  1. I owned a Meritage (formerly Hammonds Homes" home in Falcon Ranch a few years ago. The quality is the same as any other home in that price range and they were really good at making changes to the plan to suit our needs, ie, wider driveway, larger garage, etc. The only negative was they only put one 4 ton AC unit in our 3000 sq. ft. home after we pleaded for 2. Our electric bill topped $500 - $600 in summer months.

  2. I have to agree about Katy area parents and their "entitled" children's attitudes. As a parent myself, I am VERY conscious of my child's behavior when I take her places. I will not put up with these antics at all. I've noticed after living in Katy for the past year or so the entitlement and spoiled brat mentality of many of the kids around here. It's especially acute in the wealthier areas like Cinco. And to watch these parents with them is aggravating. So many of them will have problems later on... <_<

    Being a Katy mom and living in Cinco Ranch myself, I could take offense with your posting, but I couldn't agree more. I could write a manual on "How to be a Katy Mom". Drive an oversized SUV while talking on the phone, a little heavy set with bermuda shorts and flip flops, bob type hair style, perfect pedicure, make sure YOUR child has the best of everything, and by all means, do not let anyone get in YOUR way!!! :D

    Well, after about 3 weeks of daily house hunting, we decided on Falcon Point.

    The Cinco Ranch area is great, but the people selling their homes a) fail to realize that it's a buyer's market and b. are detached from reality with respect to current market value.

    Grand Lakes is beautiful, and we put an offer on two homes, but again, the sellers felt their homes were worth more than what the market dictated, so those did not work out.

    I was seriously considering Pine Mill Ranch, as the value was great, but the lot sizes were way too small.

    We even looked into the older section of South Katy (Nottingham, Governor's Place, Greenway Village, etc..) and really liked the area. Since resell was a big factor for us, we didn't go with that section, as it seems most home buyers flee to the newer developments.

    The home we have a contract on now is a good balance of all of the things we wanted; quick access to major freeway, beautiful neighborhood, spacious house and good resale.

    Any thoughts from the community here at HAIF re: Falcon Point.

    I must be one of those (out of touch with reality) homeowners you are referring to. I just sold my home in Grand Lakes for $4,000 below asking price. After receiving a laughable low bid ($40,000) below asking price. Could that have been you who made that offer?

    While it is definately a buyers market, Cinco, Grand Lakes and 7 Meadows still remain strong in the resale markets. There is a reason for this. I don't want to rain on your parade, but my friend just sold her house in Falcon Point due to the ongoing deterioration of the neighnorhood. Her street became a thoroughfare for the Katy Mills Mall and the adjoining neighborhoods are becoming rental properties. Not only that, but there is a huge apartment complex going up behind the subdivision.

    The saying goes....."You get what you pay for".

  4. Katy residents need to wake up and realize that we have a mall right down the road called West Oaks Mall. Why don't people from Katy support this mall? I can get to West Oaks quicker than I can get to Katy Mills from my home in Grand Lakes. The mall has a not-so-good reputation for crime, but I went with my 10 year old daughter last Sunday and my experience was not far from being very pleasant. We went to Dillards, Macy's Express and we spent a lot of money. Sure, there are alot of stores closed, ie, Gap, Limited, Hollister, etc., but only because the genre that frequents the mall are of urban fashionista. I guarantee if the snooty Katy soccer moms would give West Oaks another chance, we can reclaim this mall and have the stores we like to shop in without having to drive so far. BTW, the people we came across that day were very friendly, polite and well groomed and I felt safe. First Colony Mall....different story!

    as for the BYOB, apparently the old location on Memorial was also BYOB. Maybe he decided carrying the liquor himself wasn't that profitable.

  6. I would like to know why they choose to ride in the street when there is a sidewalk. The cyclers are annoying and make me nervous. They want to occupy the streets and expect drivers to respect, but I don't see a lot of the cyclers respecting the drivers, i.e. driving between cars at redlights, failing to yield, etc. I hate when I get stuck between 2 riding side-by-side. Why can't they ride at George Bush or Cullen?
