Timnwendy 2
How is this place doing? Still hoppin? TimnWendy?Hi lock,As far as we can tell, it's still doing well. We haven't been there since that one visit. Some of my neighbors say it can still be very crowded during peak dining times.

Bunch of first timers are going out of curiosity it seems.I got an email from the Pearland Towncenter website that says it will partially reopen today. I haven't been over there yet to assess the damage from Ike.How was the damage, is it fully reopened?
Timnwendy 2
How was the damage, is it fully reopened?I don't think it suffered much damage from Ike, because everything that was open before Ike is open now, plus there have been many more grand openings. jaskerr 0
Ate at the WhichWich Sunday night, behind the new Denny's at the front of the Academy complex.Never eaten at one before, and it's a pretty cool concept. They weren't busy at all, but they were kinda slow getting our sandwiches done. Maybe time/training will fix that. Staff was very friendly though.Their House Chips are pretty darn tasty. Kinda like kettle-cooked Ruffles with seasoning on them.

sarahiki 83
I was in the neighborhood last night for the first time in months... I couldn't believe all the changes, particularly on the stretch of 518 between 288 and Southern Trails. It's exciting to see so many nice stores and restaurants there, great for all the residents. On the down side, headed back to 288 around 6:00 pm. (on a sunday!), it took 10-15 minutes to get through the lights. I sat through some of them probably 10 times. They REALLY need to address that situation; the traffic was completely crippled.
jaskerr 0
I agree, the traffic is terrible. We live off of Hwy. 6, so instead of going through the lights at 518 & 288, we exit at Southfork and take the backroads. As long as we don't need to go to both sides of 288, we save a lot of time.
Timnwendy 2
I estimate at least 75% of this problem is due to one light; it's the last one on 518 going eastbound just before you go under the 288 overpass. That light is on a 20 second timer, which is far too short to process the backlog of vehicles traveling eastbound. You probably saw the gridlock which frequently occurs behind it at the intersection of Business Center and 518.Why the city hasn't fixed this light yet, I don't know, but it's been on that 20 second timer ever since the towncenter opened. Is that a city traffic light or a TxDot traffic light? I remember seeing TxDot trucks repairing signals at 288 and 2234 after Ike.

I remember seeing TxDot trucks repairing signals at 288 and 2234 after Ike.The light timing has not been changed to help east bound traffic from 518 now that there is two malls on that side. It still favors traffic coming off 288 going east bound on 518, all they would need to do is to extend it about 10 secs as mentioned or shorten the left turn light going 288 south so the east bound traffic can get a few more seconds... bsienk 0
I honestly didn't realize there could be a difference in ownership. I guess I could call the city of Pearland and find out for sure. There's a box with a TxDot logo at the corner of 2234 and the 288 ramps. I believe that contains the controls for the traffic lights. I was thinking that a state highway interchange would probably be controlled by TxDot, but you never know. It would be worth calling the City of Pearland to see if they could arrange to coordinate, assuming that it is a TxDot signal.
Samsoner 1
Are they currently in the process of expanding 288 north of the Broadway/288 exit on the southbound side? Or is that a side road that they're working on?
Timnwendy 2
Are they currently in the process of expanding 288 north of the Broadway/288 exit on the southbound side? Or is that a side road that they're working on?They are not expanding the width of the highway; they are building feeder roads. The feeder roads will be on both the southbound and northbound sides of 288, but only between 518 and 2234.
bsienk 0
About the feeder roads and the 518 traffic light timing, see this from the Chronicle: http://blogs.chron.com/pearland/2008/12/si...elp_your_c.html"...The feeder road construction is expected to be complete in one year and will cost $10 million. TxDOT is funding half that amount. The City of Pearland will cover $2.5 million with the final $2.5 million paid for by the tax increment investment zone that includes Shadow Creek Ranch."Also, the traffic lights are controlled by TxDOT. The city is paying for a study which TxDOT requires before redoing the timing. This will be completed in January, after which the request to adjust the lights will be sent to TxDOT. neonurse97 0
I've shopped at this store on several occasions since it opened and I can't help but notice the lack of customers. I've been there on a Saturday around 12 noon and the store seemed a bit empty. I was there on a weekday around 11 am and I felt isolated. There were only a handful of customers in the entire store. The salespeople looked bored. I hope Dillards makes it because it's such a beautiful store.

Foot traffic/sales is/are down nation wide, as is evident by today's retail sales number. Dillard's, Macy's, or any other retailer is having trouble at the moment. It's a tough environment out there. I heard the female co-host of Morning Call (CNBC show) mention that she was in the Saks in NY yesterday and she couldn't help but notice how empty it was despite the "great" deals. Now if the NY Saks is empty then............. We all know that eating out is a tradition in TX and Pearland is low on the supply side for those type of venues. One can justify eating out more than they can justify getting another item of clothing. When hunger hits, you've had a long work week, and you don't feel like cooking, badda bing!! Anyway, I would expect Pearland's offering of mid-tier restaurants (i.e. chain) to thrive being that folks are cutting back on the higher end joints.
strickn 192
Some are saying that Dillards will be leaving Brazoria County's other and only indoor mall. I went and sat out by the side of the road in the middle of the county on Sunday afternoon listening to A Prairie Home Companion and saw about 500 cars headed north in the first hour. Quite something for a Southern Brazoria County area of 75,000 people total.
CoolBuddy06 15
I believe it's just January crunch hitting a little harder this year. As for the restaurants, they will feel just a liitle of this recession and only for a short period. Healthcare will feel nothing at all.

Pearland Guy 1
Arby's is & has been closed for quite some time. Seems the entire chain is in a downward spiral & with out much of a fan following. OTB closed & the restaurant is now home to Lupe Tortilla. OTB has made 3 or 4 attempts to enter Houston market & have failed miserably every time. Chain tex-mex has to bring their "A" game when entering Houston or they will fall be the wayside!
Highrise Tower 36336
HCA Healthcare Center for Clinical Advancement to train nurses in Pearland https://www.bizjournals.com/houston/news/2020/02/19/major-houston-health-care-system-building-pearland.html Quote HCA Houston Healthcare is building a facility in Pearland to provide ongoing clinical education and training for the health system's nearly 7,000 nurses. The HCA Healthcare Center for Clinical Advancement will span 48,400 square feet at Pearland Town Center, 11200 Broadway St., just west of state Highway 288, according to a press release. It will feature high-fidelity hospital simulation labs, connected classrooms and de-briefing rooms. The center is expected to open by early 2021. "Bringing the latest teaching technologies under one roof in a new, advanced facility is a major step in preparing our nurses to provide the highest level of care," Kelli Nations, chief nurse executive at HCA Houston Healthcare, said in the release. Depending on the service line and certification requirements, nurses might spend up to 22 weeks training at the center. The center will also serve as a hub for all HCA Houston Healthcare new-hire orientations and the division’s Leadership and Organizational Development training. The second floor of the facility will accommodate new-hire orientation for up to 250 employees, while clinical education will take place on the first floor. The goal of the facility is to standardize training across HCA Houston Healthcare's 13 Houston-area hospitals, outpatient surgery centers, freestanding emergency centers and freestanding diagnostic imaging facilities, per the release. “The HCA Healthcare Center for Clinical Advancement is a significant part of our strategic nursing plan to support and grow our nurses as the differentiator at our hospitals and other facilities,” Nations said. “It certainly helps us raise the bar for nursing care in Houston.” The project is already underway, but HCA Houston Healthcare officials will hold an official groundbreaking ceremony on Feb. 26. Chattanooga, Tennessee-based EMJ Construction is the general contractor, and the architecture firms on the project are Nashville, Tennessee-based Collaborative Studio and Omniplan, based in Dallas and Phoenix. Chattanooga-based real estate investment trust CBL Properties (NYSE: CBL) operates Pearland Town Center.
zaphod 520
It's good to see this living up to its original mixed use potential. I remember originally the Pearland Town Center was supposed to be the center of a bigger development but I guess that never worked out. How is the mall element doing these days?
