So this Davis tower is on the corner of Post Oak and San Felipe, right were the Whole Foods is supposed to go?

And you know...I wonder if part of the reason BLVD Place hasn't taken off faster is because all the changes to the plan has created a lot of uncertainty for companies thinking about renting space.

No, not at Post Oak and San Felipe. From the renderings this new tower looks to be adjacent to the (still to be demolished?) existing building that previously housed Hermes. The location is basically right smack in the middle of BLVD Place on Post Oak. That's why I speculated the Whole Foods site may still be a go.

per the Astoria website, Randall is using Whole Foods as a selling point:

"A newly planned Whole Foods market..."

Looking at the map I think there could be several things going on. I agree with Lockmat on the location, this is right where building 4 of BLVD Place is. So maybe they decided to scale back and sell (or are in the process of selling) that part of the development.

Less likely would be squeezing the astoria between the existing BLVD place (building 6) and building 4...would be very ambitious seeing as it is pulling teeth to get anything going in the first place but I can be hopeful I suppose!

Sounds like there is a demand, considering how close it was just 3 years ago that the Titan was cancelled. He always said that if things picked up, he would like to get that back on the schedule again and bring back the TItan.

The condo on Skylark could still co-exist. It's like a second construction boom we had from the early 2000's.

So potentially, we could have 5 cranes in the Uptown area at once.

I love the building design but i am sad if they put this tower on the site in the center of the blvd place construction site. I just don't get that yesterday I receive a email about pre leasing offices and now this i just want more information from wulfe and company i wish this tower would be where the other apartment building was going to be.

What's your issue with Randall Davis? Sure he had a couple proposed projects that did not happen. Show me a developer for whom that is not the case. You listed two that did not happen. How about a list of his projects that have happened? Here's a

I listed the most recent two that I can think of in Houston that were cancelled back to back.

Everything else is pre-2008 was built.

hmmmm.... Why do you suppose his pre-2008 projects happened, but he had two back-to-back 2008 and after that didn't happen? Do you think it MIGHT have more to do with the economy than with Randall Davis?

I couldn't read the entire article because it was behind a paywall -- I knew he didn't have funding from the part of the article that I could read but if you don't have funding OR a site picked out why even announce the damn thing! And why on heaven's earth would you produce renderings showing your tower placed on someone else's property

Maybe Pumapayam is right about Randall Davis...

Likely a thread to be moved to the Astoria, but RD does all this stuff to build interest and get a percent of presales done, so once he meets his quota, he can get approved for financing for construction.

Presentation is key.

When he promoted the Titan, he had to return all the deposits when it was cancelled, so it's a gamble, but if enough people commit, it will happen.

What fool would drop deposit money down on a condo without knowing what property it's going to sit on!? I understand presentation and all but I'd think knowing the location of the tower and what the possible views/adjacent buildings were etc. might be kinda important (you think?). I suspect he's announcing now (with no property and no funding) simply to discourage other developers from going forward with their competing projects.

It's just interesting that this was the one project that gave everybody hope during the downturn that things were still going to happen. Now that things have turned a corner here in Houston and buildings are going up left and right - this project seems to have hit a wall.

I don't know if this means anything, but the next buildings planned to break ground are 1 and 2. 1 is listed on blvdplace.com to have 81,000 sqf of and 2 is listed to have 53k sqt. But Colliers is marketing 45k sqf for building 1 and 27k sqf for 2. Does that mean the rest of the space has been preleased?

(FWIW, Colvill is not the same as Colliers.)

It appears that the total square footage for the buildings includes both retail and office space and that Colvill is marketing just the office space.

My guess is this project is too big in its current state to get the massive capital that it needs to begin construction. The credit markets have somewhat thawed but banks are still gun shy about loaning the big money for these huge mixed-use projects.

Ed Wulfe would be smart to break this project up into stand alone phases and piecemeal it. This can be successfully done and still keep the overall vision of the project, a vision that I've never been totally captivated by to begin with. The current vision is similar to "Uptown Park" but I think it should be more like "City Centre"!

On Wednesday I noticed that there were some surveyors at the condo tower site at the corner of S. Post Oak and San Felipe, and along Sky Lark Ln., right in front of where that last remaining house used to stand, there is a variance request sign. I'll be driving by it later today. I'll post exactly what it says when I get home.

Also, there are some guys in the middle of the site right now doing something. Can't tell exactly what, but they are the first people I've seen there in months:

I drove down S Post Oak Lane tonight, and I could swear there was a new fence up around the old Pavilions including yellow "caution" tape... I only drive back there about once a month, so this could be old news.

Also, does anyone know what Michael's church is doing with the back half of their property? New building?

Yesterday they coned off the Pavilion and have spent the past two days working on removing the decorative shrubbery from around the front of the building. I saw them earlier today loading a sculpted bush into the back of a pickup. Hopefully this means they are preparing to finally tear that thing down.

Looks like they are indeed preparing the area for demo work. A truck is there right now loaded with what looks like chain link fences:

Personally, I'd like to go over and as if they'd let me like throw a brick through a window or something as they are starting demo work, 'cause I mean, when else would you get the chance to smash the front window to a store and not get arrested? ;)

I looked at the plan; this will be on their existing land; the track will be where the baseball field is, it doesn't go all the way to S. Post Oak.

That was meant to be in response to Skyline's question about the work on the St. Michael property. When the capital campaign was kicked off a few years back the church looked into purchasing the lot directly behind the ball field and adjacent to S. Post Oak. Apparently, the owner was willing to sell, but wanted upwards of $7 mil. Not sure if Wolfe owned it at that time or not.

Yes!!! went by there just now and there is indeed a chain link fence encasing the entire old complex...so looks like this is being torn ASAP!!! AWESOME!!!

Thanks a bunch for the pics! I walked by last week and the progress wasn't as evident, so I kinda despaired about whether it would happen or not.

I think highly of Mr. Wulfe. Hope he hits a home run with this next phase ...

The thing that gets me about that is that they say "...located at the intersection of Sky Lark and Post Oak Lanes..."

Why not say the intersection of Post Oak Lane and San Felipe? Nobody knows Sky Lark, and everyone knows San Felipe.

But I take it that's the new design of the residential tower. Certainly not as nice as the original. :/

I believe it means they're looking for people willing help to finance it through a loan (debt) and cash (partner equity.) Basically advertising investment opportunity.

But yeah, this building is... not a looker.

Actually, after looking over their website, it looks like it means they have the partner equity already, but are looking for the debt financing.
