  1. I think Brookfield is in a good position to do a mixed-use project like you're suggesting, with their 1500 Smith Street property. They could have a hotel/condo tower that could serve(and be directly connected to 1400 and 1600 Smith) both the Allen Center Complex and Chevron's campus. Two birds with one stone! Although that would require Brookfield building something! I hope those sources aren't just some voices in your head! We don't play around with stuff like that here

  4. I wouldn't be surprised if it was future expansions planned. In the 2nd picture you posted where you can see the aerial view of the property, the parking garage goes way back while their office building is pushed up against I-45. Looks like the could put at least 1 more similiar size/height building without going past the garage they're planning.

  7. Here is an interview in the WSJ with Annise Parker. I don't think Houston was ever really a "Redneck White City" since it's always had a high % of African Americans and a sizable but now exploding Latino population. Especially after JSC set up shop around Clear Lake giving it the nickname "Space City" would change some people minds.   10. Swtsig knows something! Reading the article I didn't see anything about it containing office space. Is it only a hotel with retail on the bottom? If that's the case the new Marriott Marquis downtown should be like 80 stories and 1200 feet tall!

  12. How much room do they really need? If their long term plan calls for that large of a downtown expansion that would be incredible. I can only hope that is true and that they make it public. Exxon's campus has put the spotlight on The Woodlands and has caused a lot of companies to move that way, as well as expedited the Grand Parkway extension from 290 all the way to 59. That would be exciting for downtown and maybe they could sway some people to get some rail lines built to connect them with companies in Greenway and the Galleria.

  14. 1.5 mil is a pretty big building though. The JP Morgan Chase Tower is like 1.7 mil, but I thought it was mentioned that Chevron's tower would be 48-50ish stories. Does that mean really big floor plates?

  16. I read an article in the HBJ about turning the Astrodome into a giant casino. It's probably very unlikely, and unfortunately it's behind paywall but it's still pretty interesting. Granted, they'd have to legalize gambling first. “Houston is going to get the first piece of Texas casino action.   17. I wonder what the total square footage is of all the space they have in other buildings. That is a pretty sizable chunk alone, plus whatever else they have. It'll be interesting if they move more people here when they finally announce they'll build it like Exxon did with their campus.
  18. Why would they be leasing space in other buildings they don't own then? It's probably just the first 3 floors if they're doing renovations and don't want people in the way.

  20. I think the key term is public. Colville does some of their leasing so it's no wonder they had a brochure advertising the tower. Since it says they just started marketing the tower, they probably wanted to hammer out some more details before they ran an article in the Chron or something. Does Hines have information leaked often though?
  21. It's too bad both Linbeck and Hines scaled back their projects. Hopefully a major relocation or expansion downtown causes one of them to change their minds. Anything is better then what's there now though so as long as they go through it's a win!
  22. Wow all those renderings make it look completely different when you add that third dimension. It's also a pretty nice brochure that Colvill put together hopefully someone big bites and adds a few floors to the final design. After reading Nancy's article on the planning of Transco Tower, makes me hopeful that something like that could happen in this similar economic boom. They're also putting another 30,000 Sq ft rooftop garden which seems to be pretty standard these days.
