Not just NRG but Houston Sports venues as a whole are getting left behind... Was in Denver a few months ago and the area around the Rockys area, made me understand how underutilized the Area around Minunte maid, Toyota and even Shell Engery is by comparison

There is no real expense as most parks are donated land and the city only has to maintain the property, given the cost to send out a cleaning crew once a month is minimal, it lack of structures( outside of the basketball court and the field... ) it really doesn't even register on the budget

Wasn't going to get into it, but all this" woe is me' is what really embarrassing about this. Yes it sucks to lose out to Dallas, but that the cookie, as someone said, Dallas simply put more effort into it. But Houston is far from hurting .. TMC Helix is still powering along.. and to be honest this could a catalyst for the TMC to push ahead with the rest of it plans like TMC bioport and expansion of the southern portion of the Medical district. The last time Houston lost out on a national bid it spurred the birth of the innovation district , didn't it?)
Houston taken some L but also won alot... not getting the Space force...caused Houston to double down on it commit to being a major space hub...( every time I turn around Space port Houston is growing with some new company or contract or building).
Remember when Dallas swore the trinity river project would put Houston bayou renovation to shame? Yeah They are still a ditch and we are building whole communities along our bayous now.
Shipping channels has to stay being upgraded because it keeps growing.
We are Houston we will be better than fine

Both the state budget that includes the money for this (HB 1) and the enabling bill to create the commission and research fund (HB 3447) have been passed by the legislature. The budget is being examined by the comptroller and HB 3447 has been sent to Governor Abbott's desk. He was an early endorser of this plan so it should be a foregone conclusion that he'll sign them both/allow them to become law. We can hopefully look forward to planning and construction to commence on this massive facility in the next two years!
I'm convinced in time with the right decisions The spaceport could come to be for Houston what the TMC has become.. it might not reach fruition in our life time but 60 to 70 years ... who knows

I'd definitely take density over height. Downtown Houston continues to improve but still has a long ways to go ... especially the southern part (which has improved in some areas over the past several years). My gym is the Downtown YMCA ... when working out you get a lovely view of an ugly, fenced in lot (Travis @ Pease) and from the parking garage you get an amazing view of Downtown's most iconic eyesore, the abandoned Days Inn.
That all being said, Discovery West is looking so good rising above Disco Green .... that along with Parkside are such great additions to that part of Downtown.
if the Bell building goes thu with the conversation , the effect it will have on that area will be massive, with.the demise of the Greyhound and potentially the Mcdonalds ...I think south side will not be recognizable in another 10 years

But there are still sooo many acres of surface parking and so many lifeless parking garages here. I haven't spent much time in Dallas, so I may be wrong, but my sense from the Google Streetview machine is that it's at least more "filled out" than downtown Houston.
We're making great progress, but there's still a big mountain left to climb.
filled out and vibrant or not always the same thing... for example , I see nothing like main street in Dallas, and with the renewed interest in turning older buildings into residential, that could be a even bigger population boom for the DT area .
DG green continues to have a massive effect on it area , it presence lead to the Hilton, The new Residential beside the Hilton, Shanka new tower( and possibly two more) ..plus another high rise or mid rise is planed in that area if memory serves.. the effect have created active clusters the a majority of the time..
That includes other parts of DT like Hermann square, that that park has become a active cluster itself..of high-rises
now with the new park ..it only logical to assume we will see at some point it to have a effect on it immediate area..
and really there still huge swash of land on the post..it only a matter of time before a high rise or a hotel comes a knocking wanting to build on that land ..
My honest prediction ( DT houston vastly surpass DT Dallas in the next decade ( baring economic chaos)

..I went ....Houston should focus on density anyway, let Austin and Dallas get into pissing contest about Tallest building in Texas... what does it matter if over the next 10 to 15 years we turn our core into a dense walkable zone.
imagine a day were Downtown, Monroe, TMC, midtown( via ion district) all bleed into each other

the medical center has always been just a collection of office and medical buildings ...this creates a actual centralized gathering spot for , walks, restaurants, shopping etc etc .. a true core for TMC

feel like Montrose & westhimer has the potential to be the central point for Montrose.. but it largely depends on what happens to the lot on the corner... ..don't just throw up some generic builds or apartment complex

And what has Dallas promised that actually lived up to the hype? Yeah they secured the 2 billion..project but that will be spread across three different cities including Houston.. so ultimately it became more of a bragging right, than a tangible game changer...
Meanwhile TMC Helix is still in early build out
