Demolition is scheduled to begin this week at the southeast corner of West Fifth and Colorado Streets in downtown Austin, clearing several buildings for the construction of a 47-floor residential and office tower developed by Texas private equity firm Stonelake Capital Partners. The project, at the moment known simply by its address at 415 Colorado, will contain approximately 328 apartment units located above 110,000 square feet of office space in a 640-foot tower designed by the Houston-based firm Ziegler Cooper Architects — best known around here for the look of the nearby Austonian condo tower, which features a similar crown.

Is anyone keeping count of how many apartment units are under construction in downtown Austin (and how many there are currently)?

I couldn’t find anything recent regarding this so I did the math.

Currently there are 13 buildings with residential units under construction Downtown. Of those, 9 are multifamily and 4 are condominiums.

3,443 multifamily units U/C

772 condos U/C

4,215 total U/C

@Houston19514 State of Downtown Austin 2022 indicates there’s 13,648 residents and 9,447 residential units, released May 2022. Between the release and now 1,065 units have been added bringing the total to 10,512.

Thank you.  So , within a period of 2-3 years, they will have increased the supply by 56%!   And there are at least 1,400 additional in the "proposed" category -- another 14.8%!

Also from the State of Downtown Austin 2022, downtown Austin absorbed almost 550 residential units in the period 2nd Q 2021 through 1st Q 2022. Sounds great!. But at that rate, it would take more than 7 1/2 years to absorb the units under construction; more than 12 years to absorb the number delivered since that report, those under construction and the 1,400 known to be currently proposed.
