A prime Heights space will soon be home to a new bar and lounge. Best Regards will open this spring in the former Chivos space at 222 W. 11th St.

Founded by commercial real estate veteran Morgan Hansen, Best Regards will serve people looking for an upscale bar and lounge. Patrons of Best Regards will dine on shareable plates, sip cocktails, and enjoy music by DJs and other performers.

“I’m very excited to bring a new, elevated bar experience to the Heights and deliver premium cocktails in a beautifully designed space,” Hansen said in a statement. “Mixed with a rotating roster of international DJs, live music, and an international tapas menu that transitions from brunch to late night, our social lounge will be a must visit Houston destination.

The bar’s design will be anchored by a central bar. Inside, patrons will find “intimate seating vignettes built for conversation,” according to a release. A covered patio will give the outdoor seating all-weather utility.

In addition to an extensive selection of cocktails, beverage options will include wine, champagne, and non-alcoholic drinks. Food options will consist of shareable, snackable plates such as charcuterie, bruschetta, and other Mediterranean-inspired, tapas-style dishes. Brunch will be served on the weekends.

“We’re working with a team of top-notch Houston nightlife veterans and will deliver an energetic all-day experience like no other found in Houston,” Hansen added. “We are very excited to showcase the team’s hard work and bring an electric energy to this prolific intersection of the Heights.”

Best Regards will join a thriving group of restaurants and bars on 11th Street. It will be located near establishments such as Eight Row Flint, Trattoria Sofia, Loro, and Dish Society. The Heights is home to a number of popular bars, including Heights Bier Garten, Johnny’s Gold Brick, Lei Low, and Permission Whiskey & Service Co.

  3. "10 and Heights isn’t the only development soon to be a destination in the Heights. The upcoming Durham Row, which will be located at 1239 N. Durham Dr. between West 13th Street and West 12th Street, is owned by Brinker/Sloan Properties and The Blue Ox Group is also its leasing agent.

Jacobs said 10 and Heights will have a variety of tenants like office spaces, medical offices, fitness-related businesses and other tenants that make the most sense for the property.

“Durham Row is a great property,” Jacobs said. “The vision is to build something more restaurant-centric. The vision is to fill the whole thing with restaurants. We have the ability to do that because of parking space.”"

  4. "The longstanding warehouse Party Boy at 1515 Studemont St. was a go-to for many locals to buy their party supplies. Soon it will be replaced by a mixed-use development that will bring the Heights more store outposts, dentists offices, restaurants and more.

Owned by Oxberry Group, the development will be called 10 and Heights, and is in the beginning stages of development."

Gary Mosley, who owns four restaurant-and-bar concepts in the Heights area, said he recently purchased the commercial property at 402 E. 20th St.

But the Heights resident said he does not plan to transform the location into another outpost operated by the Creek Group, which includes Onion Creek in the Heights, Cedar Creek in Shady Acres, Cactus Cove in Timbergrove and Canyon Creek in the Washington Avenue and Memorial Park area.

Mosley said he bought the 70-year-old property, which is located in a historic district designated by the City of Houston, in order to preserve it and possibly rent it out to another business.

"I’m not going to open up a Creek there," Mosley said. "There's just so much stuff going on, with people knocking down these historic buildings. The history that the Heights has, I’m just trying to do my part in preserving it."

The 11,220-square foot property at 402 E. 20th St. has been home to Heights Upholstery, an auto upholster, and is valued at $830,400 by the Harris County Appraisal District (HCAD). The one-story building measuring 2,784 square feet was constructed in 1950 as an auto service garage, according to HCAD.

The property had been owned since 1988 by Carmen Martinez. Mosley said she sold it because she wants to retire and move out of the city.
