I grew up in Park Place, and my Mother still lives there. My Dad built the house that she lives in in 1948. He passed away in 2000. She is 83 and considering selling the house. For a while, the civic club newsletter talked about a revitalization in that area. I don't see it - but I may not know what to look for. I DO know that there have been at least 4 new homes built in her section of Park Place (the River Drive section) in the past two years or so. Just wondering - because the people interested in her house are not offering very much according to what is listed on HAR.

PapillionWyngs, I live near Park Place in Glenbrook. There has been some revitalization in the area since I've moved in 6 years ago. Will it ever look like a suburb, no. But the civic clubs are working hard to enforce restrictions that in many area seemed to be ignored. And a new Chamber of Commerce was just formed for the area to help improve residential and business in the area.

There are plans like street improvements/beautification on Bellfort, Broadway & Telephone. But I don't know if any of these improvements and their impacts will come soon enough for property you are looking to sell within the next year.

i also currently live in the area (park place/santa rosa area), and to echo what was said above, there are some plans, but they are slow-moving. in addition to proposed street improvements, there is that new retail area near the intersection of telephone and park place, next to the santa rosa theater (but there's only one tenant thus far!), and a few new homes popping up.

unfortunately, especially on my end, there are ALOT of property owners who shouldn't be property owners (from houses to retail) which will continue to impair positive growth in the area.

the area seems to be holding its own. i don't see a lot of abandoned buildings- just a lot of thriving hispanic and asian businesses in a generally nice little working class neighborhood. i don't think it will ever turn into the heights (too bad since there are a lot of nice old bungalows hidden in park place) but I think values have been increasing along the lines of other nearby neighborhoods. of course, there are some "splotchy" neighbors mixed in - but that comes in houston when deed restrictions lapse.

I think the new home construction is a good sign. i have seen a few popup on vacant lots in other parts of park place. there was also some discussion of developing about 10 houses on findlay (finday court - near the bayou) a few years ago but i haven't heard anything about it in a while (and i haven't driven back there in a long time to see if anything has happened)

and then you have Gulfgate which you can barely get into the parking lot it's so crowded. I think park place will do fine.

as far as your home pricing, i would say the pricing depends more on exactly where the house is located within ppcc and the condition it's in. if it's near i-45 that may hold it down.....the closer to the bayou/golf course/river dr the better.

Well, it is near the freeway. The bayou runs in back of it, and you can see the golf course from her back yard.

Park Place has shiny new school buildings serving it. Unfortunately, the zoned high school did not meet NCLB's AYP in spring 2006 (I do not know why it failed to meet AYP)

The Burger Haus on Park Place Blvd. Is it gone and when did they leave? They served some of the biggest, juiciest burgers this side of the Grand Canyon!

Also, can you recall when the HPD Substation was on Park Place? there was a small police shop nearby where you could buy just about anything under the sun. Even books on how to incite a riot! Serious. Shocking by todays standards. You could buy helmets to wear in riots and books on how to make molotov cocktails, quite bizarre. That must have been in early 80's?

I guess Burger Haus lost its faithful followers after all the regulars fled for the burbs. Man, what was it? some kind of exodus to get away from inner Houston? Sure seemed like it. Egad!

That makes me wonder of another mystery of that spot across from the Santa Rosa Theater. It seemed to have a Swiss chalet or European Village theme/motif to it. All of those businesses in a row. There has been tons of insite of the theater but no one mentions of the years that strip of places was built and why it had that peculiar them. Even now it has that little village appearance although a bit run down and now sleazy bars and junk. Just a thought. PS that Mrs Baird's Bread shoppe on the corner has been there for decades! Always fresh it was.

thank god, my family moved out to the burbs when I was about 13. I would have been going to Jones High School. yikes!

I had enough fun at Deady Jr High being punched around. So don't be hating on us flighters we had our own reasons. I think my mom sold our little home to about 2 households of immigrants.

Thats right it was of German Theme! Like the one my old friend worked at on Telephone Road near the present Harley Motorcycle Business. So its now in Webster?! Wow!

I also "unwillingly of course" had to go to Deady but only for the summer. It was like the Blackboard Jungle and that was around 76? It was mostly Mexican/American & and Anglo kids then. Seemed like weed aroma was everywhere even then! A miracle if any one survived that nut house.

I think that would have been Brookline Elementary? If true it was over by Brookline Park near Pine Valley off Griggs. Just guessing. It hit the skids around that time too.

I used to feel sorry for the teachers at Deady Jr. High too. Like a Timex watch, they would take a lickin but kept on tickin!

Sun Sai Gai was really good and clean and very inexpensive. Perfect for hang overs after a few years they got less and less clean and the place got just nasty so everyone stopped going. The owners bought up several of those large (big porched homes) just behind the restuarant. All good things must end I guess. It was great while it lasted.

Park Place baptist. I went to the boy scout troop based there for a couple of years.

I know these type of circle traffic flow deals have been discussed several times on this forum, this one in particular has always had bad accidents as long as I can remember. I hate having to end up at that spot and going through it. Was always hellish now just added cell phone usage as you pass through.

Since we are nearby in proximity of the DPS facility/station on Dover street, what is that nabe called? Is it considered part of Park Place?

There are numerous rare craftsman style homes in that old hood can even see them from 45 as you enter 610 interchange.

Wow after all these years! They (DPS) finally moved. The old spot was so inadequate. The Fire Marshall must or should have issued that joint fines for crowding so many into that outdated shack.

That area must be a very old section of the city. I do not recall anyone ever bringing it up on Haif? Check out the craftsman homes one pleasant evening. They must date to the 1910-20's? I bet Isuredid can find some good maps and stories on this nabe.

park place was platted in 1911

it incorporated in 1912 and was an independent municipality until it was annexed by houston in 1929.

the old city hall and fire station used to be where park place methodist church sits today.

charlton park is named after the only mayor of park place.

I remember suicide circle, by the florist. Not exactly a good thing to have right by the driver's license place. I got my dr.license there, the circle wasn't part of the test. You're right, there are some neat old bungalows over by the DPS. They still catch my eye when heading north on 45. So do the little 1960's apts.I went to Sunday school when I was little bitty at the Methodist church. Surprised it's still untouched. I remember the apartments down the street, (on Pk. Place)towards Old Galveston rd. on the rt.They caught my eye, even when little, because you drove "down" the drive to enter them. Has anyone mentioned the original Kolache Shoppe. Right off Park Place, north on Telephone, on left. Burger Chef, on Reveille, a quick spin on those tall orange "bar stools" was fun while dad was ordering.

Wow you were able to capture some of the coolest brick modern homes in Houston! (your last set of photos) They are near where Telephone/Reveille/Bellfort meet, I am sure.

and that was the Pharmacy that had the barstools and old soda fountain. Has anyone ever walked in side of that HUGE Methodist church? I often wondered what it was like inside especially in the 1950's? I better do some research before it gets bulldozed for another taqueria addition.

Wonder if they let you take a peek inside? I will call. I do not think Haif has any past stories of it. Looks like a perfect spot for a movie shoot.

Yeah, that's the neighborhood I was talking about in the last post of "Meadowbrook Arches", Charleton Park, hood behind that Italian restaurant "Dante's" with the flame logo, Oyster Bar rest. next door. Lots are large, I'm guessing 1940's when most homes built there. You always find those sloping lands around the bayous. I'm pretty sure that's still Park Place.

The Burger Haus on Park Place Blvd. Is it gone and when did they leave? They served some of the biggest, juiciest burgers this side of the Grand Canyon!

You are right about them having the best burgers around. Sometime in the late 80s they changed owners and started going downhill. In the early 90s they changed names to The Park Place Grill for a couple of years and then finally closed permanantly. The building is still empty.

on the gulfgate pic, you can see on rt. of mall where plum creek flows, on left, where movie theater, carousel motel, & peppermint park would soon be located.

If you look at the 1948 photo of 45 @ Telephone Road, the homes in the background are still there! I still do not understand why they dug below street level to create this overpass. Bad idea. Has flooded over and over again, not to mention 18 wheeler's getting jambed as they pass under. It was so common for everyone to say "Hey there's another truck stuck under the overpass". Let's just cross our finger's they don't paint the columns bright pastels ie; Wayside intersection. As mentioned before this whole section needs to be rebuilt NEW.

Back to Park Place topic, I wonder if there are records to show how many fatalities have occured as a result of the bad planning of that circle. Its worse now with the tall palms and oleander to hide or blind drivers as they pass through? Greater East End Management added that several years ago. Though meant in best of intentions, it has double the dangerous maze. Better have a rabbit's foot as you enter.

Do you really think it's worse now than it was before they installed traffic lights? I was relieved when they installed them -- geez I can't remember how many years ago that was, maybe 20? But I knew lots of people, including myself, who were in wrecks before the lights, but I thought it was better know. Anyone know?

The original circle had no stop signs, no traffic lights. THAT WAS DANGEROUS! I gre up out there, and where they are talking about behind ex-Dante's, etc., that is Park Place. My Mother lives on River Drive.

They way people run the lights is what creates extra havoc. Maybe Suicide Circle isn't such a bad rename idea. I avoid it like the plague.
