That seems... astounding.
I wonder if the buyers are all future residents? Does anyone know if the HOA rules prohibit renting, short or long term? I'm thinking maybe people buying as an investment property, with intentions to rent?
Because $250MM is an unbelievable number.
I think a long term rentals will likely be allowed for a small percentage of the units but I doubt short term rentals are allowed.

His next project is Riverview on Asbury St. near Memorial Dr.
Is that right across the way from the St. Regis?

How's parking around Tony Marron Park? Should I plan to rideshare?

Anyone know what's going on with the apartments right in front of the allen? From the pictures it seems like they are mostly empty
Costar shows them 93% occupied so it's not empty

I think the Ivy Park Place is somewhat similar.
Yes, I agree with you. I've never seen that before from above. Have only previously admired it from JLL parking lot.

Haven't seen this style project in Houston before. Looks like something out of Chicago.

Looks like they used some old information. It's not 42 stories and there is no office component.

Since we probably all need a break from the Whitmire doomscrolling, some thoughts on East River:
Yeah, none of it is open. Yeah, every merchant there will be too expensive for most of the closest current residents (or my own midtown self) to frequent.
But here's the thing - I have never, in my entire life, seen an unfinished construction project as open to the public as this (of course, I've never been to the Sagrada Familia). I saw at least ten other people there during my tenish minutes there this afternoon.
Was that you on the motorbike? I drove by there around 4 and saw someone touring. .
My first time there since it was a just cleared field and they've really transformed it.

Looks like they hit 60% sold already. That's promising for the future of luxury condos across the city that there is enough demand for this product.

I think it's already been dimmed. Doesn't seem as bright as it was previously when it was first brought up in this thread.

I love that they've started the branding to keep it cohesive.

I'm glad this project is not just one block or even a few blocks close together but something much bigger. That being said, I'm not sure how this will work with quite a few blocks in between them that are not part of the project? I assume they're just hoping that future development will be spurred because of them?

Most of the blocks are contiguous but the other few are a few blocks over. How do you have an entertainment district split up?

I was told that the Residence is around 84% sold now with TCO for floors 16-24 and moving on up. More than a dozen closings have happened with a handful of residents actually living onsite now.

I guess the Paper City Mag link is correct. I went to the Thompson Houston hotel website and it now says
Important Notice
Opening December 21, 2023

^^^ my gosh, is it really that bright? how on earth, will patrons get any sleep? this simply cannot be real...
It's a condo so I assume if it will bother the owners enough they'll get the HOA to dial it down.

but I was somewhat surprised considering where the real estate market is right now...
It's a good time to do this type of work that doesn't cost a lot of money while you wait for the construction capital markets to get better.

Are they planning on keeping that giant surface parking lot forever? Feels kinda pointless to build a skinny highrise if you're still gonna have a huge footprint like that...
I was told that eventually an acre of that parking lot be converted into a green space/park that sits between the current pavilion and the future mixed-use that will be built in the back where the sales center is currently.

Wow, nice shots, cityliving! This building looks awesome, it’s cool how it kind of melts into the horizon like that. It’s a unique building, it’s kind of retro and futuristic at the same time. It will be really neat once they’re done.
Stay safe and cool out there!!It's nice to see some positive comments. So many cynical comments all the time on HAIF.

It's got a cool old school 1940s look to it or something.
