RockyDijohn
Lovett built a number of 4-story townhouses in Midtown/Montrose back in 2010 or so. In recent years, I only see new 3-story townhomes built by Vendome and by Mazzarino. So: Did the City of Houston change its building codes to prohibit 4-story townhomes in Montrose and Midtown? If so, when did that happen?
cspwal
When we had a friend house shopping, the house they ended up getting was 4 stories, and the realtor said that city code requires sprinklers in any residential building 4 stories or taller now. Most of the new townhouses I've seen with 4 stories are just a roof deck on top, so that may be why

However, evidently they may have made a recent modification to allow non-attached four story buildings (and the code is based on height, not how many stories IIRC) to escape the sprinkler requirement. Purdueenginerd
The building will also need an FDC or fire department connection to the sprinkler system. Normally takes up space on the building facade or near the curb.
