Constellation Real Estate Partners/Crow Holdings Capital acquire 33 acres in Houston March 17, 2022 Constellation Real Estate Partners, an investor and developer of logistics properties, in partnership with a real estate fund advised by Crow Holdings Capital, announced that it has acquired 32.95 acres of land on South Post Road in Southwest Houston for the development of Constellation Post Oak. Designed by Powers Brown Architecture and Langan Engineering, the project will include two buildings totaling 426,200 square feet. Building 1 is 304,400 square feet and offers a cross-dock configuration with 36-foot clear height, and Building 2 is 121,800 square feet with a front-load configuration and 32-foot clear height. The project will feature multiple points of ingress/egress with full circulation, trailer parking, ESFR sprinkler systems and LED lighting. Constellation Post Oak can accommodate a wide range of users from 60,900–304,400 square feet. Constellation Post Oak is located proximate to Beltway 8, the preferred route for distribution throughout the Houston MSA. I noticed this on Hines website the other day. I never knew about this! https://www.hines.com/properties/grand-national-business-park-houston In 2018, Hines acquired 107 acres at the southeast corner of the Sam Houston Tollway (Beltway 8) and Gessner Road in the heart of the northwest submarket of Houston. Hines developed over 1.2 million square feet of industrial/logistics space and included an amenity retail center on the Beltway 8 frontage along with a business-class hotel. Branded as Grand National Business Park, phases one, two and three consist of more than 1.2 million square feet of logistics space. The project is the newest large, modern format distribution park in the northwest submarket of Houston and is able to meet requirements of 20,000 square feet to 1 million square feet. Hines sold Phase One of Grand National Business Park in October 2020 and Phase Two in July 2021.

Monday, October 22, 2007 - 2:58 PM CDT Houston developer begins new office buildings Houston Business Journal - by Jennifer Dawson Reporter Early success of the DNA Westway I office building in West Houston has prompted developer Dienna Nelson Augustine Co. to begin construction of two additional office buildings at a cost of $100 million in the Westway Park business park. Houston-based Dienna Nelson Augustine broke ground two weeks ago on DNA Westway II and III, which will contain a total 436,200 square feet of Class A office space. The 13.5-acre tract where the two offices are being built was the last available parcel in the 150-acre Westway Park at Beltway 8 and Clay Road that was developed by Houston-based Wolff Cos. full story

I keep on seeing this Knight Road Loopnet listing so I decided to look on Google Satellite to see the industrial campus. I never knew this was here to be honest. I guess Stream Realty, or Stream Industrial is handling the leasing? Looks to be a total of 9 buildings situated between Knight Road & Almeda Road. I also see all that forest land. Noticed this on JLL's website. This is outside of UT's 307-acres on Willowbend Blvd. The executive summary mentions it's a premium infill location. Also mentions TMC3 and Levit Green since TMC is only 3-miles away. This is another Willowbend/South Main industrial warehouse development. I can see it contains some lab space with the company AccessDx Laboratory. Loopnet lists this with a weird address of 11504 Willow Trl, Houston, TX 77035. The street leasing signage indicates it's a project of PMRG (now Madison Marquette) but I thought another company was involved? I've been wanting to see the Anderson labs on El Rio. Stopped by this weekend to take photos. From what I can tell the addresses are 8000 - 8080 El Rio Street. There are several multi-building warehouse campuses on El Rio street. One is MD Anderson's, the other is a ProLogis development, and the other is TBD (haven't researched far enough.) The El Rio buildings are BioTech labs hosting lots of pharmaceutical companies. The whole area outside of TMC proper is medical-relating real estate. W. Bellfort, Fannin, Kirby, Willowbend, and El Rio is just a few streets that are populated with BioTech.

Hines Announces Stabilization of Phase I of Boulevard Oaks Business Park and Start of Second Phase. https://www.hines.com/news/hines-announces-stabilization-of-phase-i-of-boulevard-oaks-business-park-and-start-of-second-phase (HOUSTON) — Hines, the international real estate firm, today announced the completion and stabilization of the 450,000-square-foot first phase of Boulevard Oaks Business Park, and the start of construction on the second phase—which will be comprised of six additional buildings totaling approximately 1.15 million square feet. At buildout, Boulevard Oaks Business Park will consist of 10 Class A industrial buildings totaling approximately 1.6 million square feet of floor area on 120 acres of land. Boulevard Oaks Business Park is the premier corporate logistics park in southwest Houston, located just north of Beltway 8 along West Fuqua Street. The business park lines both sides of West Fuqua Street, a tree-lined, four-lane divided thoroughfare with direct access to a full interchange on Beltway 8; creating an insulated, unique environment in an extremely accessible location. The four-building first phase of the park is currently 95% occupied by eight tenants, with one block of rear-load space remaining, totaling 25,000 square feet. Phase II will consist of six additional buildings—three rear-load facilities between 110,000 and 160,000 square feet, two front-load facilities between 105,000 and 125,000 rentable square feet, and one cross-dock facility totaling 530,000 square feet. The anticipated completion date for the second phase of the project is the third quarter of 2020. Hines Director, Laura Denkler, stated, “We are especially proud of the look and feel within the business park that we are creating at Boulevard Oaks, and have received an incredibly positive response from the market for our efforts. To achieve more than 90% lease up on the first phase at the time of substantial completion of the project is a testament to the location, access, and building quality within the park.” Boulevard Oaks is exclusively represented for leasing by Jim Foreman and Allison Bergmann of Cushman & Wakefield. Burton Construction is the general contractor, and Powers Brown is the architect of record.
