(PRN) Construction Begins on Houston Premium Outlets® PRNewswire-FirstCall Simon's Chelsea Division to Open Upscale Outlet Center in Spring 2008 - CYPRESS, Texas, March 15 /PRNewswire-FirstCall/ -- Simon Property Group, Inc. (NYSE: SPG) announced today that its Chelsea Property Group division began construction on Houston Premium Outlets®. The 430,000 square-foot outlet center will bring upscale outlet shopping to the Houston market.

The 75 acre property is located in northwest Houston off of U.S. Highway 290 between Mason Road and Fairfield Drive in Cypress , TX . The Roseland,

NJ- based Chelsea, a division of Simon, is the leader in the outlet industry based on its proven concept of Premium Outlet Shopping®. The center will be a single-level, village-style project with a Southwest architectural theme and will be the company's fourth Premium Outlet Center in Texas . Round Rock Premium Outlets and Rio Grande Valley Premium Outlets opened in the Lone Star State in 2006, joining Allen Premium Outlets.

Houston Premium Outlets will house 120 outlet stores and will feature high-quality designer and name brands serving the area's permanent population as well as visitors to the area.

"Our trademarked concept of Premium Outlet Shopping® differentiates Chelsea centers from other outlet centers and entertainment megamalls. We are confident that we will be bringing together an excellent mix of upscale and high quality merchants befitting this area's desirable demographics,"

Shoppers who seek the finest brands at outlet prices and desire a more upscale shopping atmosphere will appreciate the difference in what we will be bringing to the Houston metro area."

Houston Premium Outlets, scheduled to open spring 2008, will create approximately 800 to 1,000 quality jobs and is projected to generate millions of dollars in sales tax and real estate property tax revenue. To the east of this project, a 100 acre project, Fairfield Towne Center , is being developed by the Simon Community/Lifestyle Center Division. This 800,000 square foot project is slated to open fall 2008/spring 2009. Both projects combined will create over 1.2 million square feet of high quality retail space in this corridor.

now, if only the grand parkway section between i-45 and 290 would be completed. ;)

the one and only reason we have not shopped katy mills is because of the distance. i will be interested in shopping at this new outlet. even more so, if the grand parkway is built between i-45 and 290.

I like anything that will get the excess traffic away from Willowbrook. How fast can they get this thing done?!?!?!?

It will be completed right before the Christmas holiday shopping season.

The stores listed are better than the current stores at katy mills. it's definitely a good location for outlets. They won't have any problems with not having enough consumers. The area is saturated with new communities.

I think this outlet will pull from much more than the local community. I mean me and my friend will travel from here to the San Marcos outlets (we love Pottery Barn) a couple of times a year. Based on the selection of stores, this outlet will draw from all over the city and beyond.

The Northwest area could really use a Pottery Barn, Restoration Hardware, Z Gallerie, West Elm, Anthropologie etc..... You have to drive so far just to shop at these places.

No, I don't think so. Sorry for the confusion. I was just making the point that people will drive a really long way to go to an outlet with nice stores. Me and my friend driving from Houston to San Marcos for PB, for example. For that reason, I think that this outlet will draw from all over the city with the nice selection of stores it has, not just the northwest area.

The stores listed in this thread are MISLEADING. They are stores listed in premium outlets at round rock. So far, the tenants in houston premium outlets have not been decided. In other words, the list has not been released.

The stores listed are better than the current stores at katy mills. it's definitely a good location for outlets. They won't have any problems with not having enough consumers. The area is saturated with new communities.

I didn't copy them from the Round Rock list (I think Mr. Football did post the link from their site)

That list and article was from a business site and the numbers listed are for the main locations (of the future stores) in round rock the area. They didn't say that it was a list from the RR one.

The original link to the site plan that was provided at the top of this thread had store names included (not as a list, but as a label in each respective spot). Of course, that link doesn't work any more -- but it does suggest that at least some of the outlets have been determined.

I'm not sure if the list that was posted later matched it or not, but my guess is that it doesn't -- I specifically remember that the food court area had no labels on the site plan, and the list above includes some food court restaurants. Having said that, my impression is that the stores on the site plan were pretty similar to those in the list, so the list may be pretty good indication of the types of stores that will be here.

Assuming, of course, the site plan linked above wasn't pure fiction. :)

Sounds a lot like the outlet center up in the Poconos called "The Crossings".

It's a shame that outlet centers don't have more of a selection of food places. I wish I knew more about what they'd have in the way of eating.

I saw Eddie Bauer on the list. Aren't they closing?

The Eddie Bauer in Willowbrook just recently closed. I think Vintage Park will be getting one also. The funny thing is it's only 3 miles away from the mall.

There is an EB being added to Market Street in TW. I don't know what the big deal is about it though. They had it in Willowbrook forever.

Are you guys sure that this is going to be an outlet. Does Carolina Herrera have an outlet? Or Tumi, Burberry, etc... The Disney Store specifically noted that is was a Disney Outlet, but the other stores did not show any signs of being an outlet store. The tenant list is GREAT!!! About time! Is the list set for sure or is it just plans? Thanks.

Niche- If Cypress residents had control of all commercial development, it would look much different from all that NewQuest stuff. Do you honestly think they'd want to build cheap and generic looking retail everywhere? If they had an incentive to do so, they'd probably plan their development in such a way that blends construction with natural landscape, leaving a community that is aesthetically pleasing to look at when driving around . There is always a brilliant architectural style for any geographic place and culture. It's surprising that the residents, with all their collective money, just sit back and let their community remain a playground for corporate developers.

Also, independent, resident-owned businesses would probably not worry about higher operating costs so much, because they are investing in their community. Cypress consumers would be much more loyal to these businesses than to the generic tenants currently in place. If higher prices reduce the amount of space necessary, then that's definitely a plus. I would also rather pay the higher prices for the improved aesthetics, the local ownership (knowing the money will go back into the community), and hopefully the better quality and durability of products, basically places that don't attract large masses of consumers daily who think they got a good deal because the worthless product they bought was only 3 dollars.

So what architectual style blends in with prarie that woudl appeal to you? Maybe all the structures under ground, maybe hidden by fluffy clouds. I haven't been reading posts much lately, but I am glad to know you still have no basis in reality or how business works in this town.

It is also obvious you have never run a business nor know how one works. Unless you are a non-profilt, you are a for-profit company, hence you are in business to make money, not provide a sense of loyalty or awarness. These things do not pay bills. Also, any goods these local people would sale would be bought from the exact same distributor as the "national" guiy would, so in essdece you would be payign more for the exact same item, no difference in quality, other than an flase impression of one.

We're recent Fairfield homewoners and sad to see the hay farm go so quickly, but alas, such is the way of things. Now our biggest concern is the major traffic headache that will be Mason road in the not so distant future. Is there any plan to add an exit off of 290 for Fairfield Place? Wasn't there an exit off of 290 just past Mason prior to the recent construction?

It's going to be a nightmare for Fairfield residents (just like all those poor souls living off of Cypress-Rosehill now) just to get in and out of the neighborhood on the weekends!!! I guess the Mueschke-Schiel route into the back of Fairfield will become well travelled until the Grand Parkway interchange is built and Cypresswood and Cumberland whatever it is connect to GP on the west end of Fairfield. Any time line on that project, by the way?

I took 290 past FF everday before I moved...there was a Fairfield Place exit then going west before Mason reopened...

problem with Schiel is that the road is too small for legitimate traffic...I used to take that route sometimes coming from Hockley or going to Huffmeister and it's narrow...

how is the Fairhaven neighborhood coming in the back? Will Mason be extended to 2920 or whatever it's supposed to lead to?

Lack of legitimate throughfares will be FF's doom if they don't get the roads done fast
