Btw Hines is in extended negotiations with a large lead tenant for 609, as if that wasn't already fairly obvious.
Any info you can provide? Is the tenant in professional services (i.e. accounting, legal firm) or is an energy company, or neither?
How many sf are they looking at?

My guess is redevelopment - replacement of the black '70's style glass with a more modern look.

I believe Washington D.C. is the largest office market in the country.

It is very difficult to re-develop the site of an old gas station for other uses due to environmental reasons. Most likely, it is a new gas station that wll use the existing underground tanks.

Does anyone know what is going up at the corner of San Felipe and Fountain View? Those old Fountain View apartments look like they are being demo'ed. New MF?

The tower crane behind Trader Joe's is for an assisted living center. There is a sign on the construction site. That is all I know about it.

It seems like Chevron could take over this whole renovated building without having to build another tower. Would be very cost effective for Chevron.

Wow. What an improvement over the "radiator" design. It's almost like adding a whole new building to the skyline.

I don't see how a tower this size can fit on that small of a lot. The McDonald's will have a bigger footprint than this tower, if it ever gets built.

I was only talking about downtown development. Obviously, there are a ton of other towers going up or proposed city-wide.

So, to summarize:
1. 24 story sky house apartment tower under construction
2. 30 story Marriott hotel proposed
3. 50 story Chevron tower rumored
4. 41 story Hines tower proposed
5. 33 story Skanska proposed
6. 38 story apartment tower proposed
7. 37+ story Stream tower proposed
8. 50 story Allen Center 5 proposed
I am hopeful at least half of these will be built. My bet is the sky house, the Marriott, the Chevron tower, the Hines tower and the 38 story apartments, in order of completion probability.

There sure are a lot of movie theaters coming to the area with this one, the one at River Oaks District, and the Alamo in Midtown. Which exact corner of W. Dallas & Dunlavy will this be going on ?
Inner loop desperately needs more movie theaters. Edwards Greenway and the one downtown are basically your only options.

no details other than it is/was planned mixed-use. another developer has a multi-phase office-heavy mixed-use (how's that for hyphen usage!) development planned further east on richmond as well.
Does "office-heavy" mean a new tower?

I really think Richmond avenue between Buffalo Speedway and Kirby is prime for re-development. There are some old mid-rise offices and a large vacant lot both along Richmond and the 59 access road. Would be great to see some high rise residential.

This is good news, although I will be sad to see those old oak trees on the Solvay site get torn down.

Drove by again today. Looks like they are digging up the old concrete remaining from the parking lot that used to be on the property as well as clearing brush and a few trees. There is a large portion of the site that is now just flat, smoothed out dirt. This looks like site preparation to me. I wonder if there will be a formal ground breaking ceremony soon.

An earth mover is on site and they are starting to turn dirt. I hope this is actually the start of construction....anyone know for sure?

swtsig - can you provide any more information on these two projects? Location? Height of the Skanska building? Likelihood of these projects moving forward? Anticipated contruction start?

It looks like this building is just going to be a carbon copy of the one right behind it. I'm sure all they did was dust off the plans. I expect this thing to be done in no time.

They have all financing in place then I assume?

I think the Adobe site, combined with the surface lot, is still too small for traditional wrap around mid-rise apartments. Looking at it on Google maps, the parking lot is considerably smaller than the apartment complex just down the street and much smaller than West Ave. Could just be a smaller project like the Bellmeade up the street. I think Hines may be trying to introduce a different product to the area than the traditional Texas doughnut wrap around.
