    GID Development Group said Thursday it plans to carry out its Phase Two of Regent Square, a 24-acre, 4.2 million-square-foot mixed-use development inside the 610 Loop, later this year.

     

    The second phase will include a new Alamo Drafthouse Cinema, 160 residential units and 15,000 square feet of restaurant space. Construction is set to begin in late 2013.

    You probably wouldn't choose to announce an apartment building at a meeting of industrial and office brokers....

    With respect to something eventually, it is an educated guess. The remainder I have been told from an authoritative source.

  4. Why not? By the time a large project is completed, the economy will potentially be in a completely different place. If you can obtain the financing, this could be a great time to start a project.

    Something will get built there eventually, but this project is dead.

  5. I am starting a thread here in "Going Up" because I am pretty sure we don't have a thread for this project in here yet. I walked by the site last night and there was a fence around the lot, and construction trailers and signs all around. I'm glad it seems that they are finally getting started with this!

    Yes, it is definitely going up.

    They have already dug much of the foundation and a mobile crane is on site.

  6. keeping some entity in court might be a discouragement. i personally believe their funding will be a big hump in the road.

    Well, it would be a complication.

    I don't think that the developer would have taken things this far unless it was confident of its ability to obtain financing. It just would not make any sense to continue to pay for traffic studies, to continue to apply for building permits, meet with city engineers, pay it architects to redesign the building for each permit application, etc. It is a risky project, but if the developer is willing to give liens against its other properties, I don't see a reason why they cannot get financing. Things are tough, but if they can put up a lot of collateral, they can get a loan.

    My prediction: the current apartments are demolished in December and building starts in early February.

    The neighbors may file a lawsuit, but I bet that it gets dismissed rather quickly.

  7. Just the thought of spending another day in the Harris county jury room makes me so glad I live in Fort Bend county now. 

    Fort Bend county also has courts and there are also jury trials that will require members of the public to serve jury duty.

    I would prefer jury duty in downtown Houston to jury duty in Richmond any day.

  8. Guys theres a video now of this developement in detail, there are two twin towers, 30-40 possibly 50 stories with spires.

    The video also includes metrorail, palm trees, mid-rise towers etc.

    The towers are very similiar to renderings I saw before yrs ago (Im looking for the rendering); are different than the others on the website.

    Those buildings are 30 stories. The tallest in the project is 35.
