Area sources estimate the all-in development cost for the 24-acre project could come in just under $200 per sf. Regent Square, which will be constructed in two phases, will consist of 390,000 sf of retail and office space, 200-room boutique hotel and up to 1,800 residential units. The first phase will consist of 230,000 sf of retail and restaurants, 60,000 sf of office, the hotel and 740 residential units. The planned opening is 2010. The second phase's start will be based on market demand. The project site contains the Allen House apartment complex at 3601 W. Allen Pkwy., which is bordered by West Clay, Tirrell and Rosine streets. "We originally bought this during the mid-1980s' oil bust as a wonderful piece of property with an income-earning asset on it," says John Darrah, vice president for GID Urban Development Group. Baylor to break ground on first hospital in Houston By TODD ACKERMAN and BRETT BRUNE Copyright 2007 Houston Chronicle Baylor College of Medicine plans to break ground on its first-ever hospital in July, less than a year after its short-lived partnership with St. Luke's Episcopal Hospital foundered. Baylor today released new details of the plan, which call for 1.1 million square feet of construction, including 256 beds, to be finished by 2010. A planned second phase will bring those numbers to 600 beds and 2.7 million square feet. "This hospital will give Baylor the control of its clinical mission it has always wanted," said Baylor President Dr. Peter Traber. "Of the top 20 U.S. medical schools, we are the only ones that do not have a primary private adult teaching hospital." ........... The first phase of the complex, which includes the hospital, faculty offices and a clinic that will replace the current one on South Main, will cost $568 million. No cost or start-up date has been set for the second phase. .............. The Baylor hospital will be built on a 35-acre site adjacent to the Michael E. DeBakey Veterans Affairs Medical Center, an area the Texas Medical Center calls "the mid-campus" as development moves southward. .........   6. Hey Jax, I took that photo from the top of the parking garage that's right across the street from the Museum's own parking garage. Don't remember the name of the building, but it's right next to the museum of natural science. I also took some photos from the top of the museum's parking garage, but the particular photo you posted is from the garage across the street from the museum. Hope that helps, and can't wait to see your photos.

The building, to be known as Discovery Tower, is designed to be 31 stories tall, including 630,000 square feet and 10 levels of parking. New condos coming to TMC area Houston Business Journal - 2:30 PM CST Monday, March 5, 2007 Construction has begun on Serento Condominium -- a new residential development by innerLoopCondos.com located near the Texas Medical Center. The five-story project being built at 2203 Dorrington St. will have 44 condos. The first floor will include a parking garage, fitness center and large terrace for entertaining. Units range in size from 819 square feet to 1,445 square feet, and are priced from the low $200,000s to the high $300,000s. Groundbreaking on the first phase, 304 units in the Medical Center, is scheduled to take place in the coming months. The project will be situated on a little more than eight acres at the intersection of Almeda Road and Old Spanish Trail. It is being funded through Crow Holdings' Realty Partners IV LP's $850-million fund. Houston-based Simmons Vedder & Co. is the developer.
