Yia Yia Taverna Restaurant At 2410 Richmond Ave.

Pappas Restaurants closed the Upper Kirby location of Pappadeaux Seafood Kitchen in 2020. The following year, the restaurant group announced a Greek restaurant will open at 2410 Richmond Ave. Called Yia Yia Pappas, the eatery anticipated opening in 2022.

Plans for 2410 Richmond Ave were approved for permitting last month.

Below is a screenshot of the plan review inspection report.


2410 Richmond Ave was the former location of Pappadeaux. A few years ago, Pappas Restaurants announced plans to open Yia Yia Pappas on the property.


Yia Yia Pappas is an iteration of its popular Greek restaurant Yia Yia Mary's. The restaurant operated at 4747 San Felipe until the COVID pandemic.

  • Structural permit
  • Certificate of occupancy
  • Plumbing permit



Details from the permits:

  • Use: 11,150 sf restaurant remodel 1-1-5-a2-b '15 IBC 100% Spk
  • FCC Group: Non-residential alteration



The former site of Pappadeaux will be renovated in preparation for Yia Yia Pappas. The restaurant is a rebrand of Yia Yia Mary's which was located at 4747 San Felipe.

  • FCC Group: Non-residential alteration



The former site of Pappadeaux is undergoing renovations for Yia Yia Pappas. The restaurant is a rebrand of Yia Yia Mary's which was located at 4747 San Felipe.

Houston Business Journal published an article today pertaining to last week's architectural barriers project filing for  2410 Richmond Avenue. The filing was registered with the Texas Department of Licensing and Regulation.

As mentioned in previous posts, Pappas Restaurants is turning the shuttered Pappadeaux Seafood Kitchen into a Greek restaurant. The filing lists the name as Yia Yia Taverna. However, previous reports state the name of the eatery is Yia Yia Pappas.

A spokesperson for Pappas Restaurants declined to comment on the build-out of 2410 Richmond. KSA Architecture did not respond to the Houston Business Journal’s attempts to seek comment.

While Pappas Restaurants is keeping mum for the moment, the building at 2410 Richmond is visibly under construction. Many of the exterior walls are wrapped in Tyvek, while the interior has been gutted and has a number of construction workers inside.

Pappas Restaurants obtained several permits for 2410 Richmond Ave yesterday:

  • Structural permit / building permit
  • Grading and filing permit
  • Parking variances / parking review
  • Impact water fee
