I went to the web site for this, I could only find what yall already posted.  My question is will this get built?

I think so. We have a new member who is working on this project. Just run a search for turnberry and you will find her post. She said a few things about it.

Ok I was bored so I just found it for you.

so far everything on turnberrty is very preliminary.. they are reducing it from 42 stories to 33 probably though. i just talked to my supervisor, and was instructed to not give too much information at this stage of developement. it's going to be really cool though!

Turnberry gets high on Houston with planned condo tower

A nationally known developer that has drawn attention for high-dollar condominium projects in markets such as Las Vegas and the Bahamas is moving forward with plans to build a luxury condo tower in the Galleria area.

Florida-based Turnberry Associates intends to build a high-rise condo project that could stand as tall as 42 stories just west of the Water Wall. The proposed site is just south of the Galleria on vacant land owned by Walton Street Capital LLC. Sources say Walton is a joint venture partner on the project, which will be located west of Post Oak Boulevard between Hidalgo and W. Alabama.

Yeah, I just read this story on the Turnberry, a 42 story condo wedged between the Galleria and Transco! Wow, if this project gets built I'm sure it won't have a problem selling in the $500s as mentioned in the article.

Following the success of its multiple Las Vegas high-rise residential projects, Turnberry Associates is purportedly looking at Houston as the location for its next high-rise condo project.

Specifically, rumor has it that Turnberry plans to build a high-rise condo project south of the Galleria, between Hidalgo and West Alabama on property owned by Walton Street Capital L.L.C.

The Florida-based company--with a $5 billion portfolio including residential, retail, hotel and office projects in Las Vegas, Nashville, Pittsburgh and throughout Florida--recently executed a lease for 1,500 square feet in the Lakes on Post Oak office building, at 3040 Post Oak in Houston.

While on Richmond on yesterday, I saw a rendering that looked similar to this project in an open lot just West of the Best Buy but east of Hidalgo Street there on Richmond. I was driving and couldn't get a really good look but I think it may have been the Turnberry building.

Does anyone know if that is the correct location of the project and if so, what is the status of groudbreaking?

If this project is a go...

Assuming that the proposed location stays the same and the school zoning boundaries will stay the same, the project will be zoned to (in Houston ISD):

* St. George Place Elementary School

Again, St. George Place and Briargrove will get a LOT of condo towers, which have few kids in the first place... which means that the towers will generate "free" tax revenue for HISD

How are you going to have a Hermes of Paris boutique, Bailey Banks and Biddle, and a Maggianos, or whatevr it is called, in a strip center?

If there is a town that will make that happen it will be Houston for sure. Dont despair.

orion- no

shamrock- no

monaco- no

2727 (address?) kirby- hopefully not but most likely not goin to get built

the huntingdon and the houstonian are the only high rises I know of (in this certain price range) that have ever been able to muster any sales

Both the Mark II and Mercer II are still planned.

The Mark II has a pre-sale office location in the Mark I building and the Mercer I recently refenced the parking garage as if they are getting ready to make a mess.

So i think those two are going to break ground this winter. :o

I always thought the "Mark II" was the initial name for what became the Mercer. Is that wrong?

Turnberry is a national player. If they want to build in Houston, they'll build. Not sure the market is there however...

The Mercer is the one that looks like a stained urinal north of Richmond between Sage and Rice.

The Mark is the one that look skeletal spine south of Richmond between Sage and McCue.

Oh, I know the difference between the Mark and the Mercer.

My question was, didn't the same group of investors build both? I thought that after the Mark was completed, they came together to produce what was originally called the Mark II but later the name changed to the Mercer.

Is this correct?
