Not sure what this will be but there is a 2 story office building there now.

There is not a two-story building on the properties for the proposed replat. El Tiempo Cantina, the parking lot, and the storage behind it are the only structures on the property.

The address is the same as El Tiempo Cantina: 3130 Richmond Ave.

There is more about the partial replat of this property that's up for consideration at this month's Houston Planning Commission meeting. This is the site of El Tiempo Cantina at 3130 Richmond Ave.

From the documents submitted with the partial replat:

"The property is located along Richmond Avenue and Colquitt Street, east of Audley Street. The purpose of the replat is to create one unrestricted reserve and revise the building line."

According to EYF STNL's website, the Houston-based company specializes in "investment and development strategies for retail and service businesses, shopping center, portfolio acquisitions and turn-key build to suit services." El Tiempo Cantina in Upper Kirby (3130 Richmond Ave) is one of their properties.

For you monolings out there, that is "time for a new sidewalk?"

Also, for us bilingual/ trilingual thats don't speak Spanish 😂

Side note, is there a reason for the replat? Are they going to rebuild this location?

I don't think so. I think the replat is to combine the five parcels into one. The language from documents submitted to the planning commission seems to back it up.

Still, I could be way off base. I suppose time will tell.

What does "NNN" mean?

What Is an Absolute NNN Lease?

An absolute NNN lease, also known as a bondable lease, is an agreement between a commercial property owner and a tenant, in which the tenant is responsible for not only monthly rent of the building, but also all the expenses of that property as well. Absolute NNN leases hold the tenant responsible for:

  • Monthly Rent
  • Insurance Premiums
  • Property Taxes
  • Building Maintenance and Repairs (Including the structure and roof)

"The original El Tiempo Cantina, an important venue in the historical evolution of Houston’s Tex-Mex food, has been sold.

With a long-term lease, the restaurant operators, part of the Laurenzo family, will continue to prepare fajitas, enchiladas and margaritas at the restaurants, 3130 Richmond Avenue in Houston’s Upper Kirby area."
