Damn now we're turning into negative groupthink. SOMEBODY PRESS THE REVERSE BUTTON THIS IS GETTIGN OUT OF HAND. Lol, good thing this forum rarely if ever turns into a hivemind like most forums (looking at you reddit).

Personally, I like the design of this tower, it has pretty good interaction with the ground floor through well designed retail openings, and the crown gives a pretty unique rooftop not seen much in Texas. Overall, while it isn't the Neil Esperson Building, it's still better than the vast majority of high rises in Texas going up and existing. I think it's a good looking building, and adds a lot to the area.

If we're going off the best looking high-rises going up I would have to say The Preston, or that 39 story tower going up on Post Oak. These 2 towers are just astounding.

Still better looking than most if not all of them though.

    agreed

Barneys did not even survive in Dallas a few years after making a huge investment  and it is very unrealistic for such a progressive store to open in a city known for dressing conservatively and badly. Even Forty Five Ten which is from Texas itself is being super conservative with a minuscule store of 5000 sqft when their Dallas store is over 35,000. If Barneys opened here it would suffer the fate you described where lots of people would go "live" there to occupy space and not actually buy anything which is what people here love to do causing the business to be bad and send the real clientele to Beverly Hills and NYC aka squatter free stores.

I may be reaching, but you sort of sound bitter....even for someone from Dallas.

  3. From a good source....Morris Architects is still working on this and is finishing up the construction drawings within a few weeks.  I'm not sure what that means in relation to actual building...

Are there any updates on this project?

It looks as if the developer let another boom come and go while other mixed use projects were built (i.e. River Oaks District).

With the current excess inventory of apartment units, I don't see this happening anytime soon. The ironic thing is that had the 2008/09 scheme been built it would have been up and running and probably would have attracted a large number of the transplants from 2012-2015 who accepted their energy jobs downtown. Does anyone know what the plan is now?

  4. ^^^ well, now i think that you have me a bit confused.... quite significantly might i add.  heck my good pal imagoman, i really do not know just where to start here??  i have indeed worked throughout the country of afghanistan since 2005.  however, not for an "oil company" but for several USA engineering / construction / logistics / contractors for the DOD.  i am in OPERATIONS MANAGEMENT per se.  now for the real deal, i love high end style.  dubai, uae, just so happens to be our POINT OF ENTRY into the country of afghanistan.  therefore, dubai, has been like a second home to me.  and if anyone knows anything about dubai, uae, then you should know that this most wonderful place in the gulf / desert... is the EPITOME OF HIGH END STYLE... a bit like new york / london.  therefore, this is the reason that i know so much about so many of the new stores venturing into houston's new MEGA WATT shopping mecca ROD.  i have had the pleasure of frequenting them within the MALL OF THE EMIRATES as well as THE DUBAI MALL.  i can honestly assure each and everyone of you wonderful HAIFERS... it just does not get much better than these two MEGA MALLS.  they are indeed the best in the world from my standpoint.  all in all, i do hope that i have diffused a bit of the confusion surrounding myself.  nonetheless, you guys are my best pals, you can ask me anything....

Monarch, I like your posts and your excitement about things.  Keep them coming!

  5. Had to report the security used at River Oaks District for profiling me today!   I went and parked in public garage and as soon as i got out of car a security person asked me where i was going.  I told him i was going to Cartier and he asked if i was buying something"  I told him if i saw something i wanted i would make the decision then.  He then said not to take it personal because his boss asked him to come and say that to me.      I went in and looked around and talked to some of the employees and came out and the same guy came to me and said..."could you do me a favor and park on the 3rd level of the garage next time"   I asked him why and he said his boss said that "the first level was for customers and employees"   I told him again was a customer and he said his boss probably did not like my jeans, hcc t-shirt and loafers......(all new)   I then told him i been to gas lamp district in san diego and buckhead atlanta in atlanta and never been treated in such a way.   so i called the company and reported the company, and then called oliver mcmillan and reported to them and the project manager called me back and said he would handle the security company and keep apologizing.   and i never mentioned i was black and very educated.  He also gave me his direct number and said he would give me a personal tour of River Oaks district.

I had to report this so it would  not happen to anyone else hopefully.

PS.  no cars were on the 3rd level

Good for you!  No one should have to put up with that BS...

  6. I dont know but the amount of proposals will inevitably lead to a winner.

Another thing. There's been discussion about the height and how the FAA would allow it.....Well it turns out it's in the same "lane/flightpath" as the Hillwood Perot site which has NO height limit. So its definitely possible the height could get approved.

Harwood supposedly is a strong firm. Hope they can make it happen.

As far as tenants there are many companies right now have chosen to move to D recently. Including London-based Adestra. General Electric is looking at Dallas. Also the consolidation of DirectTV/AT&T could yield need for big office space.

My money is on Hillwood(Perot) and Harwood for any real future results.

I dont think the 80x2/60x2 Cadiz towers (That Turkish dude) (Southside of Downtown) will gain traction anytime soon.

Dallas with FIVE supertalls going up at once? ...Not likely.  Oh but that would be some spectacle our nation would be proud of. :P

pretty cool stuff for Dallas and Texas.  Hope we see this thing happen.

  7. Pretty much zero chance of it being a W. W just doesn't do large convention hotels such as this. Omni seems like a very strong possibility. The strong relationships Ride Development mentions on their website are Omni, Starwood and Hilton.

HIlton is pretty much out of the question for obvious reasons.

Omni has been very aggressive in recent years in pushing into the convention hotel business, so seems to be most likely.

Starwood is finally getting its first downtown presence this December when Inn At The Ballpark becomes a Westin. I would think they would be quite eager to add to their presence... so that would most likely be a Sheraton flag.

Rida has a Hyatt on their website, but it says they did "development services only" so they may not have any relationship with Hyatt. Besides, we already have a Hyatt Regency downtown so that's pretty unlikely.

Although Rida does not seem to have any Marriott flags in their current portfolio, I would think Marriott would be eager to add a full-fledged Marriott flag to their downtown presence.

I was told by someone at Morris who is the architect for this development that it will be a Marriott.

  8. This is excellent news. I just checked out their website (Pearl Real Estate) and their only "urban" conversion right now is the Embassy Suites in Ft Worth. Since Embassy Suites is building new, I wonder who the brand might be? They are opening a new build Westin in Austin in 2012 so maybe it will be a Westin????

I used to work in the 806 Main Bldg from 1993 to 1996. It was a strange old place but it did have tunnel access and adjacent parking. Main St was very different back then and the street level walk to the courthouses from there was always an adventure, especially in the summer when the smell of piss on the old Rice Hotel was the worst.

  9. That guy is weird looking. But one of the best RE Brokers in town.

For the longest time, I didn't know if that was a guy or girl....even the name Terry didn't help. I guess that's why he grew the beard......

  10. I'm looking for a print of the original Heights neighborhood layout, same one they have up in Carter & Cooley. Apparently the antique shop they got theirs from is out of them, does anyone else know how to get one? I am sure this has been covered in past topics, I just haven't been able to pinpoint it with searching.

Contact the Houston Heights Association http://www.houstonheights.org/index.htm

or wait until April 5 for the home tour and buy one then.
