Dallas' tech "brain gain" is second only to San Francisco, for every tech degree generated in the area there are over twice as many tech jobs being created at the same time, the region added 40,310 tech jobs over last 5 years while adding 17,750 tech degrees, a "brain gain" of 22,560, Dallas is adding tech degrees faster than any other region in the nation, growing 61% between 2011 to 2015, in jobs Dallas is 5th largest tech labor pool in the nation with a total tech labor force of 161,150; tech clients and tech graduates are both choosing to stay in Dallas, 08-01-17:
     
     
    Additionally, CNN Tech mentions about Dallas in their short list of the 8 leading cities for HQ2:

    "Dallas/Fort Worth earned a spot on the real estate group CBRE's rankings of the geographic locations with the most tech talent this year. While many cities are suffering a brain drain -- when locally educated workers move elsewhere -- Dallas was bested only by San Francisco in terms of attracting tech talent. Its cost of living is also significantly lower than other tech hotspots, such as San Francisco and New York."

    Something about 300ft and 42stories seems a bit off though. Those would be short 7 foot ceilings.haha.  42 should  be closer to 560ft like museum tower or cityplace.

     

    I think he is talking about width (50 feet) and depth (300 feet) of the 42 story tower, not its height.  As the renderings show the tower will be long, thin and tall, probably at least in the 560 foot height range.

     

    I'm very excited for this announcement that is for sure!  This 42 story tower would make a great addition not only to the Dallas skyline itself but to draw new skyscraper development to the City Hall area.  I think the developer is very serious about his proposals and has a great interest in enhancing Downtown Dallas.

  4. LOL! I just looked at that site, 6 of the "downtown districts" are on sides of downtown where there is no "successful park connection". So yeah.. That just blew a hole in your "downtown area" logic.

    I'm not sure there are any towers U/C in downtown Dallas. Uptown definitely has some sort of tall buildings going up. Not sure most of them qualify as a "tower", but that's a whole nother discussion..

    My statement of "Since you can't walk (in Downtown Houston) one block across a freeway via an imminently successful urban park to get from one dense district to another"  is completely on point. 

     

    My reference to walking one block was in response to your statement that the picture I posted was of Uptown, not Downtown.  

     

    Klyde Warren Park seamlessly connects Uptown to the Downtown districts south of it and only requires walking through the park to get from one to the other, roughly one very long city block.

     

    BTW, the picture is an excellent example of how the vibrant organic growth that is occurring in center city Dallas is melding together.  In that picture landmark buildings such as Museum Tower, Chase Tower, Trammel Crow Tower, 2100 Ross, etc. are part and parcel to the overall image.  It shows just how complete the melding of these districts has become.  The only thing separating those towers from all the ones in the foreground is Klyde Warren Park.

  5. I guess Houston should start calling everything inside the 610 loop "downtown".. :rolleyes:

    Google "downtown Dallas". The info graph at the top of the page clearly says this..

    "Downtown Dallas is the Central Business District (CBD) in DallasTexas USA, located in the geographic center of the city. The area termed "Downtown" has traditionally been defined as bounded by the downtown freeway loop: bounded on the east by I-345 (although known and signed as the northern terminus of I-45 and the southern terminus of US 75 (Central Expressway), on the west by I-35E, on the south by I-30, and on the north by Spur 366 (Woodall Rodgers Freeway)."

    And pardon me, but if I'm not mistaken that picture looks a heck of a lot like Uptown Dallas, not Downtown. Are there any towers U/C in Downtown?

     

    Houston can start calling whatever it wants to call downtown if you wish.  

     

    Since you can't walk one block across a freeway via an imminently successful urban park to get from one dense district to another then however many miles you want to throw into your definition of Downtown Houston is up to you.  

     

    If your definition of everything inside loop 610 is Downtown Houston then you better get into a car and be prepared to drive several miles.  LOL!

     

    Downtown Dallas is comprised of 15 districts, all walkable from one to the other if one wishes.  BIG, BIG DIFFERENCE!  

     

    Yes, there are towers under construction in Downtown Dallas - there are 23 towers under construction in Downtown Dallas with groundbreakings imminent for 9 more, 2 of those 9 imminent towers should start within the week which will bring the total count under construction to 25.  Almost all of the 23 (soon to be 25) have either just started or are only now just beginning to go vertical so within the next 12-18 months there will be an absolute sea of cranes soaring over center city Dallas.

     

    About the same time the cranes start disappearing from Downtown Houston/Midtown/Uptown.

  6. "Downtown Dallas" is comprised of 15 distinct districts.  Vibrant growth occurring in the city's center long ago spilled over the freeways to enlarge the scope of what is considered downtown.

     

    This has been the official definition of "Downtown Dallas" for some time now:

    Wall-to-wall density now stretches on both sides of Woodall Rodgers, growing more dense by the day.  There are no fewer than 23 new towers under construction in Downtown Dallas at this moment with another 9 towers with groundbreakings imminent.  

     

    The density just continues to increase and in this January '16 pic (courtesy of TexasStar on Dallas Metropolis) there are 8 or 9 towers under construction in just this tiny "slice" of Downtown Dallas, including 3 in the pic's foreground.  Another 2 towers are scheduled to break ground this week in the immediate foreground of the image (the two tower Union Dallas complex).

  7. What a cute little building.  But has it shrunk?  I thought it was supposed to be 20 stories.  This looks like it's only 19 stories.

     

     

    No, One Uptown has not shrunk in size.  Nor has it's incredible design changed from when it was announced.  

     

    That's a phenomenon happening in Houston.

     

    This project in downtown Houston keeps shrinking ... and shrinking .... what a cute shrinking little hotel!

  8. Not good there is a rickle effect.  Oil industry will have a domino effect.  JC Penny has been in a lot of trouble.  Dallas thinks the oil down fall will not hurt them.  IT WILL.!

    JC Penney's problems have absolutely nothing to do with Dallas (and absolutely nothing to do with the oil downturn that is hitting Houston so hard) but is an issue with retailing in general and certain ones in particular (i.e. Sears is another example).

  9. Well that's not a total disappointment then.. Though all the planned skyscrapers are dwindling away into high rises.. :/

    Still very confusing. No idea why that project is referred to as "JP Morgan Chase" when their offices are being built in Plano..

     

    There was no dwindling of the Downtown Dallas Chase project.  The 40-60 story placeholder was an estimate by me based on the very substantial number of apartments, hotel rooms, retail space, and parking that makes up the project.  The initial project announcement was in August 2015 with released renderings in October 2015 where the actual construction plan for twin towers was announced.  My early guess based on the substantial scale and scope with the August announcement, if contained in one tower, was just that.

     

    Concerning why Chase is building two very substantial projects simultaneously in Downtown Dallas and its suburb of Plano is because Chase has around 12,000 employees in Dallas and its immediate suburbs.  6,000 of those, primarily from offices scattered in various suburban locations, are planned to be relocated to the new one million square foot Chase campus to be built in Plano.  

     

    The Chase project for Downtown Dallas is not an office project but instead mixed use with hotel, apartments, retail, restaurant, and parking.  

     

    Chase will continue to occupy its space in the JPMorgan Chase Tower in Downtown Dallas and The Crescent.  Chase's Downtown Dallas presence is not a part of the Plano move or will only be negligibly affected.  

     

    A quote from Chase:

     

    "Chase officials say its several hundred workers in the downtown Chase Tower won’t be significantly impacted by the office moves to Plano from several suburban locations."

     

    Hope that helps clear up any confusion.

  10. The JP Morgan development in Downtown Dallas across from the Trammel Crow Center is a totally different project than the JP Morgan Chase campus going in Plano  :

    The Downtown Dallas JPMorgan development announcement contained so many apartments, condos, and parking that when initially announced it was speculated at the time the tower could reach 40 or more stories tall.  The 40-60 story estimate was made by me based on the information available at the time of the announcement which includes more than 350 apartments, a 227 room hotel, more than 30,000 square feet of retail and restaurant space, and more than 2,000 parking spaces. 

     

    If all of that were included in one building it would easily be more than 50 stories tall.

     

    Since the initial project announcement on 08-12-15, more details for the development along with renderings were released on 10-28-15.  The Downtown Dallas JPMorgan development will be twin 26 story towers instead of one very tall tower:

    The Downtown Dallas JPMorgan development is a totally different project than the Plano campus development.  The first portions in the Downtown Dallas development are scheduled to open the second half of 2017.

  11. I'm sure Harwood International will not let the FAA's initial response be the last word on their Forum towers .... they have too much clout and influence in the City and region.  

     

    The Perot site (which has UNLIMITED height available to it) is literally across Woodall Rodgers Freeway a block south from where Harwood Forum will rise.  I honestly think that the regional FAA office (which is based in Ft. Worth) may be letting regional rivalry influence them on some of this because the wording they used for their response was actually pretty awkward and almost hesitant as if to say "no, but if you really want it and push hard to get it it could happen".

     

    Yes, Craig Hall is emerging as a real player Downtown.  And Tim Headington's site next to Fountain Place may end up with something pretty spectacular as well.  And of course Perot's tower would be a solid addition.

    With a 33 and 30 story U/C and a 34 and 31 proposed as well as all the other 25 stories and under U/C this view is gonna look great in a year or so.

    That is a great picture that shows how dense the central core of Downtown Dallas is becoming. And with 21 towers now under construction and another 10 with groundbreakings imminent this same view will be killer in another 2 years. And if we get some of the "big boys" that are planned the cityscape for Downtown Dallas will reach a truly impressive level.

    I just updated the list of new towers for Downtown Dallas and the central core that are either under construction, with groundbreakings imminent and those that are planned.

    This list is purely new construction and does not include the dozens and dozens of older buildings in Downtown Dallas being repurposed into residential, hotel and upgraded office that is also currently underway. An article in today's Dallas Morning News spoke of the hotel boom underway in Downtown Dallas that is adding thousands of new rooms and many of those hotels are in older buildings that are now being renovated and upgraded.

    In my list I've catalogued all new construction projects of which I am aware. In the "Planned" section I have listed all announced projects without giving probability on actual construction (i.e. the Sarimsakci supertalls have been questioned by many - BUT he is following through on development of a couple of other projects in Downtown Dallas that people had voiced doubts over as well). The supertalls that probably have the best chance of development are the Perot Tower and the Harwood Forum towers, but who knows.

It up to 30 floors tops out to 49 floors with a crown.  The garage is toped out 2 floors underground, 10 above.  There will be a garden on top of the garage.  On the webcam you can see 5 more buildings under construction.  The Marriott Marquis on the right side it top out at 29 floors.  On the let hand side you see The Catalyst by Minute Maid Park it will be 28 floors.  Rental units that will opened last quarter 2016.  Please send some webcams of Dallas.   :)     

     

    I had taken a look at Hines' website last evening and it says it is 48 floors: http://www.609mainattexas.com/

     

    With 30 out of 48 done that is 63% complete.

     

    With that many floors completed so far it must have some tenants already lined up.  How much pre-leasing has occurred for 609 Main?

  14. Actually two sweeping arches will be seen on the second signature bridge once it is complete, in roughly another year.  The second arch will of course look just like the one in the image but on the opposite side of the bridge.  

     

    The second signature bridge is part of Interstate 30's remake heading into Downtown Dallas, which once completed will have about 22 or so lanes is what I believe I read on Dallas Metropolis awhile back.

  15. Forbes rated Houston number 1 as the fastest growing city 2015.  Austin number 2 and Dallas number 3, but that might include DFW.  You guys are tied at the hip.

     

    That is an old article from January of this year based on older data from 2014 and earlier.  A lot has happened since that data was collected, like a major oil plunge and all that goes with it, so datapoints collected for the article have lost relevance when looking at what is happening today. 

     

    Dallas at number 3 in the article is Dallas and its metro only; it does not include Ft. Worth/Arlington.

    Dallas has been leaving Ft. Worth in the dust for some time now.  Ft. Worth has a heavier dependence on energy, and is not as diversified as Dallas, and with the oil downturn Ft. Worth has been suffering.

     

    In the article Houston is listed as Houston-The Woodlands-Sugarland MSA.
