  1. I just don't think these will be high-income apartments. Apartments always brings in transient persons, additional tax burden, traffic, crime, etc.

    My main point is why was there so much noise made on the Katy Mill apts and yet these are being built nearby and no one says anything..... wait a minute is there something under the table ???

Not sure if I missed something but it seems that all the noise for the apartment complex near Katy Mills WAS initiated and supported by someone with specific interests in the land around Katy Mills (smells like a neighouring money grubbing developer holding out for more cash). The reason why I bring this up is that the new apartment complex construction (on the corner of Roesner and Katy Ft-Bend road) is just about a half mile away from where the low-income apartment complex was set to be built..... and I have not even heard a peep from our Mayor Elmer Fudd. The question is "why isn't Elmer out there looking for illegals" as he said in his statement.

    Hmmmpppphh must mean no one is interested or they're all tired from fighting the other developer. I feel sorry for the home owners near there since their values are about to go down.

    Plus I saw the land across the street from the new complex said something about custom homes... I doubt anyone would spend $500K on a home across the street from an apartment complex.

  3. Not sure who and why illegal immigration is associated to crime for everyone. I have never heard of or seen an illegal immigrant risk their life by crossing the river or desert to come and break into someone's car. Might as well stay in whatever country they came from. The fact is that 99% of illegal immigrants that come here are here to work and work hard they do (sometimes not even paid minimum wage). I can speak that first hand since I know many and just logically does it make sense risking deportation to mug someone, shop lift, etc.

    I think illegal immigrants are blamed for a lot of things just because they cannot come out and defend themselves (an easy scapegoat). Hey might as well blame the illegal immigrants for the end of the world (2012) as well.

    I agree with everyone on the property values and crime...etc. but why does everyone blame it on illegals....simply cause they're called illegal it means they run around doing illegal stuff....again I would think they'd be the ones trying hardest not to get caught and deported.

    I'm just disappointed that Katy residents voted in an ignorant person to such an important office.

  4. Whether or not the tenants are hispanic/asian/etc. .... the end result is a decrease in property values and safety is a fact. Now back to Mr. Elmer Fudd's (Elder) statement ...it is obvious that he is racist and it shows how much of an education he has. I can for a fact state that there are many very well-educated minorities living here in Katy that contribute daily to improving Katy and lots of Anglos that are not educated at all so race is not the issue here eventhough Mr. Fudd would like it so (it serves as his easy scapegoat). Elmer go back to your farm and live your little ignorant life since you don't have the intelligence or ingenuity to do your job.

    What a shame ... racism is still alive and really all it does is show us their ignorance. I wish instead of bashing others, they'd get up and actually do something proactive for the community (I have several of these in my neighborhood).

  5. Sorry but it was a big disappointment. I went there this past weekend. There was one guy waiting on a burger, 3 persons already eating, and myself. I stood ready to order for more than 5 minutes and they (2 persons behind the counter) did not even acknowledge me standing there waiting to place my order. I simply walked out and they didn't even care. First and last time .... Sorry but service is half of the restaurant experience for me and it is apparent that these people had no training in hospitality.

  6. What a disappointment !!!! This new HOA seemed eager to do something yet they are all talk and no action (not even a newsletter). They were good at billing the 2009 dues yet they have not even setup a meeting which was said to be in January. Don't get me wrong, Falcon Rock is a good neighborhood but the HOA is definitely a joke :lol: . I just hope they're not related to Madoff and living the good life with our money. First election there is (if any... seems like a copy cat of Hugo Chavez) ... I vote they all get off the board and start a stamp collection club or something else. It was suggested to have a constable to drive around at random times in order to give more security and they threw the idea out .... just goes to show they're probably retired and at home all day and so they don't need anyone to check on their home while we're out working.

    Here's an applause to the Falcon Rock HOA !!!!! :angry: If you don't have time to fulfill the duties you volunteered for .... give the position to someone that wants to and WILL !!!!

  7. Hey Everyone,

    Just wanted to comment on this recent addition to our Katy community and on it's food. I have been there probably around 10 times since it opened in late December and have to say that I have been personally greeted by the owner each and every time. No....I did not know him prior but he is genuinely trying to give great service to each and every one of his customers. Besides them having a television in view of almost every chair at the place ...the food is not expensive at all running at about $5 - $8 for a plate. I love that I am always seated promptly and they're always making sure your drink is full. I also like that I can take my daughter there since the place is separated into two - the bar and the restaurant area (family).

    Well anyways just wanted to comment on this place since I sincerely believe that in these bad economic times, we need to support our local restaurants and shops ... or else we won't be left with anything but McDonald's and Wal-Mart. Nothing against them but I prefer the "underdog" that treats me good over the conglomerates that will cut personnel and make me their employee by having me check out and bag my own groceries (no service). Just to clear up any doubts ... I don't work there or have any investment there .... but I hope to see you there.

  8. Sure - some of that goes to your management company. I think having a company / HOA raises property values - I would be leery of any neighborhood that didn't have some sort of formal, structured program set up. A lot of that money probably also goes to utilities (street lights), insurance, taxes, etc. There are no parks, play areas, anything like that requiring maintenance?

    We have no common areas except for the sign located at the entrance to the subdivision. I understand the mgmt company must get paid for their work but I'm not sure if we overdid it since the subdivision is so small and has basically no amenities. I just hope there is some $$$ left to maybe hire a constable or at least add something to the community besides the basic duties that the HOA mgmt company will execute.

    BTW, Anyone know what Falcon Parks is going to be ? I just saw the sign in front of the construction site on Katy Ft. Bent Road (near the Grandparkway 99). Looks like apartments but not sure. I've googled it and didn't find anything.

    There are only 3,000 households in Grand Lakes. They tell us that compared to Cinco Ranch we have way more amenities per household. Cinco has something like 10,000 houses.

    Falcon Rock has about 160 homes and HOA dues of $360/each ... estimating a total of HOA dues at around $55K to $60K annually. There is only one common area in the whole community which is the entrance sign which consists of lighting, shrubs, and flowers. Where's the $$$ ???? (no accusations here I'm sure it's safe) but if it is in a bank account somewhere will it be consumed by a new HOA mgmt company that will only serve to irritate residents and possibly foreclose on homes (as if the whole credit crunch was not enough)? Hey for $60K .... I would gladly drive around the community 4-5 times a week and give out notices.

    Don't get me wrong but I think HOAs are important but these must be always be in check by residents to ensure that funds are managed with the best utility and to build community ammenities (resulting in increased home values) not just let money sit in bank accounts that earn next to nothing in interest with today's rates. Just because this mgmt company is also Falcon Point's does not mean anything .... Falcon Rock was not built with common areas which maybe a major point in having them at Falcon Point but for keeping track of grass height, etc. I am not sure if the cost of this mgmt company may be worth it. I moved here expecting the HOA to add value and that is what I hope will happen once it is completely re-organized and ready for action (possibly adding constable service, maybe convert to a gated community, etc).

  10. For a a few months I have seen major construction in the area between Fort Bend-Katy road and Kingsland off of Grand Parkway. I wanted to know what else being built there besides the St. Lukes Medical Center and the apartment complex. I heard there would be a senior living community. Has anyone else heard anything ? I just don't want my property values to go down even lower than they will with the apartment complex. I live within a 1/4 of a mile from this area and will probably move depending on what's built there. I can't seem to get a home that doesn't end up with apartments next/near it (along with increased crime, traffic, and decreased sales values).

    Anyone know what's going on out there (so I can start calling real estate agents) ?

  11. Well...as far as I know (heard) .... the Falcon Rock HOA is under major reconstruction and I would hope they don't try to raise the annual fees since there is nothing they can use that $$$ on. We have no common areas, no pool, no park, etc. The only thing we have is the entrance sign.

    Additionally, I am really tired of seeing the unbuilt lots of Dakota Blue (1 of the 2 developers at Falcon Rock) with weeds and only maintained every few months yet no one tells them anything.

    By the way, does anyone have any comments on HOAs with regards to having a management company run it or if it should be the community members ? It seems that with smaller communities such as Falcon Rock ... all the HOA dues will just be enough to pay the management company. Does anyone out there have a succesful HOA that isnot run by a management company ?

  13. I have heard that the HOA for Falcon Rock is being taken over and the management company that manages Falcon Pointe will be the one. I heard that even though it is the same mgmt company, the two will be considered as separate HOAs still. My question is does anyone know anything on this and what is the status of HOA funds, are there any proposed goals for the new one ? Any scheduled HOA meeting dates ?
