Pearland is booming. Wanted to start a forum on anything and everything going up in the Pearland area Shadow Creek Parkway in particular is becoming a center of attention for retail centers. If you know something, post it.

Telfair homes are selling quick and they are taking deposits on lots right now. The website www.mrtelfair.com has all the builders floorplans and prices available. The pre-sales probably will not be completed for another 5-6 months from now.

Canyon Gate at the Brazos hasn't quite taken off like some expected it to and resale has been level. It's a nice subdivision but the HOA yearly fees are high and you can most likely get more for your money in the Greatwood or New Territory area. Only one section of Canyon Gate is Gated which, I have been told, is deceiving to a lot of people. The good thing about the area is that the homes are newer and the subdivision has some great amenities. As of right now, there are 37 homes for sale ranging from $139,000 to $275,000. Just wanted to get some takes on what you guys think about the Telfair subdivsion being so close to the Sugar Land airport. It's inevitable that there will be an extreme amount of air traffic there soon with Sugar Land growing so rapidly. Also heard that Fed-Ex will be flying cargo planes out of there pretty soon. I'm a Realtor in the Greatwood area and also plan on marketing the Telfair area. Feedback would be great and any input is appreciated!

Bacchus... I am representing a builder in the area... thought you might want to some factual information.
We are building three detached townhomes (aka single family dwellings) at the corner of Malone and Venice in Rice Military....
Lot cost $203,000
Price Per Sq Ft to Build ranges anywhere from $75 to $85 ... but finally coming down after Hurricane Katrina spiked the price of materials.
Sold corner unit in 9 days after listing before construction started.
Asking Price: $349,000
