  1. I'm with State Farm (in SCR) and was required to go with Texas Windstorm for wind & hail. My neighbors are generally doing the same. About a year ago I noticed Farmers Insurance was advertising full wind & hail coverage for Pearland. Not sure if it's still available. I think the bottom line is the insurers simply look at coastal counties. In SCR, I think we're further inland than many areas in some 2nd tier inland counties. Your quote from USAA looks on target, depending on the size of your house. In the end, we pay a little more in northern Brazoria for home insurance (although car may be cheaper than Harris?). One of the positives though is we are about as far inland as you can be & still have the inland II building code with hurricane straps, garage door bracing, etc.

  2. The new police station is to be built on Cullen near 518. It will also house the new municipal courts. I don't know of any plans to build a station in or around SCR. As I have stated in another thread on this subject part of the problem is that major portions of the west side of Pearland are not in the City of Pearland. SCR is however the Wal Mart on 518 near 288 is not. Also large areas of Silverlake and Silvercrest are not in the city either. Those areas are patroled by the Brazoria County Sheirfs department. We in the Pearland area of Brazoria County have long been the semi bastard step children of the county that act to much like the people in Houston than the people in Angleton which means our needs are many times ignored. Part of your calls, e-mails, and letters should be directed to the sheirfs office in Angleton. They need to also step up their enforcement in the area.

    I've seen a few references on the internet (City of Pearland and SCR websites) discussing a police substation on Shadow Creek Parkway. I've also seen one of the blue SCR signs saying "future police/fire station". Here's hoping it actually happens.......

    Good point about also contacting the Sheriff's office in Angleton.....

  3. I will be writing to the City and/or councilmembers to express my concerns regarding this.

    Luckily, I believe a new police station is planned immediately adjacent to SCR.

    12thman, after this and Target, what was the third incident you were referring to? If we're lucky, maybe some of these incidents are being performed by the same group.

  4. I have State Farm, but also was required to go with the Texas Windstorm Assoc. for wind & hail. I recall seeing an ad (6 mo. ago) in Pearland for all-inclusive coverage from Farmers. I bought in the area after Rita & pay approx. 2K/yr. for 200K or so of coverage on both policies.

    I get the feeling this is kind of high, but I do like the fact that we have a "better" building code in the area. For example, my house in SCR is within a few miles of both Harris and Ft. Bend counties, but has hurricane straps, etc. Not sure that houses in the other counties do? In NW Brazoria, we're about as far as you can be from the coast & still have these codes (I think).

    Sounds like people in this thread are having different experiences even with similar insurance companies. May have to do with your history with a company, pre/post Rita, etc. I've had State Farm my whole life, but was a renter previously. Glad you asked this, I'll be curious to see the different responses.......

  5. That really stinks. Pardon the pun. Will that ever change? Where are you supposed to put the trash while waiting for the pickup. What if it rains during that time. Infestation of flies...smells? That just doesn't sound right...to have very nice houses with trash sitting on the front lawn. That is so odd....

    The reason for no trash cans is they don't want everyone leaving them on the curb and then not picking them up for days - that looks bad. SCR rules state you can't put trash out until after 6pm & it has to be bagged up, etc. The trash guys then come by in the morning, and the neighborhood looks good by 9am. With trash cans, they'd be sitting out all day or longer until people get home. You can still obviously buy & keep a trash can in your garage or backyard, just don't take it to the curb. I personally like this system.........

  6. I moved into SCR this past April. Love the neighborhood & have never been concerned about flooding. The past few days however have concerned me a little bit.

    In looking at the closest Harris County Emergency Management rain gauge (Clear Creek at 288; http://www.hcoem.org/default2.php), SCR received approx. 10 in. total rain in the last 5 days, 3 of these 10 in the last 3 days, and almost nothing these last two days. There was a time a few days ago when their stream gauge had Clear Creek at 288 at over a 500-yr. flood level - but I couldn't find that info. later & it's likely an error.

    My biggest concern is with the very slow rate of drop in the ponds. I know the master drainage plan is designed to hold water on-site to mitigate downstream floods along Clear Creek, but in my opinion we may have had widespread street flooding last night if we'd received the large rainfall predicted. We have had little to no rainfall the past 2-3 days & the pond near my house has only gone down 2-3 feet (after coming up over 10 feet. This 10 ft. is a guess.... I live near the most southeastern pond in SCR and it was approx. 3-4 ft. from spilling over. Had we received a big rain last night, our storm sewers would likely have backed up into our streets. Not sure how much storage the streets would provide until water reached houses. Probably quite a bit, but I have a bad feeling my part of SCR is slightly lower - all the ponds on the west side were lower than the east side last night.

    In the end, the system did its job and I never saw even street flooding. I feel we may have just been lucky, though.

    I'm not sure if they coordinated with HCFCD as SCR is not in Harris County. The floodplain map depicts my neighborhood not being in a floodplain, but did show one not far to the west (in SCR). With the master drainage plan & development that's taken place, these old maps are likely irrelevant. Flood Ins. at my house is cheap.

    A few questions I'd like to know are:

    1. Could they keep the ponds slightly lower so we'd have more storage?

    2. I'd like to see a copy of the drainage plan. Are all ponds connected & do they all (even the far SE pond) flow north to the "Clear Creek Relief" you cross on Shadow Creek Pkwy?

    3. What maintenance is required on the ponds & who does it? Maybe we have some debris problems?

    4. Could ponds be lowered more quickly in an emergency? Depends on the elevation of Clear Creek likely.

    5. Are the streets part of the storage design for very extreme events?

    In all, it's a great neighborhood with well designed amenities. Just got a little spooked with the very full ponds and the doomsday weather forecasts for last night. Maybe some more info. is all I need.......... or a little pond maintenance.
