GID Urban Development, the developers of Regent Square also have a similar project going on in Atlanta, called High Street.
All I gotta say is, I'm a little jealous. But I guess only for the reason that theirs has more height and the picture of the plaza area with the convexed area looks sweet.

But together they look like a hot mess... but thank the heavens that SOMEBODY in this town has figured out the concept of rooftop parking, and building the development to the street corner. That's some sweet action!!
Yeah, Chicago has a few versions of the Tower/brownstone & townhome action going, specifically in the Museum Park Tower area http://www.museumpark.com/home.asp, and it's wonderful and looks really pristine. This may be new to Houston, but it's great for an urban environment that's in need of non-high rise living.

I agree about the VW "CC", i saw it again at the car show last night and it almost resembles the Mercerdes CLS at half the price.

The riverwalk area in naperville is great and so is their downtown...I've spent a lot of time out there over the past 5 yrs.

No wonder. I just can't imagine paying that much plus .39 cents a month per square foot maintinence. The people who buy these things must be financial imbeciles.
When I first moved to Houston I looked at getting into a high-rise and just couldn't make financial sense out of it. Who buys these things?
This is an entire discussion to itself, but since most of Houston isn't a population-dense city and home prices are still in check, it's hard to justify buying in a high rise unless you take into consideration the amenities(what's included in the maintenance fee) of most high-rises:

Landscaping: $25/month
Pool usage: $20/month
Workout facility (midscale w/privacy): $50 pp/month
Homeowners Insurance (but, renters insurance, $100/yr, is needed): $120/month
Standard Cable/Internet: $100/month
Water: $10
Total: $325
At some places, Electricity is also included, so go figure. It's not that bad of a deal at all, it's just all about what's included!

An update about Sonoma from an email that I received from their sales team:

This project would be perfect!!! Too bad AIG is in a crunch, maybe they could have developed that huge grass lot that borders Montrose, Dallas, and Waugh.

West End Park would be such a gem for the immediate neighborhood (I'm not aware of areas south of Washington and West of Shepherd with a small neighborhood park) if it could get cleaned up.
Hopefully with a collective effort, HAIF members and their friends could launch a "Clean Up West End Park" campaign!
Also, I've noticed there's a crack house (probably where most of the people hanging out at the park come from) at the corner of Patterson and Center.
What are everyone's thoughts on this?
I'd donate to a "Clean up West End Park" campaign... Also, if you want to see a great n.hood park, there's Cleveland park at JAckson Hill b/w Memorial and Scotland. This should only be a 6-9 minute walk from you're new location...Good Luck

I've also lived just South of Washington 4 minute walk to Pearl Bar and chaise lounge....The positive thing that I can say is that the majority of the older/unkept homes have been demolished are in the plans to be demolished south of washington in less than a year or two. For Example, within a two year span (06-08) I viewed huge lots of older homes go done and TH's come up in abundance.
As mentioned earlier, if you view what's happening South of washington and the lack of older homes to tear down...This should give you a reference point of when to expect the area North of Washington to be cleaned up....
I'm also aware of the area off of Patterson and Washington near Center Street and the new Retail Development (Joy Yoga and the furniture place)....but it will be gone very soon. Check this out...

I agree, I visited the Mosiac for a Christmas party thrown by "FIT" and the 7th floor is awesome..the only thing that's missing is an ocean view

Maybe HP is bigger, but West Ave. is in a good neighborhood, Pavillions is not.

I don't mean renting. For 1800 you can be paying a mortgage. Plenty on the market ITL at around 300k.
Agreed, but what do you think the places at West Ave will rent for? Not to mention the rentals that will come available at 2727 Kirby...

you've got to be kidding. For 1800 you could get an overpriced, 3-story, AC sucking townhome in a compound with no pool, in Rice Military. (But the windows would still rattle, and you'd be even closer to the train noise).
$1800 is underpriced in Rice Military. 1bd/1bath are renting for $1200 min, off memorial and allen parkway up to Memorial Park (Check out Washington Avenue area..$2000 for a 2bd) Rents in Houston are finally reaching those of other "Big Cities" esp. inside the loop. That's the negative when everyone wants a second tier city to develop into a first tier city and increase density.. One person yells "It's about time", One person says "Rent's getting Crazy", Another says "It's getting so cluttered"....."One person hears the train noise..The Other doesn't"
Do you guys think that the apt's at West Ave. will host cheaper rents? (My vote is "NO")

Do you display this same level of outrage when the Stones play at Wembley, or the Pope says mass at Shea? Does mixed use only apply to midrises with Starbucks on the first floor? I have to admit that, though I have become a big soccer fan since the Dynamo have arrived, the highbrow attitude that nothing else can touch the soccer pitch has become quite annoying. The gripe about playing soccer in an American football stadium is about the field dimensions, not the fact that some other sport may be played in the shrine. If a stadium built to soccer dimensions can accomodate TSU's Tigers, or the Dave Matthews band, so be it. It's not like the MLS is choking on cash and can afford to ignore positive cash flow.

Grew up there and went to the same local h.school as my Parents & Grandparents. My family has lived in the area since the 30's and it's always been Studewood until you refer to the "The Heights", at this point "Independence Heights" generally comes into the discussion as Studewood is part of the "Independence Heights". They are one in the same, just when describing the the location it's easier to speak in terms of the "The Heights".
