tell you everything. It is probably a diamond in the ruff. You get all the convieniences of Cinco Ranch Schools, Shopping is less than 1 mile away, its a peacful community. And The grandparkway is about a mile away! But, here at Falcon Ranch they are almost built out. I would say about a year or so. Also HOA is not as expensive as the surrounding communities.

  8. We do have an ARC at 7 Meadows and they are usually pretty strict (turned me down for a couple of things that I think were OK) So I don't know if they had any input into the store's design. If i had to guess, I would think that either they didn't have a say so in the design or they got some kind of "deal" for accepting it as is.

    I also posted FalconRanch's news about Kohl's on the community website at 7M and got a backlash that I didn't expect. it seems that it's not as well received as I would have thought. Anyway, one resident contacted the development company and asked specifically about this and all they got was a generic response stating that negotiations were not finalized yet and they are still negotiating with a few different retailers to fill that location. ??? I guess we'll just have to wait and see.

    Well as you mentioned in maybe they got a deal for the design, well, this HEb got delayed about a year and a half because HEB wanted to close at 1 a.m. like most of their other stores. But the community would not let them, the latest they were allowed to stay open was 12 midnight. So MAYBE im not sure, Seven Meadows would comply to the design as long as HEb closed at 12 midnight. But on the plus side, at least its not purple and yellow like the one on Mason Rd.

  10. I was looking over the e-brochure and found that they show that the land across from Super Target is going to be a Lowes. Just what we need! 2 Lowes and 2 Home Depots. Why can't we get something useful like a Pappasitos or Olive Garden;) I guess it could be worse. It could be another nail salon or bank...

    Well to the looks of things A BANK IS POPPING UP. THERE ALMOST DONE WITH IT.

  11. :D Looks like they will not put the "PLUS" sign in front of the new HEB. However this store will offer what an HEB PLus would offer like entertainment, cookware, coffee shop, ect. This store will be the largest in Houston and is set to open August 2, 2006.
  12. I'm not sure where FalconRanch got their information from, but I live in Seven Meadows so I called and spoke with HEB yesterday because I too was wondering if this store is going to be a HEB Plus or an HEB Central Market.

    The representative at HEB told me that it's going to be what she referred to as a Big HEB. It's not a Plus or Central Market. She said it's bigger than the normal HEB's but it's smaller than a Plus and/or Central Market. So I figure it's going to be the same size as the one on Mason and the one on North Fry. She also told me that; it's due to open in August

    Well as i had reported earlier, the new HEB going up indeed will be an HEB Plus. I was told that by managment way back in January, but i recently visited the store on Mason Rd. and indeed they said it will be an HEB Plus.

    Are these all part of a large "Falcon" planned subdivision, or are these actually seperate neighborhoods?

    I wondered because there seems to be a nice club associated with Falcon Point but didn't know if the others received privileges as well.

    Nope every body pays thier own seperate homeowners association. I live in Falcon Ranch and we have our own pool and park, but its kinda weird because Falcon Ranch is in the middle Of Falcon Point. And Falcon Rock is right next to falcon point as well. I dont know why they are all Falcon something....
