GBI International and Gemcraft Developments

B)Hey guys I have been looking around sites lately and I have found this site that has many projects in Houston by this company named GBI and Gemcraft. I wonder if they are going to be under approval and construction.

THE TWIN TOWERS

NEW HORIZON VILLAS

CENTRAL PARK HOUSTON

INTERNATIONAL INDUSTRIAL PARK

STONE BROOK AT RIVERSTONE

These are the 5 projects they proposed on the site of GBI sited here

This doesn't really tell us much.

On the contrary, it tells us a whole lot. Too much, actually. Looks to me like this is part of a pitch for financing. Most developers prefer to keep this kind of thing closer to the vest, shrouded by confidentiality agreements that nobody seems to abide by.

would say the other projects have less than 10% chance to be built out as planned. personally, just dont see multiple highrise condos going up in that submarket.

Yeah, no kidding. I don't mean to diss these guys--don't know them personally--but there are a lot of the Asian investors with ambitious dreams for Bellaire Blvd. and they seem to be motivated more out of some kind of ethnic pride than by anything else.

:mellow: Hey guys I found this website named mabuhayradio talking about one of the projects by GBI Central Park Houston that is said to be the largest asian mall in texas. Of course this presentation was in Irvine California at the time of March 29 2008 but I really dont know if that presentation ever happened but here is the site information.

thats actually the only reason i said less than 10% rather than 0%.

guess, in theory and hypothetically, it could happen.

however, i could win the lotto tomorrow and retire to a beach somewhere in the caribbean.

No need to disclaim. It's a fact that in some Asian countries, the people eat dog. They even have farms where they raise dogs like we raise cows. I've eaten dog in Asia. No need to worry about political correctness around here. Facts are facts.

And FWIW, I don't eat dogs, nor do I condone the consumption of said animals.

The dog I had was swimming in so much tomato sauce that it was hard to taste the meat, so I don't really have an opinion on the flavor. But the texture was much like pork chops.

The renderings remind me so much of the "high-minded" urban planning projects of the 1950's and 60's. Perhaps we need to start a new thread titled "Mid-century outdated." ;) Does anyone really build this stuff anymore? I'm sure it's a no-go as it is represented.

From last year but it gives additonal info on the proposals.

A land development and real estate firm is planning to build a Philippine Center as part of a 32-acre land development project in Houston, Texas.

Texas-based GBI International is proposing to develop New Horizon Villas & Central Park Houston, a 32-acre, approximately 1.3 millionsquare- foot mix-used land development project located on Beechnut Boulevard, about 10-minutes away from Downtown Houston.

According to GBI officials, the development will subdivide the 32-acres into 12-acres for residential development or 127-units single-family homes and 20-acres for commercial development with 380,000-square feet of commercial and 812 high-rise-condo units.

The Philippine Center would be part of the commercial development, which will also be home to the

Bellaire Project:

The Board of Director of GBI has decided to modify the Bellaire project into a modest concept that suits the current real estate market to meet the investment criteria of smaller commercial investor groups.

Based on the most recent research, Houston is ranked third in the nation in terms of retirement city for the baby boomers who are 55 years old and up. The demand for an upper end community, or active adult living community, for this age group is great nationwide. Camden, as an example, is a successful active adult living community.

GBI is modifying the Bellaire project into an international active-adult-living community. The design department (architect and engineering) has completed the design with about 275 units, 522 parking spaces, and a 50,000 square-foot medical center next door.

The marketing department is currently putting together the sales brochure to start the marketing process. This revised plan has drawn attention from mid-size investors with great interest.

Riverstone

After the delay due to the Ike hurricane in October2008, construction and sales at Riverstone master plan have started to pick up again. We now have the utilities installation schedule, and have re-started the sales process with local builders.

Last week, James was in Houston, meeting the builders with Paul to plan for the sales. The three original top local builders, John Laing, David Weekly and MHI are submitting their construction plan to GBI and lending institutions. The contracts are being reviewed by attorneys and ready to go to escrow.
