Waxahachie, Sachse to get two new assisted living communities

Plans for the project include 28 resort-style cottages and outdoor amenities on a 40-acre tract within a 10-minute walk to downtown Waxahachie.



Meanwhile, Dallas-based Mustang Creek Estates has begun construction on its latest North Texas community: A $7.5 million, 42,000-square-foot assisted and memory care community in Sachse.

The residential-style community will accommodate up to 16 seniors in each home, with in-home care service provided. In all, the community will create 50 jobs that can provide care for 90 residents.

The community will sit on a 7-acre tract at 3900 Ranch Road in Sachse. Construction is underway and the community is scheduled to open this fall.

Developer of Statler renovation buys Celina land for 168-acre project

 

"This tract adjoins the highly successful Light Farms master planned development," said Rex Real Estate broker Rex Glendenning, who arranged the sale. 



"The property is located at the southeast corner of the Dallas North Tollway and the planned Collin County Outer Loop.


"Centurion's plans include retail-commercial development, as well as apartments and townhomes, which should be an easy 15-minute commute back to Legacy Business Park and its growing new employment base."

GM to expand in Arlington with two facilities totaling 1.2M square feet

 

This new development could house 1,800 employees, city documents said, and the buildings are scheduled to be completed in December 2018.


The expansion will be dubbed the Arlington Logistics Center and feature two industrial buildings on the site of the former Six Flags Mall.


Also in the agreement is a $6 million grant paid out to the developer over increments provided they reach development goals.



Third, the agreement allows for $2 million worth of infrastructure improvements to the project by the city, including side walks and drainage improvements.

Plano backs pedestrian bridge that would connect Legacy West, Shops at Legacy

 

The city of Plano is seeking funding for a proposed pedestrian and bicycle bridge that would span the Dallas North Tollway, connecting The Shops at Legacy with the soon-to-open Legacy West mixed-use development.



Plano City Council on Monday announced support for an application to the North Central Texas Council of Governments for the design and construction of the bridge and approved $88,946 in local funds for the $444,730 project.

When completed, a 14-foot divided pedestrian walkway and a 14-foot bicycle pathway would stretch over the tollway. The project includes pedestrian traffic signals, lighting and five-foot buffers to separate foot traffic from vehicle lanes.

Irving developer to begin new luxury community near Las Colinas' Lake Carolyn

The 286-unit high-end community, called Jefferson Eastshore, will sit blocks away from the soon-to-open Irving Music Factory and the Water Street mixed-use development upon completion of construction, which is slated for fall 2018.


Each apartment will have an urban mud room, high-end finishes within the homes and separate showers. Some of the homes will include private yards.

It's done: Pioneer Natural Resources inks deal for its Hidden Ridge campus

The Dallas-based developer behind Toyota North America's 100-acre campus in Plano's Legacy West has signed its latest deal with Irving-based Pioneer Natural Resources' (NYSE: PXD) on its new corporate campus.


"Pioneer's building will stand atop the highest point of the former Carpenter Ranch in Las Colinas, so it's only fitting that a great building site such as this go to a great company like Pioneer," said KDC CEO Steve Van Amburgh, in a statement.



"We've worked very closely with Pioneer to design a building that amplifies the beautiful and natural surroundings of the land yet is appropriately scale for Pioneer's employee-focused culture and modest character," he added.


The 10-story office building, which will sit at 777 Hidden Ridge near Hidden Ridge and John Carpenter Freeway, will include a glass curtainwall, stone facade with an adjacent seven-story parking garage.


The development group, which includes telecom provider Verizon, behind Hidden Ridge are expected to unveil plans later this year for the $1.5 billion project.


Construction is expected to begin by the end of the month, with completion slated for winter 2019.

California manufacturer lands in Rockwall with new plant

Lollicup USA said Thursday that it will build a 700,000 square-foot industrial project in Rockwall near Interstate 30.



The planned manufacturing center east of Dallas will employ about 200 people.

Construction on the project will start within 120 days, Lollicup USA CEO Alan Yu said.

Lollicup's new plant is scheduled to open in October 2018.


The planned Rockwall facility will be its second production center.

Georgia-based Davis Development wants to build a more than 600-unit rental community just east of U.S. Highway 75 on Montgomery Boulevard.



The almost 11-acre apartment development would be southwest of the popular Watters Creek restaurant, retail and apartment development at U.S. 75 and Bethany Drive.

Designed by Dallas architect Humphreys & Partners, the 5-story apartment project would have two large buildings with 363 and 252 units, according to plans filed with the City of Allen.

It features a mid-century and contemporary look for a natural, yet upscale and timeless aesthetic. The building materials feature durable manufactured wood-composite panels, glass, natural stone which are all-weather-resistant.


He approached the Dream Hotel Group of New York to create a “lifestyle,” upscale brand of environmentally-friendly hotel.



The 134-room hotel concept features a design that has not been built anywhere else.

The upcoming Equinox will occupy a 35,000-square-foot space on the south side of the mall, next to Restoration Hardware, Neiman Marcus, and Crate & Barrel.

A Chinese manufacturer of building materials, hardware and home goods is readying plans to make way for a massive retail hub along the U.S. 380 corridor in Frisco, sources say.



The real estate rumblings come after an affiliate of Lesso America Inc., a subsidiary of China Lesso Group Holdings Ltd., acquired two tracts of land totaling more than 76 acres in Frisco for a new mall development site in June 2016.


Real estate sources say Lesso America is working on plans to build a multi-story retail center that would be a hybrid between an Ikea and a Home Depot with a focus on serving the growing North Texas suburbs.


If developed, this could be one of the first Lesso Mall developments to appear in the United States.


"There's no doubt there's a growing population in this part of the region that could handle a store like this," said Reimer, who works with numerous retailers searching for land sites for storefronts along the corridor.

Construction begins on new Texas-style hotel in Irving's Las Colinas Urban Center

Construction started on a new Texas-style hotel next to Irving's soon-to-be-built $113 million convention center hotel that will add nearly 150 hotel rooms in the Las Colinas Urban District.


The Texas-style hotel will bring a "very cool concept" to North Texas unlike anything the region has seen before, said Michael Scheurich, CEO of Houston-based Arch-Con Corp., which designed the boutique hotel.



"It's a concept modeled after the old motor court hotels of the 1950s, where you drive up to your room with your car," Scheurich told the Dallas Business Journal.

"They created a resort and conference area that feels like you're walking into a resort when you go to this hotel," he added.


Earlier this year, construction began on the 12-story, 350-room hotel, called the Westin Irving Convention Center at Las Colinas. 



The hotel is meant to complement the five-year-old convention center, which averages 305 events per year in the city.

Bank to build $52M corporate headquarters in McKinney; to add 400 jobs

The new campus will help the $8.6 billion firm accommodate its rapidly expanding business after filing for IPO four years ago. Since filing, Independent Bank has added about 340 workers to its employee base that now totals more than 1,000 workers.


By building a bank-designed campus on a 10.4-acre tract at State Highway 121 and Grand Ranch Parkway within Craig Ranch, Independent Bank CEO David Brooks said he expects the company to continue on its upward trajectory.



"We have deep roots here and our organization has a unique opportunity to leverage the tremendous growth we've experienced since going public four years ago," Brooks said, in a statement.

The project is being planned to ultimately house as many as 1,200 workers in 400,000 square feet of offices. It will start with a 150,000-square-foot, six-story office building.



"We think we can be under construction this year," Brooks said. "We believe we will hire at least 400 net new jobs in the next five years."

The bank plans to relocate to the first new building in early 2019.


"We think we could add as many as another 1,000 employees over the next five to seven years," Brooks said. "We are going to have to compete with that new JPMorgan Chase campus in Legacy West where they are putting 6,000 jobs."

On Thursday, construction will start on a 27-story condominium tower in the heart of the mixed-use development.



The Windrose Tower at Legacy West high-rise is being built next door to Liberty Mutual Insurance's new regional office complex on Headquarters Drive.

The luxury residential tower will have condos ranging from 1,850 square feet to 11,000 square feet for the penthouse.

With more than 100 homes, units in the building is expected to be priced at $1 million and up.

Their websIte also has a different square footage range.  The DMN's pricing starting at $1 Million seems unlikely as well. Did Steve get anything rigit on this one?   Did they actually start construction?

Do you mean the article you linked and with reference to which you alluded to the DMN's unreliability?  Yea, I read that article.  I'll remind you again that Steve Brown told us construction started on the Hall Arts Residences and Hotel about 3 1/2 months, which was clearly not true.  This Windrose article, which, yes, I did actually read, includes at least three pieces of information that are highly questionable, to say the least. There's no reason to lend credence to his statement that construction started.

 

So, yes, I did actually read the article.  Anyone who has followed Steve Brown's "reporting" knows that does not answer the question.  I was hoping you or someone might have some actual knowledge.  Did they actually start construction, or not?

 

And on the same note.  Any updates on the LVL 29 construction?

Simpson Strong-Tie manufacturing company will expand its McKinney facilities by 98,000 square feet this year

 

California-based Simpson Strong-Tie is expanding its current manufacturing and warehouse facilities located at 2221 Country Lane, McKinney. 



The 98,000-square-foot addition, which is expected to be complete by the end of November, will expand the company’s training center, office, manufacturing and warehouse facilities.

California tech company moves its headquarters to Plano

Originally stationed in the tech-hub of Silicon Valley, Solid Americas announced Wednesday the opening of its headquarters in Plano—adding to the growing list of companies relocating to North Texas.



Solid, a South Korean-based communications product manufacturer, will hold its open house celebration of the 20,000 square foot facility Thursday at 800 Klein Road.

The tech company specializes in providing cellular connectivity solutions for high density areas, such as stadiums, university campuses and large corporate headquarters, according to the press release. One of its current clients is Toyota’s recently-opened, 2.1 million square-foot North American headquarters.



Solid’s facility will also include a research and development center, an assembly and testing facility and a training center for clients and employees.

The Baccus family, in a partnership with Dallas-based Provident Realty Advisors, will begin construction early next year on land they've owned since the mid-1800s to transform it into a high-rise, mixed-use development.


This development, called The Legacy at Spring Creek, is a chance for the longtime Plano family to create a legacy, said Leon Backes, president of Provident Realty Advisors.


"This site is a very high-profile piece of property in one of the hottest markets in the country."



The plans for the 37-acre tract include three office buildings ranging from eight- to 10-stories, totaling up to 2 million square feet with a 200-room boutique hotel and up to 100,000 square feet of retail space.

RED Development sold the 11-acre tract at Rayzor Ranch Town Center to Kansas City-based EPC Real Estate Group, which plans to bring a 292-unit luxury apartment community, called The Village at Rayzor Ranch, to Denton next year.


The development group behind The Village at Rayzor Ranch plans to begin construction in early 2018. The community will include one- and two-bedroom homes with a resort-style pool, outdoor grills, fitness center, fire pits and a dog park.


This November, RED Development expected to open the Embassy Suites by Hilton Denton Convention Center. The 318-room suite hotel will have an indoor pool, fitness center and a Houlihan's restaurant and bar.



The hotel is also connected to a 70,000-square-foot convention center with indoor and outdoor event space to host large meetings and other events.
