I'm usually pretty familiar with projects going on around town, but I just today came across this gem, which I had no idea about, and had a laugh because it looks a bit foolish...and come to find out its an Irving Phillips. Anyone know any additional info on this one (who's developing it?, etc.)? Construction is 'supposed' to begin sometime soon. I do remember seeing a marketing sign a while back in that area for a mid-rise called The Point, but never heard anything else about that one.

The following is what I found from Prime Texas Properties...

"Sophisticated,contemporary (22unit) Mid-Rise approx. 1mile North of downtown. Designed by Irving Phillips. On a hilltop park setting looking over White Oak Bayou w/spectacular skyline views! Bike&hike trials along the waters' banks. All Steele&Concrete construction to beging Feb'06. Square Ft includes 404ft balcony. This is front unit w/views spectacular views of downtown to the south. Estimated time of completion for the building should be first quarter of 2007. Building's pool area w/views of downtown"

Sorry, no additional info here but I do hope it gets built. The design is odd with the big void in the middle. Seems like a huge waste of space but it would definitely be a landmark building for years to come.

They could plant a jungle in the void and have it provide oxygen to the residents, sort of a smog purification feature, "sustainable and green" architecture and all that.

This project first came up 2 to 2.5 years ago. At the time it was listed on har.com but quietly went away. Ironically, it would probably have a better chance now because of the new construction going just off of north Main.

I need to correct my previous post. These are listed on har.com.

This is different. Looks pricy though! If I had 750K, I wouldn't want to live right on a highway!!

do you thin they will sell?

I like the design a lot. Its imaginative and unique, plus it fits the site in a well-thought out way. Perhaps there's a niche market out there, and I hope it does get built, but that price is not going to make it easy.

As much as I like it, I'm sure the developer paid a 'view premium' for the land, and that building won't come cheap. I can't imagine their margins being significant at all at the end of the day, and that's even after taking a big risk with the uniqueness factor. Not a good financial deal, but I'll sure appreciate the building.

I just saw the sign for this last night. The map is wrong. It is just to the WEST of I-45 on Quitman. It is on a bluff overlooking the wooded area next to White Oak Bayou.

Kind of spooky at night, I must say, but the view is probably spectacular.

When I go into har. Most those units have pending on them or is it pending sale PS. Cant remember.

One of the lots was for sale for $200,000. If you are facing the construction it was the perfect lot closer to

I-45. It had a house on it when I looked at it. This is quite pricey. I just put money down on a new townhouse on Washington instead.

102 Quitman is zoned to the following Houston ISD schools:

* Ketelsen Elementary School - http://es.houstonisd.org/ketelsenes/

* Marshall Middle School - http://es.houstonisd.org/marshallms/

* Davis High School - http://hs.houstonisd.org/davishs/

Here's a note - Ketelsen was established in fall 2002 as a merger between Lamar Elementary School and Lee Elementary School - Both Lee and Lamar closed spring 2002, and Ketelsen was opened in fall 2002.

Remember: If you aren't satisfied with your zoned schools, you can transfer your kids into other schools.

Construction has started on this project.....you can see it if youre going south on 45 into downtown and take the Quitman exit - it's on the right overlooking downtown and White Oak bayou...

I've been seeing driving by this for weeks and finally went over today after work to get a peek. I then realized it was The Point. This is the backside from the top of the hill. I couldn't get a shot of the front due to traffic but I'm sure many of you pass by it just inside the NW crotch of 10 and 45.
