@McD.land are you able to share any updates regarding the former Greyhound bus station at 2121 Main St?
I think the construction post that was mentioned the other day may be from the group that had it under contract last fall. They dropped the contract in December. There has been a group negotiating on the entire portfolio, but nothing has been agreed to. And I think you are right about the typo with the city.

An aging River Oaks office building built in 1968 is up for sale! Totaling 1.69 acres, we should see a high-rise here in a few years.
Directly across the street from Lamar High School.
Loopnet listing:

A select few slides from the property flyer:
It's a great piece of property!

Building looks like it would make a good funplex/bowling/skating rink/lazertag type building.
I wish it was in a less urban setting so it could be saved.
I will be happy if this site and the ones to the left, right, north and south of it all became 4 story apartments like this area:
The building is going to be demolished.

It appears 7000 Harrisburg Boulevard has changed hands again. This is based on documents recorded last week to the Harris County Clerk's database.
According to the warranty deed, an entity named 7000 Harrisburg, LLC acquired the Magnolia Park property. I think the entity is connected to Pipeline Realty. Pipeline Realty is a local commercial real estate firm.Yes, it closed last Wednesday. Greyhound has been the tenant for years there and the current lease goes out another 7 years.

Rumor on the street is that ROD is under contract...anyone have an idea of who the buyer is?

Nice. I figured as much :D Wasn't sure though because they definitely haven't enforced any trespassing so far on that building beyond boarding up the windows. Excited to see what unfolds on these blocks.
I wonder if my landlord knows the person, he mentioned early this year that a person he knew was buying up the blocks, the old BofA building, etc. but staying quiet about it.No, the Buyer has not bought anything in Midtown previously. We should know in January if the deal will move forward, fingers crossed!

Much appreciated. We still have the Elevated for now.. still plenty of horns to be heard. But man, when people park to let folks out and a bus runs up on them, 12 noon or 4AM it doesn't matter, they just basically lean into the horn and don't stop until they move.
They aren't messing around, its not even closed yet, they got paper on the windows...
anyone have any clue who is already under contract for the place? I though greyhound had it till Oct 2024... nice surprise, but I guess they got let out early?
I'm the listing broker. The Buyer is confidential for now. All portals will be boarded up Friday and the fence up, security will be present. Greyhound requested release from the lease early. I hope things get quieter for you!

The fence to secure the site is scheduled to be installed Friday. Building will also be secured.

Houston Chronicle published an article today about Greyhound closing its Midtown bus station at 2121 Main St:
Downtown Houston’s much-maligned Greyhound bus terminal will be empty Thursday, as the bus operator shifts service to an East End location.
Greyhound on Tuesday confirmed all buses will operate out of 7000 Harrisburg location, near 69th Street, effective Nov. 30.
Yup.

Wait so someone has already put 2121 Main St location under contract? And I'm assuming such entity will be leasing at least part of the space out to Metro via @Brooklyn173's post? If so, Metro has their own police so that corner will be much different going forward, in addition to what @McD.land said. If not, still a huge deal that its already under contract, did not expect that.
Greyhound is vacating the Main ST location later this week. there is no connection to METRO on this site. Metro has a facility nextdoor tot he Greyhound station on Harrisburg.

2121 Main st, currently the Greyhound Bus Station/Midtown, will be closing its doors later this week, services will move to their location on Harrisburg.
2121 Main is currently under contract.
The owners are having a fence put up once they have vacated, and Midtown SEAL Security as well as HPD have been contacted and will be patrolling the block, and will be removing trespassers with the Owner's consent. Midtown District has been extremely helpful and cooperative with the current Owners. This should be very good for Midtown.
In addition, the Harrisburg location - Greyhound has renewed their lease for 10 years. The property is under contract and should close by the end of the year to a reputable local Buyer.

On Harrisburg, Greyhound has extended its lease for 10 years. The property is under contract, closes next month. Expect to see a big change in activity as business will push to this site with the Midtown closure.

They are moving to a curbside concept, potentially operating out of retail/hotel type locations, and not a full size "station".

What does your team do?
My team? We are the listing brokers at Cushman Wakefield.

Our understanding is that they are moving to a curbside concept, probably leasing a presence in several locations (maybe hotels) and not having a big terminal or station anymore....which is not financially effective for what they do.

Houston Chronicle finally reports the listing of the Greyhound bus station site at 2121 Main St.
"Cushman didn’t disclose the list price of the property, but it has an appraised value of $7.7 million and includes a 33,000 square-foot Greyhound building, according to Harris County Central Appraisal District records."
https://www.houstonchronicle.com/business/real-estate/article/greyhound-mcdonalds-midtown-houston-skypark-pierce-17742026.phpIt is listed for $11 M. Greyhound has a lease that runs through Oct of 2024.

Typically, do tenants leave months before their lease expires or is it usually right when the lease expires?
They should be out when the lease is up. And my understanding is they are willing to exit early.

My team has the Greyhound site at 2121 Main listed on the market. Lease expires Oct 2024. We are meeting with McDonalds this week to discuss the site as it is definitely closed.

Had a quick chat with the owner to confirm, that construction note was part of a MF pipeline report for MMG (investment sales team) from Q4 - from when the property was under contract. 2121 has not been sold and there are no plans on it at this time. We are still working on finding a good buyer for it!
