  1. Here's a depressing thought but very realistic. Don't be surprised if you go by and it's already been bulldozed.

    Houston new ICON/MASCOT should be a bulldozer. We keep plowing down all of our history. :angry:

    Do you think the current property could be salvaged? Lets say there was a potential tenant with ideas of a new restaurant. Would Felix lease the space out? I like the market...with Dolce Vita, Katz, Indika, Sorrento, La Strada, Ruggles, etc. Becoming quite the culinary block.

    Apologies to all of the Felix faithful...but there seem to be multiple reasons why they didn't survive (granted they made it longer than most!) Having never been there...I can't comment.

  2. i know them...are you interested in something from there?...I wish there was something we could do....

    So...what is the family's plan? Are they sitting on the property...or plan to sell or lease? Could the current structure be remodeled, or do the improvements required prove uneconomical? It looks per HCAD that they own the eastern half of the block.

    Thanks. I've seen some recent listings in the upper $70's/sf for land with obsolete structures on top. I'm not a developer, but I just don't see the economics working at that price. I also don't see the price of townhomes increasing at those rates. Must be the national retailers driving up the price?

  4. Anyone know what is the new business going to be at 2708 Bagby (across the street from the closed down Aloha Modelling Studios)? They have been working on the building and grounds for weeks (daily including Sundays) but there is no signage as to what this business is going to be when finished. What a strange way to promote a future business establishment! Hope it's not a revamped Aloha Modelling Studio!!

    Prime Lounge is correct. It will be a "lounge" with a limited kitchen. One of the partners is the owner of Skyline Deli downtown. Now if Farb would get started and the remnants of Aloha would disappear...this would be a nice block.

  5. The construction you see is a Midtown TIRZ project...updating utilities/water/streets/etc. They currently have Helena and Baldine ripped up.

    From what I know about the Farb project, they are eventually planning the midrisde apartments mentioned above. They were unable to negotiate out of the cell tower lease, therefore the building will "surround" the tower. I've also heard this project is delayed behind higher margin projects they have planned.
