  1. I know first hand that the US-290 Corridor out to Cypress is a desirable place to live. However, I was wondering how the people who live in this area and have to commute anywhere inside the Beltway during normal working hours can maintain their sanity on the nightmare that is US-290? Do you carpool? Ride the bus? The situation on US-290 is not going to get any better for at least 5 years (before the Hempstead Tollroad is complete) and will most certainly get worse with all the growth out there. I know there are some initiatives to get businesses to locate out that direction but even then, you will have a lot of people still commuting to Downtown, the Galleria, and Greenway.

    In looking at the TranStar traffic data, US-290 is the first freeway to get congested in the morning around 6 am and the last freeway to clear out around 10 am!

    How the heck do you do it!!???

  2. To all you Northwest Area Experts,

    I was curious about the area off Eldridge around Tanner and W Little York. There is a pretty large cluster of beautiful homes in neighborhoods such as Twin Lakes, Lakes On Eldridge, Lakes on Eldridge North, Villages at Lakepoint, and a few others. In addition, this area is very accessible to Beltway 8, 290, and the Energy Corridor making it a very desirable location IMHO. The problem is the Cy-Fair schools zoned to these neighborhoods are less than desirable. I would imagine that

  3. Copperfield has been around awhile but it's still a great community zoned to some good schools with a lot of residents who care about their property and look out for one another. IMHO, it's one of the most affordable areas to live in Cy-Fair ISD that's still zoned to good schools unless you want to move waaayy out 290. The rezoned high school boundries should benefit Langham Creek HS once Cypress Lakes HS is built. Per my realtor, the best areas in Copperfield are the older, more established neighboorhoods as well as Westcreek.

  4. I have been watching the entire area N of IH-10 and S of 290 (especially S of FM-529) go downhill for the last five years or so. The smaller, cookie cutter neighborhoods scattered throughout the area just cannot sustain people who care about their property. I grew up in SW Houston and this area is starting to remind me of Alief 15 years ago when it started to turn nasty. The one exception is that there are not as many apartments but it is still in the midst of a rapid decline IMO. Just ask the administrators of Katy and Cy-Fair ISDs who are trying to figure out what to do with all the gangs and drugs that are penetraing their schools. Not new, just more prevalent.

  5. I am trying to get my mom moved from Alief into the Cy-Fair area closer to the rest of her family. I really like the established feel of some of the neighborhoods of Copperfield (W of SH-6, E of Barker-Cypress, N of FM-529, S of West Road). However, there are pockets in the area that seem to be run down, specifically, the Sommerall neighborhood and some parts of what's called Northmead Village (N of West Road).

    I know that any of these neighborhoods would be an improvement over Alief.

    We have found some homes in Copperfield in her price range ($125-140K) that seem to be in good neighborhoods but I am concerned that the run down areas will spread into these neighborhoods in the near future. I don't want to move her into a house that turns into Alief in 10 years.

    Any opinions or advice on this would be greatly appreciated.

  6. It is sad to see all the "Astroworld sucks, I'm glad its closing" sentiment on this board. Yes, Six Flags let Astroworld go. They didn't maintain it and they didn't market it. However, this is bad for Houston.

    First of all, 1500+ jobs are lost. Secondly, shouldn't we be asking why, in the 10th largest market in the US, they ignored one of their properties? Why are parks in places like Buffalo, St. Louis, and Oklahoma City remaining open? The real estate value of the property is only half the story. The US just doesn't view Houston as a place that people want to come visit. Disney here??!! Get real. Unfortunately, there will never be another major theme park bulit in Houston unless someone with local interests does it--and that's doubtful as well.

    Sad, very sad.
