  1. Looks like ther is ground work for new construction on the NE corner of 1093 and Grand Parkway (across from the new Fort Bend County building). I heard quite a while back that this was going to be a shopping center. Does anyone have any details?

    I suppose this is the beginnings of Grand Corners. From what I read, it is 100% leased with Bed, Bath and Beyond as the major tennant.

  2. Friends live behind Creech Elem and they are none too happy about it either. And both Creech and Beck are already over-crowded. And not to mention how bad the intersection at 1093 and Mason will be, particularly during the evening commute from work.

    Cinco Ranch west of Grand Parkway seems to be clear of appartments. I guess they are still trying to sell new homes over there. I noticed that there is construction on both the north and south side of the strip center. Appartments appear to be on the S side. Wonder what the N side construction is all about?

  3. I have Farmers Insurance and it just went up $400 this year. Cover letter says: Recent hurricanes have caused greater damage then we anticipated. In order to keep premiums affordable, we must balance the rates we charge with the coverage we provide.

    I now have a new Tropical Cyclone deductible in a new policy called Farmers Next Generation. My deductibles all went up and this new Cyclone deductible is twice my other deductibles.

    I have had Farmers for cars and homes for 20 some years and have been very satisfied.

    What is everyone else doing and people with Farmers, respond to what all this really means......

    I have been with Nationwide Insurance for many years, HO and auto. Their standard policy deductible is 2% tropical cyclone, 1% all other. For a minimal charge I upgraded to 2% TS, 1% wind/hail and .5% all other. Unable to get any better deductible. I pay $1040 per year for $250K coverage which seems reasonable from my standpoint.

    I understand there are some places in the coastal areas that pay 10% or more for deductible.

  4. I noticed construction has started in Grand Corners (1093 & Grand parkway). The location looks like the county offices...can anyone confirm....also...does anyone know of more lease signings...and is it really going to be a Bed Bath & Beyond (1 down the street at Katy Mills & 1 one at West Oaks)...I heard it might be a Buy Buy Baby...(owned by Bed Bath Beyond) as they enter the Texas market in force in 2010

    You are correct. THe construction is the new county offices. I understand it should open sometime around September. I have not heard when any other development will start. I am sure the economy may have slowed things down.

  5. I was told last week that they have been ready to open for a while, but are still waiting on permits and an inspection. Hopefully, they will open soon. The location in N. Katy has great reviews on b4-u-eat.com

    They are open now. I believe they opened either Sat or Sun night. We ate there this evening. Food was very good. Service was reasonable considering they just opened. Being open for just a couple of days they have a few kinks to work out. It seemed a bit smoky (from the Fajitas). It appears that the air handler could use some adjustments. In fact, the fire alarm went off during our visit. After about 30 seconds the audio part of the alarm was turned off but the flashing lights were on all the time we were there.

  6. Does anyone know why the road has been fenced off at the end of Canal where it intersects Bellaire. This is behind the new Wal-Mart at 99 and bellaire? They have fenced off a huge area, looks like it may be another master planned community.

    I have no idea that it is true but I heard from an employee of the Whataburger next to the Walmart that the property on the other side of Bellaire from the Whataburger is supposed to be developed as a row of various restaurant chains.

    Looks like the entire area N of 1093 between Peek and 99 is being developed. The land at Peek and 1093 is being cleared now. I know for a fact that a portion of this (nearer to 99) is the county offices that I mentioned earlier. I would guess that all of it will be shopping, restaurants, offices, and perhaps apartments (hope not).

    Streets are going in there and it appears that there may be a road going in at Peek along the Grand Lakes fence line (after they finish burying the drainage ditch).

  8. Can you give more information on what a county building structure is? Is this good for the property value around the area?

    The Fort Bend County Precinct 3 offices will be moving to this property (when it's built). This will include the Constable, Justice of the Peace, the County Commissioner (Andy Meyers) and associated services. We heard about this new building 2 years ago at the Grand Lakes HOA annual meeting. It has yet to be built. I believe the holdup has been due to road access. Last year at the HOA meeting, Andy Meyers indicated that some sort of road was going to be built to make the property accessible. The property was donated to the county by the Grand Lakes development company (TMI). It is located just south of Fry on the northern most part of the large parcel at the NE corner of FM1093 and Grand Parkway.

    I don't believe there will be any negative impact to our property values. Just more traffic in the area.

  9. Where in Katy can you get free wireless??? I'd appreciate specifics on which coffee shops etc are the good places for this. Thanks.

    Dunn Brothers on Fry and Grand Parkway (near the new HEB) has free wireless. I belive they appreciate users coming in and ordering somethin.

  10. Seems that some sort of construction has begun on the North side of FM1093 between Peek Rd and Grand Parkway.

    Does anyone know what it might be? I think that land is part of the Grand Lakes development (or adjacent to it). Looks like a pretty big piece of property.

    Does anyone know of any significant projects along the Westpark Toll between Mason and Grand Parkway? Seems like a good area for development.
