I am curious about how lower Galleria (mainly the area surrounded by Fountain View, South Rice, Bellaire blvd and Westpark) will look like in 10-15 years. Do you guys think apartments in this area will be demolished and new townhomes and condos will take their place? The location is perfect, but area is full with low income apartments . Is it a good idea to buy some land or an apartment complex right now before the gentrification takes place?

How come high rises cost more than mid rise condos? High rise should cost less since same size of land is used to produce more units compared to mid rise apartments. I especially see this discrepancy in upscale communities. What gives? Is it because high rise apartments are generally more luxurious or because high rise construction itself is very costly? Just curious.

How do you guys find out how much a home is sold for? I checked the zillow for some homes in Houston and it did not give the sale prices for any of them. I also checked the domania and few other websites with no luck. Please help.

There are several new housing develeopments in the medical center area. 1000 square foot homes are going for 170K or more. However, there are a glut of cheap condos very close to these developments going for 40k or more. How come developers do not demolish these relatively old complexes and build luxury housing? Do you guys think it is a good idea to buy these cheap condos for the investment purposes? I am just curious.
