  1. sugarland is tough, no one wants to move. we searched for about 7 months for a house. my neighbors are going to move in a month. we are in a subdivision called austin meadow and the street is orchard blossom. the house is 3,000 sq feet with 3 full baths and 1 half bath. they put in wood floors all across the lower level about 3 months ago.

this is a great neighborhood. there is a park 1 street away, its a culdesac street with about 9 kids on it. it should list in your range. we are zoned to colony meadows elementary.

    hope this helps.

if you want more info pm me.

  2. i am so happy to hear that a fadi's is opening in sugarland. we have been driving into the city to get our fadi's fix. where will the fadi's be located?

Just drove down HWY 6 by Telfair looks like the Hilton Inn just opened up and A Fadi's Mediterranean grill is about to break ground....that should be good for sugar land.
  3. I'm of indian descent. When we have guests from india, they like things that are very american. Like the aquarium downtown, or Tony's. Kiran's has very good upscale food. Most places have at least one vegetarian dish on the menu. I would avoid steak houses. As most Hindu's don't eat beef.

Our family likes rice village, cheesecake factory. My uncle from india was so disapointed with america until we took him to las vegas. He couldn't believe it, he kept saying "now i am finally in america" He also loved the rodeo.

My husband also likes to take his indian team to sporting events.

  4. We just moved to sugarland last year. We debated between the area around clements, new territory and sienna. We found a house close to clements. We are very happy with our choice, the schools are highly ranked, proximity to 59 is very good, lots of parks and mature trees. Woodbridge was not on my list for two reasons 1. I thought it was too far from 59 and 2nd the schools are not ranked as high as the ones here.

  5. I second that. My husband and I just bought a house early 9o's in a good location. We felt that the location was more important than how new the house was. Next week we start renovations, I would rather put in what I want. I actually felt that the older homes seemed to be built better than the newer ones.

  6. I think so there are some lots on sweetwater blvd. What we are doing is buying a house and then we are going to redo it to what we like. My parents did that in memorial in the 90's. I think property values will remain strong in that area. Riverstone has in the master plan lots of multi-family homes. I don't know how that will affect resale.

  7. Sweetwater is zoned to clements, the zoning in riverstone has changed. Check the website or fort bend isd website. I know they changed a lot of elem schools, but i think the high school is elkins. we just put an offer in the sweetwater area. The last 3 offers we have put on houses have been outbid. We are offering $5-6 over the asking. The avalon, commonwealth oaks of alcorn area seems hot

  8. Does anyone know when homes in Telfair will be available to purchase? I am very interested in the area. My husband wants to live closer to Hwy 6, he thinks it is a better investment, but I like the layout of Telfair. I saw that they released the builders, but they gave no info on how or when to purchase.

  9. we haven't found a place yet. My husband and I are nervous about moving out of the city. We drive around sienna and riverstone but we never see any kids out playing. we really want a neighborhood where you see kids out and about. Plus I am nervous that sienna won't release their complete build out plan

  10. my husband and I are looking for a new house. We currently live in tanglewilde. We love being in the city, but we already have a two year old daughter and another child on the way. We have outgrown our home. We would love to stay in the city but it is too expensive. We are looking for a house that is 4 bedrooms 3 bathrooms for $250,000. We are considering sienna plantation, riverstone, the new development telfair and new territory.

I am worried about property values. we don't want to be stuck with a house that we cannot sell later. Is it better to live in a newer development in sugarland or buy a house in a more established area like commonwealth. Plus is there a big difference between sugarland and missouri city? Any comments and thoughts would really be appreciated. :o
