Is any of the 703,000 SF of office pre-leased?

Permitting office has been super backed up since their system went down in Covid. The tenants and building owner would love nothing more than to open as quickly as possible.. the main issue is the backlog to receive a permit.

Just my take, those small elegant buildings you're referencing appear to be for the Auberge hotel and private residences, not the multifamily. Again, I believe the plan is still for the office, multifamily, and hotel + residences to all be U/C at the same time. Ground breaking timelines will likely vary, but they should all be a go.
Talk about a drastic change in the Buffalo Speedway/West Alabama corridor in just a few short years 😐

This will also be a hotel operated by the Bunkhouse group according to a member of the First Montrose Commons civic association. He talked about the project at the Neartown Association meeting that was held tonight. He asked for the local civic associations to oppose the closure of the alley. He also mentioned that the current salon would be used as the lobby, the 3815 Montrose building would be renovated in to the hotel rooms and the house on W. Alabama would also be renovated (he mentioned something about a restaurant which I assume would be in this building). He said that the entrance to the parking area would be off of W. Alabama St. which is currently fenced off. Only access to the alley now is from Sul Ross ST. and the parking area is used by the workers in the 3815 Montrose building.

To date, I'd agree it has certainly been below expectations since the Kimpton + Condos never materialized. Overall though, I'm withholding final judgement until we find out if Hines is cooking up something with the two adjacent sites on the rail line. That said, Willowick Residential taking over PM services could have very well been a one-off transaction.
Also, those sites were for sale a few weeks ago and are no longer listed on the Market... did they get taken off or did someone snag em?

I'm hoping this is Hines making its first move into Midtown, with the potential to acquire the rest of Caydon's original parcels, which may include Houston's first T3 office building in the immediate block north of Drewery Place. There are very few areas in Houston for Hines to do a T3, this is right on the McGowen stop, one stop away from Mid-Main, two stops from the Ion District, right across from Midtown Park, etc. etc.
I know the Office market is brutal for any new construction, but I think Midtown could support a Hines boutique Timber building with rail access. The Ion is almost full, and there's no other Class A space in the area and demand is growing for companies looking in the 'Innovation Corridor' spurred by what's going on at the Ion.

I'm really excited to see how they engage the street. Luxury MF highrise + boutique Office building (which I believe may be timber construction 👀) with retail fronting Kirby should yield a very pedestrian friendly realm.

Great news. I could see Port Houston being in a better area in mixed-use development having a gravitational pull from certain companies... especially as Houston and Texas trade continues to grow.

Chevron is definitely moving their headquarters here, just hope it is sooner than later.
Also, someone on HAIF previously mentioned Corebridge Financial (AIG spin off) is likely to join the list for 2023 after its first full year of reporting/operating as an independent company.

If I recall correctly, when Harris County made the decision to consolidate all or nearly all of its operations into 1111 Fannin, it was going to free up its wned and leased facilities that were relocating from this area, including several full-block and partial block sites, for private development.
No knowledge of what's happening here, but my hope and assumption is the process is starting to ready these sites for future development.

TMC Helix Park is really starting to pick up momentum. Would love to see some of the other institutions break ground soon on their buildings and be great to land a big Life Science or Biotech company as a tenant in Dynamic One. How exciting!

Agreed. It's been in The Sterling lobby since they opened, but it appears some recent changes may have been made...
It's a little bit of a tease considering this isn't even part of Phase II (unless they have shifted some things around) which has been dead quiet in the past few months. That said, if they could build this high-rise as-is (height-wise) then much would be forgiven from GID on the Regent Square roll out.
If they can't get Phase II going in the next 2-3 years, I hope GID accepts a premium offer from Hanover for all or a portion of the remaining sites. I'm sure that's certainly on Hanover's radar with how successful Autry Park has been out of the flood gates. Imagine what a 30-35 acre Hanover Mixed-Use would look like 👀

I think the move is shifting the strategy to largely all residential, some hotel, and lot more retail - forget office. It's just too removed from downtown and the tunnels to make it work + a lot of the creative companies/startups are preferring Montrose, Heights, Eado/East End, Ion District, etc.
If they can get it to pencil, lots of highrise residential with access to the food hall, sky lawn, BBP, walking distance to downtown, just up the street from lower Washington, etc. makes a ton of sense. Also, it's clear people want to spend money here so integrate a bunch of retail, potentially 1-2 larger stores (HEB🙏🙏)

If Texas wins the 2nd Hub, I'll be SHOCKED if it's Dallas and not Houston. Hub No. 2 is focused on enhancing clinical trials for diverse patient populations. I'm pretty sure TMC performs more clinical trials than anywhere in the world and we're the most diverse city in the United States.
I have to assume that all the hospital presidents, major TMC stakeholders, and our represented officials at every level of government are pushing hard because of the opportunity and how perfect a fit Houston is. I don't think Dallas can win this one
