Great pics!
Re-plat of part of the Chase drive-thru is on the planning commission agenda this week. Basically the SE quarter of the block is re-platted into a single reserve. I suspect for additional MF, but haven't seen plans yet.
i thought Chase was going to build a new, smaller branch there on the SE corner, and sell the rest.

if you add a dry cleaner and a check cashing place to the same building, now you're a "neighborhood shopping center", and you only need 5 spaces per 1000 s.f., so you can build 10,000 s.f. with the same number of spaces. This is why we see so many restaurants in strip centers.
although if the restaurant is more than 20% of the total SF of the center, then you have to provide more than straight retail parking ratios

I didn't read the invite as limited to RE business folks only, just to provide your employer if you are.
yeah that's what i meant. if you aren't in the industry, and want to attend for your own knowledge, then your employer is less important, but you are still welcome.

if any of you fine folks on the HAIF want to see it up close, we are planning a 'topping out party' for early March.
email me your info (Name, position/employer if you are in the RE industry) to get an invite.

Where do they get these numbers? I've never been to a barbershop that could even be cutting 48 people's hair at once. That would be one busy barber shop
well, really it would be more like 12 barbers, 12 people in the chairs, and 24 (2 per chair) waiting for a cut...but yes, it's overkill.
i guess you could apply for a parking variance, but watch out for torches and pitchforks from the locals...

are we taking bets yet on whether this design gets built or not?

Weekley Homes owns the land immediately south. Another 4 acres or so. Wouldn't be surprised to see a TH farm go in here.

But in this case, I think it refers to a subdivision in Katy, south of I-10, West of 99.
No, pretty sure it is canyon lake, near New Braunfels

They must have dropped edge as leasing agent. I know the developer and he is definitely moving forward on this project.

another Radom project. they have done a good job so far, high hopes for this one.

not sure, but guessing another restaurant/burger-joint/craft beer bar judging by the location, and the ratio of building pad vs. parking area. the site is wet, as it is not in the original plat of the Houston heights. i tried to contact the owner last year, but no answer. the address of the owner was in Sugar Land.

building permit was issued the day before Harvey hit. you should see some activity on the site next week.

a little birdie told me they were bidding out construction now...i think they might get started before the end of the year, but i didn't ask about timing.

i think this is one of the most terribly parked retail centers in the area in in terms of volume for uses and layout. plus the parking spots look narrower than code. either that, or i need to re-calibrate my eyeball tape measure.

Floor Area Ratio (FAR) is basically the ratio of the usable sf of the floor area of a building to the area of the lot it is built on.
a cap at 6.0 would mean you couldn't build any denser than that ratio. this is often set by zoning, which we don't have, so i'm not sure how this would be implemented in this city.
