ProHouston
Can anybody tell me about Missori City, such as- appreciation rates- school system- CrimeAny and all information greatlly appreciated! Not sure about appreciation rates, but the school system in the newer suburbs is Ft. Bend and is a good school district, though I don't have any stats on specific schools. Crime is surprisingly low. Most think it is high, but that part of town including Sugar Land has very low crime. Mo City is lower than Sugar Land though.
VicMan
Keep in mind that the Harris County portion of Missouri City is in Houston ISD (www.houstonisd.org) - The Fort Bend County portion is in Fort Bend ISD.If your desired house is in Fort Bend County, use this http://zonemaps.fortbend.k12.tx.us/edulog/...ry/WebQuery.jsp to check for the zoned schools. The schools zoned for the Harris County portion are as follows -*Inside Beltway 8: Gross Elementary School - http://es.houstonisd.org/grosses/*Outside Beltway 8: Bell Elementary School - http://es.houstonisd.org/belles/All of Harris County Missouri City is zoned to -* Welch Middle School - http://ms.houstonisd.org/welchms/* Westbury Middle School - http://hs.houstonisd.org/westburyhs/Profiles:* http://dept.houstonisd.org/profiles/Bell_ES.pdf* http://dept.houstonisd.org/profiles/Gross_ES.pdf* http://dept.houstonisd.org/profiles/Welch_MS.pdf* http://dept.houstonisd.org/profiles/Westbury_HS.pdfSo.. you may ask "How good are they?"We bashed Westbury High School to death in this thread: http://www.houstonarchitecture.info/haif/i...amp;hl=WestburyDespite the fact it has a new building, WHS is a rough school with little community support. I would stay away from Westbury High School.
stan the man
Despite the fact it has a new building, WHS is a rough school with little community support. I would stay away from Westbury High School.Yeah, it sure is. When I was at Dulles, our game at Westbury was my very first as the team's cameraman (because the head manager then was out of town at a Catholic retreat), and I would earn that spot for the remainder of my Dulles days.Just going back to Westbury gives you the impression of an academic trash dump, despite the refurbished look. My uncle went there. He does not want to go back. And Westbury should now be considered "Worstbury". There is a lot of crime and gangs, and my mother was surely glad to get the hell out of there. As for Missouri City in general, crime compared to Sugar Land is rather split. Missouri City has more violent crime than Sugar Land because of the neighborhoods in the northern and eastern portions of the city as compared to the greener pastures of the western and southern portions of the city. However, Sugar Land has more property crime than Mo City, but largely because of Town Square and First Colony Mall; the northern portions of Sugar Land where all the robberies have taken place have been in unincorporated areas north of New Territory and the Sugar Land Regional Airport. And compared to Sugar Land, Missouri City's FBISD schools are lower rated. The only recognized high school (and there are no exemplary ones), Clements, is in Sugar Land. By contrast, the only academically unacceptable school (Marshall High School) is located in northeast Missouri City. And virtually all of FBISD's exemplary schools are in Sugar Land and Richmond. VicMan
And virtually all of FBISD's exemplary schools are in Sugar Land and Richmond.Technically, all of them are in Sugar Land or in unincorporated areas with Richmond addresses. All of the city of Richmond is in Lamar Consolidated ISD. You can't really get a feel of a city off statistics. Some times statistics are over rated, from the most violent cities in America list Gary Indiana is worst than New York or Houston or Atlanta. ProHouston
Thanks - does anyone know what the appreciation rate is, whether it is going up or down, particularly Quail Valley?I don't know what it's doing now but I know a family that bought their house for about $105k in 2000 and sold it for about $130k-$135k last Spring.
