Most architects would love to "finish" the design, but have to value engineer everything into the developer's budget, not to mention accommodate Houston's insane parking requirements that created that 10-level CMU wall.
I'm sure there's an earlier design somewhere that was more complete

The look and layout is pretty close to Hotel San Jose, which is 200-250 typically, so not that bad! Look forward to having it nearby.

Everything you're naming is downtown, except La Colombe d’Or, which starts at 500 a night. I'm happy to have a place for my parents to stay nearby, Montrose needed something like this!

The Menil masterplan includes building a residential tower eventually on Richmond.
The idea is to add back the number of units demo'd from the old garden apartments that used to be at the park location, but in a smaller footprint. Hopefully that's the next project once the hotel is done.
