  1. The Burger King in front of the towncenter opened this week. I just had lunch there. It has a sign that says it is open 24 hours. Not sure if that is just temporary or not. The interior is interesting; it has nice decor that matches the 'theme' of the Pearland Towncenter.

    It's just the drive-thru that's open 24 hours. The doors close @ 10.

  2. What I really noticed on that site plan was the planned traffic lights on Shadow Creek Parkway, especially the one at Business Center Drive. I don't know how many times I've seen (or been in) a near miss with someone pulling out of Buc-ee's. Getting a light there can't come too soon.

    Does anyone know when Shadow Creek Parkway will be widened? Seems like a lot of new businesses will be opening within a few months, and there will be more and more traffic, and cross-traffic.

    We've needed a turning lane on Shadow Creek Parkway going east to turn on Reflection Bay since Shadow Creek opened. There's not even a shoulder you can pull into. With traffic going 50-60mph..you can easily get rear ended by someone not paying attention. I've even passed by a few accidents there.

    Now with the shopping center opening up in that intersection..they just created a nice safe turning lane there right after Reflection Bay, for a shopping center that's not even open.

    They wouldn't want you to get hurt in a car accident before you can give them some sales tax revenue..no way.

  3. Hi guys, I just seen this forum and I thought it will be helpful for people looking for a house in Pearland.

    After searching for over two months for a home, from Pearland Parkway to Sugar Land, I finally signed with NewMark at Enclave at Southern Trails in February this year. I really like the Enclave at Southern Trails because it is separated from the main Southern Trails and from Shadow Creek and landscaped beautifully. Also I found NewMark is more value for money comparing to Ashton Wood and Imperial. All builders are good, but the basic package itself from NewMark is coming free with a lot of upgrades that other builders charges. Also their design centre is superb and very cheap. My house is almost finished and the guys in the office are very co-operative and ready to do whatever I feel needed. The house is indeed looks beautiful. Now I can't wait my closing and intend to move as soon as the closing is over. Guys I really saved atleast 50-60 thousand dollars for a house with 3550 sq. ft with detached garrage and 5 bedrooms/ gameroom/ 3 1/2 bath with large livingroom comparing to Shadow creek, sugarland, stafford or missouri city.

    If you see the upgrades they give you, I think you will be more interested there. Now they are selling their newly allotted lots near the new lake and the sales person told me that in th 22 lots they already had booking for 15 lots.. Good for ST.. A nice community to live.. I hope..

  4. I think dizzyedge bought in the 70' section, maybe he can add more to this. I think he was supposed to close on his house very soon.

    I didn't end up closing on the house cause of all the break-ins in the new Oak Hollow section.

    There were 2 sets of break-ins in April...both delaying my closing which was already late.

    Not only did they steal from my house...but also several empty Imperial inventory homes & one owner that closed on his home, but didn't move in yet.

    My house was stolen from at least 4 times in the past 5 months. These weren't 'casual', pick up some material left on the floor thefts, but a lot more organized & violent. In the last 2 thefts they broke open the rear door, tearing apart the door frame. Then they ripped the alarm siren from the wall & stole the front door. They did this to several other homes before getting away.

    After the 3rd theft, Ashton Woods put a computer printed sign on my doors saying that the house is under video surveillance...without actually having video surveillance like the Trendmaker section does....so they took it in their return trip.

    I bet the thugs are having a good laugh over Corona's right about now.

    The last theft, discovered a couple hours before my closing, was the last straw...we no longer felt safe there.

    There goes 8 months of my life wasted planning on this house.

    Obviously their undercover security is not enough...who knows, they're probably in on it.

    All the thefts happened late night after hours..hopefully they step up their watch before they lose any more sales.

    If not, buy a shotgun if you plan on living in that section.

  5. More info on the Southern Trails fitness center and pool. There is a $10 processing fee for each key fob issued to give you access to the facility (pool & fitness room). The pool opens this year on May 24th and will be open through Sept 1st. The pool is closed on Mondays for cleaning.

    Wow..so after the $750 HOA Fee, $100 HOA Transfer Fee, and a $375 suprise there's an extra HOA fee we didn't tell you about until closing day..they want to charge $10 per key?

    Absurd.

  6. I took a drive through some of the phase 3 & 4 subdivisions this past weekend, and there are signs of new life.

    Pelican shores had quite a bit of new 'sold' signs as well as startups. The builders appeared to be Meritage and Westin. Eden Cove showed life too, with several noticeable startups. Arbor Lakes seemed to have the least activity, but it did have some. It looks like Ryland sold some of the lots they bought from Newmark in Arbor Lakes to Westin, although it didn't look like Westin had sold many yet.

    I guess the lower interest rates and builder incentives are starting to bring out some buyers. I just wonder how many of those buyers have done their homework about the area.

    Even my realtor didn't do her homework before showing me homes in Eden Cove recently.

    Perry has some real nice homes with great floorplans with big incentives in Eden Cove. The only thing that stopped me was the dump..oh yea..and the schools.

  7. Southfork between CR 92 and 288 is another good one. Posted 30! Two lanes each direction with a median and sidewalks 20 feet from the road. Yes, there are subdivision entrances but no houses front on this road. There's occasionally a Brazoria County sheriff's deputy out there hiding behind some trees and they usually get someone. This should be at least 40.

    Yep, I saw him out there yesterday morning hiding behind some bushes. It's a good thing they don't have laser radars..I can pick up his signal way ahead of time.

    There's no reason that street should be 30mph. There's nothing in that stretch, even schools.

    ...Another example of unfair taxation.

Yesterday I was driving by the stepchild of Southern Trails (The Enclave at Southern Trails, all by itself across CR 48) and noticed that one of the new homes that backs up to CR 48 has a newly installed wood fence across the rear property line. Not only is the fence visible through the wrought iron that sits atop the brick wall, it is taller than both of them combined. I would hope that the HOA addresses this ASAP, and hope even more that they didn't authorize it in the first place. While the fence is nice and new today, it will age and deteriorate over time. The fact that it is so visible detracts from the uniformity that was intended when the developer built the wall around the community. And even if this homeowner takes meticulous care of the fence, what is to prevent his neighbor from installing one and not maintaining it? And the guy two doors down might put one up and paint or stain it. Before you know it, what the developer intended to be appealing, could turn into an eyesore created by homeowners.

    Who's great idea was it to have that kind of brick/fence wall? Their backyard is visible to whoever drives along that road. There is zero privacy!

    I think I remember a wooden fence there, until it was replaced by this...I bet those homeowners were pissed. I would have put up something also.

  9. 2. 53 in a 35 on Kirby.

    - My argument here is that this road should not be a 35 MPH zone.

    - It is 2 lanes each way, with a 10 yd median in between.

    - There are NO roads or parking lots feeding in this zone

    - There are NO traffic signals or stop signs in this zone

    - The traffic is incredibly LIGHT

    - Everyone routinely drives 50 MPH+ on this road (and I now get my doors blown off when driving 35)

    - FM 518 (Pearland's main road) is 2 lanes each way, with NO median, tons of strip mall entry, the busiest road in town by far, traffic lights galore, and is a 45 MPH zone!

    - McHard Rd (runs perpendicular to Kirby) is also 4 lanes with NO median, and is a 60 MPH Zone!

    - The old SINGLE lane road just west and parallel to Kirby, which has residential entries, is a 40 MPH zone!

    The area where I live now got annexed by Pearland last year. The 1st thing they did was reduce the speed limits and put up stop signs in unnecessary annoying places.

    It's all about the money.

    One Pearland cop who lives in my neighborhood got sneaky. He normally parks his patrol car in the street...but every once in a while..he's in it with his radar on, giving tickets to anyone who goes over 25.

    Kirby has no business being 35mph..it's ridiculous.

    They clearly aren't using the '85th percentile method' or a recommendation by a traffic engineer..but are controlling the speed limits to tax the public.

    I wish they'd put speed limits on streets up for discusson, instead of deciding it for themselves.

  10. In an attempt to steer this thread back on topic, take a peek at this large home for sale in Southern Trails. It is a (new) inventory home by Ashton Woods. It's on my street, at the end of the cul-de-sac, and I'm looking for some good neighbors to move in! :P

    Looks good except for the brick indoors..but i guess some folks like it.

    Nice floor plan too, like most Ashton Woods plans.

    Woah..it has 50k in upgrades! You can expect at least 30k off that asking price.

  11. In the last two weeks, we have noticed a sudden rash of 'sold' signs on inventory homes and lots in our section of Southern Trails (Sage Meadows, 60'). These sales are on Weekley and Ashton Woods homes. I emailed my sales agent and she confirmed that they have made about half-a-dozen sales recently. Maybe word is getting out about this quality community, and its location. Maybe the new year is bringing out the buyers who have been sitting on the fence. Maybe both.

    Yea..Imperial homes also signed on a 3 homes in the past month, offering extra incentives to get some more sales in, in '07.

  12. Not really. It's not any further south than Spring or The Woodlands is north, or Katy is west. By way of the crow, it's actually closer.

    True..but there's reason to go farther west than Katy or farther north than Woodlands. If you live in those locations, it would be easier for you to make those out of city treks.

    There's not much south of Alvin. It'll be good for those who work in Lake Jackson/Freeport..but that's about it.

    No..that's the community across the street from Country Place

    A friend of mine used to work at the club house at Country Place. The club house is pretty nice for parties! Big screen,nice stereo system, kitchen, gym, etc..and they have regular activities going on.

    The houses there are U.S. Homes & there have been complaints about the home quality.

  14. I am living in Shadow Creek Ranch. Actually, the odor is a problem here. I have a little two year old girl and it worries me a lot that we live close to landfill. For example, yesterday the order was so bad that first I smell it inside the house. I checked it outside how strong it was, and it was unbelievably bad. I could not believe that in the US something like this possible to happen. Why did they build such a butterfly community close to such a big landfill?

    I would not recommend my friend to buy a house here. Shadow Creek Ranch is a butterfly place, but I don't enjoy living here. I always afraid that this smell could be poisoning to my baby. Think very carefully before buying house here. First you have to smell the bad odor we have here, before making your decision about moving to Shadow Creek Ranch. I am disappointed in Shadow Creek Ranch. I wish I knew about the odor before we bought a house here.

    That is what I realy think. Sorry.

    Maria..which side of Shadow Creek do you live in? Is it east or west of Kingsley?

  15. twgreen, can you tell me if the landscaping at the entrance to Southern Trails will eventually look like the photo I've attached? I pulled the photo from David Weekley's site advertising Southern Trails. Can you tell me if that little forest of trees will indeed be planted as frontage, or was that just an artist's conception? Thanks.

    I hope not..i'm not so into it.

    It looks like a Sienna Plantation section.

    It'll block the view of the beautiful Trendmaker homes in the front.

  16. It's not a grocery store..it's a show.

    The prices sucked...almost everything is more expensive than other HEB's and the Walmart across the street.

    The only item I found was cheaper, is milk.

    Since Walmart won't be as crowded..i'll keep doing my shopping there so I can get in & out quickly & not get distracted by the Cooking Connection chefs & everyone else that has a mic, screaming into the crowd.

  17. I have to say I went to Mely's once and hated it. That was a few months back ... I like Sam's boat idea, but what a horrible location!!! Sam's boat usually has nice patios, but if they put in a patio here there will be a nice parking lot for the view! What were they thinking??? They should have waiting and put it in at waterlights next to water!

    Yea the food @ Mely's at the new location was not up to par.

    I miss the old Mely's at the old location..they had live music & it was always packed..Friday & Saturday nights had long waiting lines..and the food was excellent.

    Then the crappy overhyped Mexican restaurants closer to 288 came in & stole their business.

    It was all downhill from then.

    I have to travel into town or east to the Baybrook area for good Mexican food now.

  18. Shadow Creek Ranch announced where the Fort Bend ISD neighborhoods are zoned.

    SCR in Fort Bend County is zoned to Willowridge HS, McAuliffe MS, and Blue Ridge ES. All three schools are in Houston.

    In 2005 it was announced that FBISD residents could send their kids to Marek ES (on the Brazoria County side in Alvin ISD) until FBISD builds new schools. So far FBISD has not built schools for the FBISD part of SCR http://www.thefacts.com/story.lasso?ewcd=93cbae23a45c958b

    Woah..that sucks..Willowridge & McAuliffe are horrible.

    The chances that your kid will get beat up several times & get bullied regularly is pretty high.

    Trust me..i went to Missouri City Middle School...it's pretty similar to McAuliffe. I'm thankful my parents moved before I had to go to Willowridge.

    Spending all that money on a house and paying those taxes..and you have to send your kids to those crappy schools? I'd definitely be looking to sue them for false advertising or something.
