  1. I just can not believe some developer did not demolish old apartments for low income people and build nice townhomes. For god's sakes you have apartments for rent around $500 located 3-4 blocks away from the Galleria border. Unbelievable. There must be some kind of zoning or city regulation that keeps developers out of there. It is my guess of course.

  2. This is not true

    Sales amount in MLS does not represent the true sale price of a property. Because that figure is entered by a realtor/broker and it is not audited nor supervised. So they can not be trusted.

    Ask any realtor, they will say the same thing. Actually some of those amounts are entered just to mislead a future potential buyer's realtor/broker.

    Usually this amount is inflated so that in the future, if you want to sell you can ask for more.

    I even went to County records, and the clerk in the County office told me that the records that they have only represents the loan that the buyer received not the total price he had given.

    To sum up, in Texas, there is no way to find out how much a property was purchased before.

    State of Texas should do something about this. This is crazy.

  3. I wasn't sure which forum to post this in, but Real Estate seemed the most fitting.

    The Loop has been experiencing a townhome boom over the last 5 years or so. Is this something unique to Houston? I lived around Alamo Heights in San Antonio for the last 4 years (sort of equivalent to inside the loop), and I did not notice the same townhome buildup that Houston is experiencing. Is it happening in Dallas? Austin? Fort Worth? the rest of the country?

    Dunno about other places but Houston inner loop sure does have a boom going on. Just went there today to check out to see the construction between Memorial Park and Allen Parkway. It is just unbelievable.

    I have seen so many houses being built and at the same time you can see cars, SUV's stopping and questioning the Mexican labourers as to how much or when is it gonna finish.

    What striked me the most is the fact that you see 400K townhouses with beautiful model-like women sitting in their patios chatting on the cellphone and on the next lot there is a slum with dogs running around and their yard looks like a junkyard. Oh and the house looks older than Tom Sawyer's hut.

    I am dying to see the same area in 5 years again. But before that, I need to grab something out there. If not then the 5th ward. I don't want to miss the train this time.

    Howcome you are paying that low compared to others here? Is your AC unit the most efficient and expensive?

  5. Slowly but surely south Main is making a turn around. All the cheap Motels are closing (remember the Surrey House?) and being replaced with high end buildings. But until the low priced apartments are taken care off, it won't make the big comeback possible. An aside. I hope the city keeps those oak trees they planted for the super bowl, nicely trimmed. Oaks need to be trimmed or else they'll end up looking like big bushes. Should look like the Rice U area, oh in say about 50 years!

    Yeah I see the same development everytime I go to Target on South Main. It is a slow development but it sure is there. That is why the condo/apartments are priced decently.

  6. I have been living in Galleria area for over 5 years now and me and my wife are looking to purchase a townhouse around this area. What I realized is north, west and east sides are extremely expensive whereas southern side which is mostly populated by low income residents are very cheap. It is like a mile away from Galleria mall and 1/5th of the price in Galleria. You walk less than a mile and price drops 1/5.

    So my question is howcome that area I mean where the Bayland park and its surrounding areas did not develop till this time. I do not see an organic expansion of Galleria which does not make sense. It is almost next to Galleria center at the cross sections of 59 and 610 next to Bellaire yet houses and land is ridiculously cheap.

    Across from Bayland Park on Elm street brand new tiny, small 2 bedroom townhouses are going for 400K, but on the other side of the park you can get it for much cheaper though there is no new development. Go figure...

    How come no developer ever purchased the cheap rental units occupied mostly by poorest people in town, tear it down and built a new one? Any ideas? Or am I missing something here?
