  1. I try Check out post #400 above. PS: I'm obsessed about this development in case you can't tell. I own property down the street in part because of it. I blame HAIF for building up my expectations.
  2. Awesome, I read about these renderings a month ago, but couldn't find them anywhere. Man, that is one of the most interesting towers I've seen in a while. Will be interesting to see how it looks compared to the rest of the development. Those renderings give you some idea, but it's a bit hard to tell.
  3. Just checked out the Updated Hermann Park. It looks fantastic, in my opinion. Great asset for Houston.
  4. The ground all around where the bridge is supposed to be built was staked shortly after the bridge was announced. Other than that, I haven't seen or heard anything regarding a time frame for construction.

I remember an article stating that the condo towers being discussed here would not be built in Phase I, and instead would be built on an ad hoc basis only if, and when, the market conditions are right. I think the office building at Allen Pkwy and Dunlavy was the only 10+ story building that they confirmed would be built in Phase I. That seems consistent with the model. Along those same lines, I stumbled across this online recently. An international architecture website published it, but I can't find any renderings online. Surely this is describing the proposed large condo tower on W. Dallas: UNITED STATES Highly-anticipated designs for a 28-storey residential tower in Houston have finally been revealed. The Regent Square tower will include 150 condominiums, a 1,400 square metre amenity deck and 930 square metres of indoor amenity areas. The design features floor-to-ceiling windows and expansive views of downtown Houston.   8. Haha. That 3-sentence story is uninformative, to say the least. The meeting was to approve the tax incentive. The Chron.com article is much better: http://www.chron.com/disp/story.mpl/front/6365125.html Regarding whether this means that Regent Square will go forward or not, the article states: In exchange, Boston-based GID Urban Development Group, which had been on the brink of putting the project on hold indefinitely, has agreed to begin work on the public improvements by Oct. 1, and initiate the private aspects of the property by Oct. 1, 2010. It also will provide 150 free parking spaces and rehabilitate a nearby historically black cemetery. Personally, I don't think this approval means anything definitive about whether Regent Square will actually break ground or not. It seems as though they have to start the public improvements by Oct. 1, 2009 if they want the tax incentive, but we really have no way of knowing whether they are actually going to do so.

  10. Just found a Public Notice that METRO released in February regarding demolitions on the Intermodal Terminal Lot. The Notice states that the purpose of the demolitions is "to make way for development associated with the Light Rail expansion." The demolitions are supposed to be completed by the end of March, per the Release. I still like this building very much, but the apparent alteration of the top detracts from its aesthetic considerably (compare to 2727kirby.com, from which they removed many of the original renderings). Of all the projects that I'm grateful got off the ground prior to the slowdown, however, this one still remains near the top of my list.

Regarding Phase I, the initial plans were for everything West of Dunlavy to be Phase I (with perhaps the exception of residential highrise(s), which wouldn't be built until market conditions are right). Everything East of Dunlavy was to be Phase II. Now the economy has tanked, who knows what their plans for Phase I are. I'd just be thrilled if there ever is any sort of Phase I...

  14. Thanks Jax and Channel2 for these pictures. They are much more telling than the previous ones. Based upon these pictures, I think we're getting the same building as in the renderings (which would be great). Everything matches up with the renderings when looking at the images from the Rice point-of-view. My guess is that they have "topped-out" and will be adding the angled top in addition to what is currently standing. When you look at what gives the rendering its angled effect, it appears to only be equivalent of roughly 2 floors. It seems reasonable that they could construct that after officially "topping-out." I know nothing about construction, but I would guess that this will undergo a process similar to 2727 Kirby--top out the plain, flat floors and then slowly add on the design features on top as the building is being built-out.
  15. Are we sure that it has topped out? If so, it's going to look absolutely nothing like any of those renderings--not even close. Is this not just the bottom base, upon which the triangular element will be built? It's hard for me to get perspective based upon these pictures.
  16. Hah, the millions of people that live in the suburbs or exurbs don't understand. Those of us that live in the area know that this is very much needed for the future and will be used a lot--especially given the future for development in the area for both sides of the Bayou. Also remember that reading online comments to articles (at least for chron.com) will make you want to jump off of a cliff. There are few things that I've found more depressing in my day-to-day life than reading those comments sections.
  17. I agree that the initial version was better, but just for clarification, the change wasn't really one of scale was it? For instance, the buildings didn't seem to be altered much did they? The major changes I noticed were a repositioning of the streets and what looked to be a little less green area. Ultimately, the actual "scale" of the project didn't seem to change much to me.   18. Thanks for sharing. The leasing office bears little resemblance to what it looked like 2 months ago. An opening in early- to mid-2011 would seem like a reasonable bet. The fact that they have owned this property for 20+ years and plan to keep it for the long term future bodes well. Also, as a nearby resident, I think their plans fit the area perfectly and would be very successful in the long-term. That said, I would be surprised (very happily so) if this actually broke ground in 2009. Just my pure gut feeling and nothing else.
