Price is now $199,500. Has it been reduced?

It is along side West Belt. Just build a good tall CMU (cinder block) wall and cover it with thick vines on both sides, install a tall and rushing waterfall in the front and back yards, perhaps add some new windows, and it will make a nice architect designed mod home. It has the best public schools in Houston and a very low price for the area. All the houses in Memorial Plaza and Bend within about 500' of the toll road have considerable noise. This one is probably a bit worse due to the intersection, but many others are almost as bad, yet bearable.

While a CMU wall and water features will assist in mitigating the noise issue of the near-by intersection, this location no doubt suffers from not the best fung shui (you don't have to be a devout follower of this practice to find value in some of it's criteria). And truthfully, the negitive fung shui aspects associated with the adjacent traffic can also be mitigated by water features, etc.

At 1995K this could be a steal...

There seems to be a number of houses for sale in this "block" all the sudden. A compact area that is suddenly selling always makes me wonder. Is it just time for a good turnover, or is something "going to happen" to this stretch of Memorial?

Nothing's going to happen to the block--at least not as long as the Lottery Winners are still in the Grey Monstrosity! LOL!! That horrible house....ugh......

Most of those houses are likely having maintenance issues because people haven't taken care of them in recent years--so they're selling them (and probably to builders). That one on the corner--I doubt it will get sold to a residential buyer. It's too bad, too! Nifty mod. Needs help, but nifty anyway. The one on the corner of Electra and Memorial sold and was recently treated for termites, and is now being re-painted--so at least that one is staying!

I checked up on the guy in the Gray Spook House. He is from Mexico and is into scrap metal. I guess that fits with the house.

That's interesting...I just call them Lottery Winners because it looks like something that would be built by former residents of a trailer :lol:

It goes to show you that one must be careful about buying in that neighborhood. Apparently the home owners associated does not have the wherewithal to enforce the deed restrictions or they do not have the restrictions to begin with.

versus other neighborhoods that are comprised almost entirely of houses like that... :blink:
