Anyway, surprised we don't have a rendering of this yet. I actually drove by this the other day. Ton of new development in that area, especially on the townhome front.
Tons of industrial property just waiting to be flipped in this area. Lots of available space.

The 18th/TC Jester intersection is a complete embarrassment pavement wise and definitely needs a stop light.

A different looking building that extends the skyline. I think it'll look great when completed.
That whole area by Market Square is shaping up very nicely.

This should do well. That shopping center is ripe for this kind of project.
Really hope they don't stick to "Grove Heights".

Yep. That appears to be the site. As a Timbergrove resident, I'd be ecstatic if this comes to fruition!

Please please please happen. I've always thought that nothing will happen here until the 610 construction is completed. It is finally getting close to being finished...so much potential for this site.

Wow. A ton of good news for the North Shepherd/Durham and Shady Acres area. That area is really getting attention from bars, restaurants, shops, etc. Can't blame them. The market is strong in that area. Shepherd/Durham from I-10 to 610 is PRIME for redevelopment.

I live in Timbergrove and drive this stretch everyday. The Guefen Apartments are further south, adjacent to the railroad tracks. In-Town homes is also building a massive townhome expansion on Kansas Street just south of this as well.

They had construction fencing up on the former Paradise Motel lot (was going to be townhomes), but that came down recently and it appears up for sale again. The remaining warehouses you reference are all up for lease. A tire seller just moved into 1 this week it appears. This stuff will redevelop, but it may be a few years. Hempstead HWY will be rebuilt in this stretch soon (apparently the railroad bridge replacement is this slow part of this). I'd imagine that will spur some cleanup of this stretch as well.
If you can deal with the current eyesores, I think it'd be a decent place to live with a very high future. You are within biking distance of Jaycee Park, West 11th street park, and the White Oak Bayou trail. Also a 2 minute drive to Memorial Park and great access to I-10. The Somerset Green development signaled to me that this entire warehouse district in the NW corner of the Loop will be changing soon. It already has started to an extent, just not super quickly like south of I-10.

Is this the lot that sits on the northwest corner of 11th and Seamist? I assume so, because you can see where the rail spur makes its curve south along Seamist at the top right corner of the site layout.
Yes, and the industrial buildings just north of that lot that are on 12th.

Looks like a renovation/new town-home development. Nice. As a Timbergrove resident, I'm just happy that overgrown lot may finally be something nice. The sidewalk there has been overgrown for awhile.
I did notice last week they finally mowed a piece of the property along the street. Although, that may have been the adjacent neighbors as I noticed they did some painting/aesthetic touches.

Drive by this everyday, and yea, the garage is very imposing and very cheap looking. Especially for a "luxury" apartment in an area that is pretty wealthy.

Yea, 38 lots on 3.5 acres will be tight. Yea, it will be a little touchy getting in and out of this. I'm kinda surprised this lot is getting developed before a lot of these other vacant lots. I hope David Weekley grabs some other lots and develops them. They are building a TON of stuff just across 610 along Silber.

If this is where I think it is, they tore down the warehouses about 6 months ago. Construction crews just started coming back the last 2 weeks or so, so this has to be the location. It's across Hempstead from some really nasty stuff.

Yea, they are tearing down those old apartments. I'm pretty sure they designed it that way due to floodplain issues. This company is my favorite developer right now. They are buying all the crappy apartments in my area and building new apartments. But their designs leave something to be desired.

I think some mixed use would do well here. I definitely could see residential and office complex demand for this location. It is zoned to Sinclair and Black Middle which are fed from Timbergrove, Lazybrook, Garden Oaks, and Oak Forrest.
