  1. Interesting how these guys are trading the little bits of land among themselves. From what I understood, Pelican originally had the land at 2220 Westcreek, for a mid-rise. Now that land belongs to Gables - but no worries, Pelican's got another spot right across the street now.
  2. That McDonalds used to sit on a rather large piece of land, a couple of years ago it was torn down and rebuilt to take up about half as much space, while the other half was sold and has a tower going up. So I seriously doubt that.
  3. And there are many more 1000's of people who are not wealthy, and subject to much worse oppression. If these "EB5" guys were actually coming over here to make legitimate investments in businesses other than that of the condo tower where they plan to live - then maybe I could see the benefit.

  6. I am in 77057, on Winrock Blvd between Westheimer and San Felipe. What (super) neighborhood is this considered to be? I was previously Inner Loop, from 2007 until 2014, but of course they have virtually bulldozed every affordable apartment in that area.\ City's maps and descriptions suck, BTW.
  7. Then I would recommend NOT moving to the SkyHouse River Oaks. Seriously, Westcreek Lane is a TWO LANE ROAD, that terminates on both ends WITHOUT streetlights. It was *barely* tolerable with ~1000 apartments and $1/SF rents. I did a lot of work from home. If I got hungry at 5 PM and didn't have any food in the place, I weighed "starving" and "eating sawdust/unidentifiable crap off the floor" quite heavily when compared to the prospect of attempting to drive to anywhere. This meant I did a lot of grocery shopping at 10 PM, which I actually preferred. But I didn't like having the option of 5 PM virtually made impossible.
  8. How much money and dope did they give to Micro Center to convince them to abandon their old location so quickly? As far as I could tell, there were still fluorescent tubes in the signage, attached to the building and bulldozed all at once. Jesus, I wouldn't have even known that Micro Center EXISTED, but for seeing their sign, while I was with my mom on one of those busses going to the Rodeo. I think I was 16 at the time. That store influenced where my roommates and I lived during college, and where I lived subsequently. I mean shit, I used to be able to walk to the store, and I even did, on several occasions. It just seems like, there has been some kind of shift, from one type of extreme to another. Yeah, maybe Westcreek apartments were kind of old. They wee build in 1968. If we only consider that variable - the goddamned Micro Center store was build in 1994! The goddamned roof didn't leak AFAIK!!! And so, what kind of stupid and ridiculous worthless value is Amegy Bank going to derive for it's customers, having destroyed this store in order to obtain some type of precious "frontage" that 99% of their real customers will NEVER see or even care to visit. What is the fuh-king goal of this? Because I don't see it. I don't expect to see many reasonable replies here because too many people are going to see OMG SHINY BUILDING!!!!111 and get a hard-on and that will be the end of any possible rational debate.
  9. Drove by the old building today (E) and they have a fence up around the parking lot, and of course the obligatory security guard in a Dodge Charger. I wonder what happened in one of those buildings to cause them to hire security. ROD had security for the vacant buildings for a few months (they sat empty for 6 months total). But then, B & D didn't have any security when they were empty. Then all of a sudden, security again for A/C/F. It's certainly better than dealing with the construction on Westcreek. Except for those 1990's apartments - the entire length of Westcreek, from Westheimer to San Felipe, is going to be construction. I wonder what the occupancy rate is at those apartments.
  10. The aforementioned road is basically done. Also, this is my last night on Westcreek Lane. RIP The Old Westcreek Lane That Middle Class People Could Afford - ??? - December 31, 2014. I will be moving to a far less exciting, but far more widely affordable boulevard - Winrock.

The map on page 75 in this PDF very curious. http://www.houstontx.gov/planning/mobility/MTFP_14/PC_Action/Presentation_Aug14.pdf The recent plats map has three shapes with a circled "1", which indicates that these areas are Regent Square plats. One of the shapes is shaded in yellow, to indicate it has some kind of structure dating back to the 70's or 80's. The primary structure on that plat is the last remaining "big" Allen House apartment building. Right now it's also one of the last three remaining big buildings that Swain & Houck built. When 2220 Westcreek comes down, there will be just two. I have no particularly strong sentimentality to the S&H apartment buildings, but I do find it at least curious, that their buildings in particular have been such attractive acquisition targets for the bulldozer (in some cases, leaving behind vacant land (and steady rental payments) for up to 5 years before making use of it again).
  12. I checked this out today. There is just one main apartment building left in Allen House. There's also some kind of townhomes maybe? But the parking lot was full. So I guess after the last Westcreek building falls, there will be two left. But the one main building, by that I mean one of the large buildings, all of the same type that the same developers built in the late 60's/early 70's.   13. I was at the post office the other day so I took a small detour for some recon at 3131 Timmons. The place is almost empty it looks like. Parking lot is even thinner than 2220 Westcreek. Big piles of crap near the dumpster, a big screen TV and similar stuff. Definitely got that "GFTO, Bulldozers Coming Soon" vibe. Timmons isn't really a main drag though. Probably gonna be mid rise multifamily - at least the old place has 257 units, and the speculated replacement has 425.

So I'm calling apartment complexes today and one of them is: Greenway Gardens 3131 Timmons When I ask about their upcoming vacancies, she says "we're not renting at this time", and when I asked "so you're tearing them down", the response was "we are in the process of redevelopment". Which is code for "we are intending to bulldoze the hell out of everything as soon as legally possible". According to HCAD, the property was sold to CWS GREENWAY LLC as of 3/27/2014 - another strong indicator that the property will soon meet a wrecking ball. Finally, it's an affordable apartment complex inside the loop, and we just can't have anymore of those, now can we. I can't find any other info on this, but I'd bet there's an announcement in the next month or so. (mods: move to correct forum if this isn't the right one for speculation)
  16. The image is cut off. The 90's era apartments (Park at Westcreek, they are next to the last old Westcreek building) are highlighted in green and there is a speech bubble thing pointing to it, but the content of the speech bubble is cut off. Are there plans for the 90's apartments?
  17. There does not appear to be any kind of entrance on Westpark at all. Just the single driveway on S. Rice. Sam's Club also has this problem, although they have two driveways at least.
  18. That's a new development. Should help relieve some of the more egregious problems. I wonder if they will (be able to) open up another entrance on Westpark.
  19. I was curious about this so I checked it out... They (General Investment & Development Co.) bought the property in 1988. I would guess that they did not acquire the property with imminent redevelopment in mind back in 1988. The buildings were only 14 years old then. Interestingly, Allen House came to the same fate as Westcreek - just one building left at the end.
  20. I didn't see that post until later. Also, when I was there, I didn't ask the Richmont office staff specifically if they were offering a 12 month lease or not. If they really are only offering 6 month leases though, I would like to give them some credit, for at least trying to only offer leases that they may actually be able to fulfill on their end. It pisses me off a lot more when landlords willingly sign 12 month leases for apartments knowing full well that a sale and demolition is imminent (some of my former neighbors at 2021 Westcreek got this type of shitty deal). Might be legal but it's still a raw deal. At least when I moved to the other side of the street they dropped the crap and I got a pretty good run, 15 months of month to month leases at long term rates. Richmont Square was pretty much my Hail Mary pass at staying in the loop, so it looks like i'll be heading out west, beltway bound.
