1020 Yale St is a 6,806-square-foot-parcel in The Heights area. The 0.15 acre tract is situated on the corner of Yale and W 10th 1/2  St.

Located on the property is a single-family residence.  According to HCAD records, the building's square footage is 1,841. It was built in 1920, per HCAD.

110 W 10th 1/2 St, 1016 Yale St, and 1020 Yale St were for sale earlier this year.

County records indicate the properties were sold to Yale Alliance, LLC, in April.

Moderne at Yale is a proposed Class 2 subdivision replat (C2R) for the following parcels:

  • 110 W 10th 1/2 St
  • 1016 Yale St
  • 1020 Yale St

 
The plat was submitted to the Planning & Development department this week for development plat variance approval (I think).

According to proposed replat, the unrestricted reserve size is 0.39.

It appears the proposed Class 2 subdivision Moderne at Yale is in preparation for a mixed-use.

Fratelli Properties has a building design on its website titled 1020 Yale Street. It's listed as being in the design stage.


Here is the project's description:
 

  • Ground-up construction of a 15,000 sf class A retail/medical building on Yale Street in the Heights.

 

It's possible the proposed mixed-use commercial building could be named Moderne at Yale, similar to Moderne on Main (6809 N Main St).
