This will be another masterpiece for Houston.
Do we already have a “masterpiece” in Houston? It’s a subjective question, I know, but I would argue No.

IMO, the "Art Murals" were a higher crime than the blank wall.

I am excited about the ugly base/podium of the Cosmo being covered up! That was one of the dumbest designs ever...
. . . And, yet, it is repeated over and over again by RD! He could take a note from Hanover, Hines, Caydon and Camden. . . all of whom seem to have no problem with design aesthetics.

I live near this site, too. Bright orange fencing was put up around the live oak trees — presumably to protect them during forthcoming construction — about two years ago. It’s all tattered and damaged now. Looks awful. If they’re not going to build, at least they could do a little maintenance to keep the site looking presentable, for the neighborhood’s sake.

Looking at this project proposal, it seems like pure fantasy to me. Just a hunch.

2850 Main, the current tower under construction, will have 357 units. 2711 Main (presumably The District I & II), according to the Caydon website, will have 1000+ condos. That’s almost three times the size of 2850 Main. Should Caydon deliver on its plan, 2711 Main will absolutely set a new standard for Houston! I did hear that there was a construction delay, so I’m holding my breath until they start digging.

I was in the art store next door yesterday and they said that they had to be out by the 31st. So, when do you think demolition and the new foundation will start for tower 2? My guess is that they'll want to do it as quickly as possible to maintain the construction economies of being established next door. No idle time could mean serious cost savings.
A couple of months ago I heard that The District construction was delayed. I don’t know for sure, but it seemed like it was going to be a late 2019 start. It wasn’t confirmed, though.

I hope The District I and II don’t get “value engineered”. Those and the Hines projects downtown are my favorite buildings on the drawing board for Houston right now. I have full faith that Hines will deliver. Hopefully Caydon doesn’t go the way of Randall Davis.

Sounds like it’ll be quite some time before we start to see the innovation district construction begin. They haven’t even begun scope development for the project.

I ran by Marlowe this morning. I find it strange that there are no awnings on the outside of the building. And the entrance doors are flush with the exterior instead of in an alcove. Could be annoying on a rainy day.

The Sophie is also 7-stories. I'd pick Giorgetti personally. They both start at the same price of $1.4mm! I wonder if that's a Stolz Partners price similarity. The Sophie is in such a less denser part of area. Giorgetti is in Upper Kirby and Greenway Plaza whereas The Sophier is on a strip of Memorial.
But the Sophie is just a hop, skip and a jump from Memorial Park. That will be a big draw for many. Both buildings will fill up fast.

Highland Village is losing tenants left and right. Is this by design? Are they planning to re-develop after a portion of it becomes a ghost town?

This is just awful!

So is this development essentially dead or is it still a proposed project?
Based on he Buckhead website, it’s still “under development”.

Midtown is definitely going through a huge growing spurt and one of the good things is that it has finally started developing on the east side of Main Street.
I wish that they had done a better job with the use of the super block but I think it will take some time to see how this incredibly dense area and what will come with all of this growth i density. I only wish the Cadillac dealer didn't own all of the blocks surrounding his dealership.
For whatever reason (probably short-term economic) Camden doesn’t design for the greatest good of the neighborhood. Rick Campo could have at least taken a note from the Post residential/retail at Bagby and Gray, but he didn’t. Apparently the ROI for residential-only development is higher, but it does nothing for the vibrancy of the neighborhood. He’s got several developments in Midtown and they’re all lifeless. I hope Caydon’s concept becomes the new standard for development in this town, because it’s superb!

The street enclaves with restaurants, etc. remind me of some of the developments in Singapore.
I hope it becomes the “standard” for future development in Midtown and beyond.

Visible progress is going to slow down for awhile. They’ve got a big foundation to chisel apart.

Yes. This is just west of Highland Village — right across the railroad tracks. It is well east of Westcreek.
